What does it mean when you are buying a house as is and their are issues with the appraisal. The loan offer said I had the conditional loan. What if the seller does not want to fix the issues with the house. Thank you for your help.

Few banks including the Canadians finance investment properties abroad, unless your name is Donald Trump or Warren Buffet. So you are more likely the find a local American bank willing to finance that venture. However, your credit rating and your annual income stream would have to conform to American standards. Because there is an added risk with an investor residing abroad, the bank may also ask for a higher down-payment and/or higher interest rate.

We are in the process of dealing with first canadian finance. we did send them money and are waiting for response. what i'm wondering if there is anyone out there that has gotten the money that they were looking for from first canadian finance.

Hi, Actually we are in exactly the same spot as you are. Unfortunately we have been dealing with them for the last 3 weeks. It started out with us sending money since we were approved and then it went to the fact that for some reason they "Red Flagged" my file because they thought that there may be identity theft with my file. Apparently I didn't fill out the paper work properly, in regards to my liabilities. Anyways, before I did that I got my husband to apply, and of course was approved. So basically we both sent money and then since I was red flagged, his file had put a stop on it. So now, we were told that they would have to send back my money and then we would have to re-open another file, but only after I had received my check in the mail. Well they sent my check in the mail and it should've been here by now. Hmmmmm, have they been returning my call........no flippin way. So basically I have been calling and leaving a bunch of messages with no response. Now I am reporting them to the BBB and as well as any other place I can possibly think of. So basically I don't know what to tell you except that this truely sucks!! Sorry I couldn't let you know before you sent the money :(

Loan company from toronto that asks for 10% of the loan upfront. doesnt seem to exist from the directory of first canadian place.

Yes I dealt with them. I think I got scammed. Waiting for my security(10% of loan amount) to be returned but guess what? I didn't recieve it. Now today when I called all the phone lines are no longer in service. THEY STEAL YOUR MONEY and give you nothing.

I cannot answer your last question. I will, however, point out that as a borrower, you would be in a much different position than a lender (saver). You do not have to be nearly as concerned with how well the bank is run -- after all , it's not that the bank has YOUR money, it's that YOU have the BANK's money. What's the worst case? The bank goes under and there's a week or two until you send the payments to a new address.

I heard that it's very difficult to have a mortgage on a home on-reserve because the canadian federal government owns the land/home, which is one factor that kind of perpetuates the poor housing situation as people cannot buy a house on their own. can anyone expand on this? please correct me if i'm wrong.

its true somewhat. now if you contact DIA on your own you can find the department that deals with that. if your council is educated you can also sign some land to them and get a loan . if not i would go through DIA since they do this sort of thing often or rarely
