    Hello Anon, in Canada we do have a nice percentage of homeowners that are mortgage free but the numbers did decline more recently. The statstics from Stats Canada have been updated last in 2006 so the following data is a little old. Here is what we know so far. "For owner households with a primary maintainer aged 24 and under, the share with mortgages rose from 80.7% in 2001 to 82.0% in 2006. For owner households with a primary maintainer aged 25 to 34, the share rose from 89.8% to 91.2%. For primary household maintainer age groups 55 and over, mortgage-free home ownership was the most common tenure. Of all households with a primary maintainer aged 55 to 64, about 43.6% were mortgage-free owners, 34.0% were owners with mortgages and 22.3% were renters. The proportion of mortgage-free owners rose to 57.6% for households with a primary maintainer aged 65 to 74, and was slightly higher for those with a primary maintainer aged 75 and over."     I'm looking at moving and with no credit history in the us, how would i get a mortgage for a house? would it be possible to get a mortgage in canada for us real estate? any ideas on this would be really helpful... thanks a million! :)

    Your credit will follow you here, so don't worry. But you may want to wait for a while to buy a home. So Cal home prices are rediculous and right now, it's a 'seller's market'. Try to rent in the meantime until the marker flips again.

    The problem is, i have no "american" credit. is my canadian credit useful at all for getting a mortgage down there or do i have to start over completely? also, i have heard it is super easy to get a mortgage in the states and that is why there are so many foreclosures.... is that true? is it pretty simple to get a mortgage. p.s. i am looking into california if that makes a difference

    You won't know unless you talk with several lenders here to see what if anything you might qualify for. It costs you nothing but some time. I suggest several local lenders for you to see what different programs they have to offer and you get to choose which one works best for your financial situation. But , Yes you can buy anywhere in the USA! Good Luck!

    I have dual u.s./canadian citizenship and both passports/ssn/sin #'s. i now wish to move back to calif. my parents resided and worked in calif. for nearly 10 years with a green card and both receive monthly soc security pay'ts from u.s. in canada. all the mortgage companies/agents seem to want some document aside from my parent's ssn's and valid cdn passport even to buy a home for me (outright cash). i cannot reach any us gov't office to find out how to get this new green card/documentation from winnipeg. any insight would be gr8. this is very frustrating as we have the cash and we'd like to make offers.

    Foreign investors buy property in the US all the time. If they are paying cash, there should be no reason why they cannot do so regardless of their immigration status....To apply for new immigration visas for your parents, which is rather costly, you need to file immigrant visa petitions (form I-130) at the US consulate. This process might take up to a year.

    California -- 8th largest economy -- into the abyss as divided americans blamed the victims and played partisanship moronic blame games detroit the manufacturing hub that is no more --- rows of empty houses selling for a dollar plus back tax -- 600 billion and then another 800 billion to rescue insurance underwriters who overextended policy coverage to banks who made irresponsible loans -- resulting in the tax payers buying off mortgages for the bankers obama and it is trillions because inflationary forces are out of control -- and the money being mass produced to cover expenses is devauling the us currncy 1 canadian dollar now costs 1.03 american to purchase --- not because canadians have seen a spike in anything --- our loonie is not going up -- the us dollar is falling katrina and then poisoning by corexit and oil for gulf residents =================== attack the economy via the monetary policy -- done attack production by destroying industrial hubs -- done attack state and local governments economy -- done the west coast -- california the manufacturing hubs the populations along the gulf the dollar u 6 index says 16 % unemployed 1 in 5 children in the us on food stamps 1 in 10 adults on food stamps so when does the us wake up to the war they are losing so very badly with such horrendous causality rates japanese radiation shows up in massachusetts -- go look it up the whiz your concentrating on a battle and ignoring the larger offensive this is a coordinated response worldwide to us actions -- your at war your losing your allies are being attacked via the same asymmetric methods your going to be reduced to tribal gangs if you keep missing the larger offensive

    Which war are we talking about? The War on Terror? The War on Drugs? The War on Poverty? The War in Iraq? The War on Teenage Pregnancy? The War on Illiteracy? I can't keep track of all the wars we're losing.
