    Q. I got pre approved for a mortgage made an offer on house it was accepted can the mortgage company change their mind?


    If you have a commitment from the lender, then they cannot just change their mind unless they found something wrong with your application (i.e. undisclosed credits, wrong information on income source, different source of down payment as what was presented initially) . If you do not have a written commitment from the lender and you only have a verbal commitment, it may be difficult to bring them to court. The way we do pre-approval is like getting a real mortgage - submit all relevant documents up front and get the lender give us a mortgage commitment good for x-days. This assumes that your financial condition would be the same or better when the mortgage application with a property is submitted.

    Q. Ever heard of buyer, broker, and lawyer going to bank to get loan approval?

    This is odd question. would a bank changed their mind if the buyer, and their lawyer and broker try to influence them to a mortgage commitment. have you heard of this. i am in a mortgage limbo and was told that my buyer (and their lawyer and broker) of my house were going into a meeting with the bank to see where they are at. i had extended the mortgage contingency twice and now they are officially off contract. what is going on here. is this unusual?

    No this is not usual. At least I have never heard of this and I've been an agent for a fair amount of years. What ever the problem is, you deserve and have the right to know what is going on. ask and find out what is going on and if you don't get a satisfactory answer then you may want to put the house back on the market.

    I was approved, commitment letter and all and the day before closing claimed he couldn't do it. nothing changed, just their mind. the a.g. office in ma said it was bank fraud but i need a lawyer to sue the company. please help if you can!!!! thanks.

    Which part of them deciding they didn't want to fund your loan was fraud? They are under NO obligation to fund your loan. What was the attorney generals explanation for this being bank fraud?
