MN is not the mid west. I would not recommend MN personally, the incomes are so low that the rent is pathetic. However, you have to pay cash, but you can buy whatever you want. You hire a RE agent to manage the properties. You willl NOT be able to obtain a visa because of them. The taxes on you will be really high, so you need something that is 50% cash flow.
