    Hello. The answer to your question is yes. You can make appointments and sit down with as many banks as you like for a mortgage , your credit may be checked many times but the credit bureau is aware that people shop for a mortgage rate and take that into consideration when seeing all the credit checks. As a Mortgage Agent my job is to do exactly that for my customers, I have access to all the major lenders and even the smaller lenders that have better rates because their names are not as well known. I pull only one credit bureau and with that bureau I can shop the mortgage to all the lenders to find a lender that has the best rate and the best product for your particular situation. I do all the running around and I do not charge my clients for my services.     Q. Can we refinance mortgage into only one spouse's name? please help...thanks!?

    My husband and i have a current mortgage and 2nd mortgage in both of our names. i am now a stay-at-home mom with no income. my husband has good credit and a decent income. i think he would qualify loan-to-income ratio wise. i have ok credit and a lot of credit card debt (in my name only) which is how i paid for college. is there any reason we can't refinance both mortages into one in his name only? i plan to start my own business and would like to keep my debt down as much as possible. is this a feasible/good idea? if so, would i have to quitclaim the house to him before we apply for the mortgage loan? would we need to explain to the bank why we are doing this or would it matter? thanks for your help.

    I was in the same exact position you are about 3 years ago...and yes, my husband refinanced in his name alone....We both still remain on the deed. The mortgage company (Wells Fargo) actually suggested this since my credit was not as good as my husbands, and he could qualify for a lower rate. This is not as uncommon as you think and can be done easily as long as your husband makes enough to cover the mortgage. But PLEASE!!!!....Make sure your name remains on the deed!!!!

    I applied for a home equity line of credit and i was turned down even though i have a 781 credit score, i work 14 yr on the job and i won two somall business and my 4 homes have no mortage on them. ( i pay cash). what got me was the report from the credit bureas was i asked for too many credit cards in a short period. i dont have long credit history. one is i did ask for 4 more card and got them in a year because i have to llc business and i needed them. on my credit report it saids i have a 23 yr credit history. my credit report said whats hurting me is i dont have any mortages? what would you do??

    The bank said you asked for too many credit cards in a short period? To me it would look like you're scrambling for funds. 4 CCs and a home equity line of credit? If you maxed all the CCs out and the LOC, would you be able to afford all of the payments? My guess is the bank thought not. If they look at your total credit limits in comparison to your income, that can be a turn off having too much available credit. If you don't need the LOC I would ignore it. Otherwise I would apply somewhere else and see what they say. If both turn me down for the same reason, I would ask if closing a credit card would change their minds.

    I would guess you might have to quit claim first but I am no lawyer. I would just go to the mortgage company and ask or call them. But quit claiming on the property would place you in a bad situation if there ever was a divorce. You would have no rights to the house at all. My husband signed one after we split up. I was the only one working anyway. We were owner financed by his step father so it wasn't a problem for me to pay off the house and get the deed in my name.

    You can put the mortgage only in your husbands name. As long as his credit score and income are both good enough to support it, the bank will have no problem with that. The bank will likely ask why you're not both on the loan (thinking that in most cases it's best to both be on it), but it really won't be an issue... a quick explaination will be plenty, or you could simply say 'This is the way we prefer to do it.' They won't pry further. You can both keep your names on the title of the house, that won't be an issue.
