    All approvals from the lenders come with some conditions. The conditions are usually that you or your lawyer provide the lender with documents to support the mortgage application submitted to them . It may be documents to support: income or down payment. It might also be appraisal or proof that your debts are paid down as per the application. Your Mortgage Agent must tell you what those conditions are so you know weather you can fulfill them or not.     Hello Hazel, when you receive an approval from a Bank/Lender it always has some conditions that apply. For example, when you make an application for a mortgage your Mortgage Agent asks you the pertinent questions and sends the deal in to be approved. The approval is often conditional on proving the information given to them is true. Job letters, pay stubs, copy of your bank account statement showing your down payment, copy of your ID to prove your identity, etc... The banks are lending quite a bit of money here and they have to make sure that they are lending it based on true information about the borrower. Your Mortgage Agent should have collected as many documents as possible up-front to make sure that the bank is satisfied with the paperwork they have so when you waive your condition of finance on your offer to purchase you are doing so knowing the bank is going to be behind you all the way. The worst thing to happen is that you have a firm offer to purchase with no way out and the bank then decides they don`t like the contract agreement for your employment because there is a probationary period mentioned. This is just an example but conditions on an approval should be addressed as soon as possible, if the bank does have a problem then you will have time to approach another lender before closing.     Q. How do i cancel a sponsorship for a person who has just been approved removal of conditional residency?

    My wife whom i sponsored just received one week ago her approval to remove the conditional status of her residency. she already received her new green card. unfortunately i just found out today that she has been seeing other people for some time now and i don't know why but she's even working as an escort even though we don't have any money problems. is there anything i can do after her case had been approved? i called the uscis and they told me i can sent a request to cancel my sponsorship. however i'm not so sure the person who answered knew a lot about the immigrations laws. has anyone had a similar experience? i just canceled our joint credit cards accounts and withdrew most of the money from our bank accounts. anything else i need to do to prepare before i confront her and prepare for divorce? thanks! yes she is asian, how did you know?

    I don't know how long you have been married but the first greencard that comes is a conditional greencard , not a permanent greencard. It is only good for a set amount of time, and when that time is over they would call you both back for another interview (around your 10th anniversary) before issuing the permanent greencard. I don't really know much about marriage fraud and greencards and I am betting many people on yahoo answers don't know either. My husband is awaiting his GC and when we have a question or want to know someone elses experiences we go to this site: http://boards.immigration.com/ It is a forum for people who are dealing with immigration issues and there are a LOT of people who use it and there is about every immigration issue/situation under the sun has been posted there and talked about. Check it out. I am sure if you do a search on that site using keywords like "marriage-based", "divorce" "fraud" "cheating" etc. it will pull up some other soul who has been in the same boat and their course of action. You'll probably have much better luck posting this issue on that site.

    Q. What to do if a commercial lender gives me a "conditional approval" then fails to come through with the loan.?

    I have been approved for a large commercial loan and have ordered appraisals and title work which is very expensive. if they fail to follow through with the loan can i hold them liable for the costs incurred? i have supplied all paperwork requested and have no other issues preventing me from qualifying for the loan.

    I have my conditional gc now, i'll apply in may to renew, how long does it take to get approved ? will they ask for an interview ?? p.s: it was through marriage and we r still married thanks a lot but i has to be approved b4 the 90 days are due

    Q. I had initial interview for change of status, my i130 approved, i485 recom. for approval, but background check

    I came to usa on b2 visa, married to us citizen, i had initial interview. the immigration officer told me that your i-130 filed by my us citizen, is approved. but i485 is recommended for approval, but we cannot make any decision due to background check, so therefore, the i485, is pending. can any one know how long it will take to finalize the back ground check. and when i will get my conditional green card. thank you

    At least you're making progress, that's always good. I'm sorry to say that the USCIS/FBI background check is an ongoing issue and can literally take years in rare cases. It may only be a few weeks for you as well... or anything in-between. It's unpredictable. Best of luck to you.

    Q. What immigration form should a conditional gc holder file in order to travel freely?

    My wife is an "approved" gc holder (married, conditional permanent resident with work authorization, but less than 2yr gc holder who still has "conditions" on her green card until we file i751 for removal). she was employed by an airline and will soon begin to travel between the us and japan for frequent but short trips as a flight attendant with a us-based company. do we file i-191 to cover all bases? it is my understanding that the i-131 allowed her to travel to japan during the pre-approval period. now that she is approved and maintaining residence status, what form should she file now in order to cover her bases? does she need a re-entry permit? what form should she file? i understand that some people might just travel and not worry about it, but i want to take the most conservative approach to insure that she can visit japan as much and for as long as she wants without losing her green card or her status. i believe that it is form i-191. after a little more research i understand that 1) gc generally enables unlimited travel, but 2) if you plan to go abroad for 1 year or more, you need a i-191, so 3) if you can get a fee waiver or afford it, a 191 is the most conservative way to make sure that you will never lose your green card or abandon your status due to long periods of travel or frequent travel. i still want concurring answers from you guys to confirm this info. thanks!

    No need to file anything. Conditional green card and valid passport and valid visa to whichever country she is going to is all she needs. I don't know the visa requirements for airline employees though. I am sure airlines helps her deal with it. Pre-approval period is different than NOW. Now she is green card holder-before she was an applicant. So, no need to do anything more.

    I applied on monday and i told chase my schools name, that i was unemplpoyed and wanted a student private loan, they told me after 600 seconds that my loan was conditionally approved, i would just have to sign a prmissory and some other form that will come in the mail. they obviously ran my credti on monday but can they still turn me down and if yes for what?

    Q. How do i suspend a conditional green card?

    My wife has just been approved the conditional green card but has not received the actual card yet. she is currently travelling out of the country. i found out she has been cheating on me during the petition period and she's currently even travelling with the other guy probably celebrating the green card approval. since she doesn't have the actual card yet, she will be coming back using the temp travel document. is there anyway i can suspend/cancel her conditional green card status so she will not be able to enter the us?? she's obviously used me for the green card and cheated on me. i really appreciate any suggestions!. no, i am not fake! i am hurt and looking for ways and suggestions to deal with this awful situation! sometimes i can't even believe she's capable of doing what she is doing, but the fact is she is and it's really hurting me!

    Contact USCIS as there is a breach of the agreement for the K3 visa (marriage must be ligit)
