    My mother and i want to buy a house together she has been at her job for 5 years but i just started mine 2 months ago! i was in school and working under the table but now im working on the table how long should we wait untill we try to get pre-approved? i heard it was 6 months. our credit is 621 and 680..

    As long as you can document that you were a student you will be ok.

    My husband built the house we live in a year before we met. its a log cabin and his brother and him lived in it together until he met me, we fell in love, i got pregnant, we got married, he moved out, i had our baby daughter and the rest is history. our house is unique and pretty but all wrong for our family. it is a 3 bdrm home with the master bdrm upstairs and two bdrms downstairs. there is no storage space and we are crammed in here with one child and wanting another. we also have equity built up so we would make money from selling it. we have recently talked with a realator about putting our house on the market, found another home we are interested in and were in the process of getting pre approved. the problem is this: my husband was layed off from his job as a civ. contractor for 8 months until he finally in october began work again with the same job only as a gov. employee. i am a sahm. in september our savings ran out, and we were nearly broke. we couldn't make our mortgage that month but worked out a deal with the bank to do a "special forebarance" to skip that month but divide that payment into six months and add that extra bit to our regular mortgage payment and slowly pay it back. we have been doing this. what we werent aware of was that they report 30 days over and over again until its payed in six months. so for nov. and dec they reported 30 days late. they dont report 30, 60, 90 etc. just 30 days. the mortgage company wont pre approve a mortgage loan with more than one 30 day notice on the credit report within a year period. we didnt realize any of this when doing the forebearance. m husband had a 720 score until apparently one 30 day dings your credit score 60 some points! my husband and i were about to pay off the special forebarence early this month because we are getting back on our feet. they said if we hadnt had this dec. report we would be approved. so anyway we are now stuck in our home for a year and will be paying off the forebearance early. i am really down about it because my husband and i were ready to get settled and start trying for another baby. i am still ready to try but we dont have room in this house for another baby! so i guess what even more bothering me is that i dont ovulate at all, rarely if ever.i havent had a period in six months. this is not out of the normal i may only ovulate once a year! we had planned to space our kids like 2-3 years apart and i am worried if we wait too long the time may run out becasue i have a cystic ovaries and fibroid and dont know when i may have to have a hysterectomy. so i really want to try for my second baby but was wanting to be settled first. ugh. im just so upset and idk what to do. try in this house and see what happens and then move after i get pg if possible or wait till the housing situation is fixed, move and then try like originally planned just way later?? any advice of anykind? ps- our realitor said he would talk with his lendors too but idk i dont have much hope. :( aw amanda i never think your advice sux i love your advice! thanks and you're right thats kind of what ive been thinking too. seven that's what we do use the two rooms downstairs and the upstairs is a guest so i wont be far away from my daughter in the middle of the night incase of an emergency.

    Ya know... you may think my advice sucks, but I'm going to give it to you anyway... Being that you know you don't ovulate regularly and you know that it may take you a while to concieve again, I would just go ahead and not use protection and try. You said the house has 3 bedrooms, so how do you not have enough room for another baby? I guess I'd have to see your house in person to understand... It seems to me that if you were to get pregnant right away, you'd be able to manage at least for a little bit with a 2nd baby. If I were you, I would try simultaneously to get a new place and to get pregnant. It might be a little cramped for a while, but you gotta think... 9 months of pregnancy and then at least another 9 months of having an immobile infant... that's 18 months to get into a bigger place for when the new baby starts moving around and 'taking up space'.

    My fiance and i are quite young (both soon to be 21), but we've decided that rather than throwing our money away renting - we're going to go right to buying. (rents around here are just as much, if not more, than a mortgage) being so young however, we've got questions. my fiance started a new job several months ago, and after his six month mark we're going to go to our bank and see what we can do about getting approved for a mortgage. we both belong to a pretty good bank (sikorsky credit union). after getting pre-approved i assume the next step is to talk to a real estate agent and find a house we like. my fiances mom is a real estate agent, so that wont be too difficult. after finding the house that we like, and making an offer.... how long does it usually take for everything to happen? does the current home owner have to pay for all the inspections and such? we want to make sure that the house doesnt have any major problems. any tips are welcome!! thanks!! i'm asking all these questions because due to our age its possible that people might try to take advantage of us. my fiance is pretty smart on the house buying subject, hes read a lot of books and articles. we just want to do our homework before jumping into anything. so any suggestions/tips you have to offer would be great!

    Well... the time it takes from the moment you choose the house. And actually having the keys to enter it as your own... It could be anywhere between 4 days (Very rarely) and up to month's, ifnot years (Also very rarely). On average, it will take about one to three month's depending on various parties. The parties to consider are: - you, yourselves - your own real estate agent (I am guessing your fiancee's mom) - the owner - the owner's real estate agent - your lawyer (if you so choose, I do advice this) - the owner's lawyer (if he has one) - the notary These are usually the parties involved, though some others like the government (Well, city hall) can interfer aswell. I am not sure where you are from, but I was a real estate agent in the Costa Blanca in Spain. As stated above, the fastest sale I ever witnessed was 4 days. Also, the paperwork was rushed and our agency is expecting problems sooner or later. However both the buyer and seller insisted on going through against our advise. Also as stated above, there is one case of a sale still going on. All the above parties came together in 2005 to finalize the deal. However, as it is now 2008 it is still not done. There are many problems at the start that got solved along the way, however, other occurred since and it is still a problem. We do admit that it is mainly the city hall's intervention that causes most of the problems. Your fiancee's mom is a real estate agent. I advise you to ask her for a competant agent to help you with this process. I would advice you to just keep your mom at some distance. This will be you and your fiancee's choice. It is a big choise and you are going to be stuck with it for a long time (at least that is what most people plan for when buying). Do take her advice, but let an unbiased person do the work. (That way, you can't blame her for bad results or forgetting on something, this will prevent possible agruements with your inlaws.) My advice for the two of you: - Check with the "cadaster" what the property actually encompasses. I am not sure what you call the institute in your area, but there should be a place where the government (City Hall) keeps records of what property belongs 1 to whom and 2 what the bounderies are, plus often 3 what it is intended for (ie, living, working, industry, etc...) Always check this, because in my area, there are MANY problems concerning this. People often stole land years ago, new owners move in and all of a sudden, your neighbour is putting a fence 5 feet high through the middle of your garden. - Next, DO check what is allowed to be build next door. Here in sunny Spain. Many people buy a property about 500 meters from the beach. two years later a 25 story Hotel is standing RIGHT in front of that beautiful seaview they had... - Another problem is again the government. (at least here in Spain). A lot of corruption, There is a law here that allows city hall to confiscate grounds for social development. Some city halls do this more frequent then others. Well, actually some do it ALL the time and others do not do it at all. Usually when big time developers set their eyes on a site, they ask the government to confiscate and they buy it at pennies from them. Along a nice bribe for the mayor. However, I am not sure if this is something important in your neck of the woods... HERE IT IS... Besides that... Just make sure you get a good deal on the price. If the house has been for sale a long time... You got an advantage and disadvantage... 1 the owner has not found other people interested (at least not at the current price), but 2... The owner has plenty of time... He probably doesn't need to sell, so he can keep his price high... Other than that... Find yourself a GOOD real estate agent (preferably not related and defenitely not the one the owner is using) and a GOOD lawyer. They might be expensive, but are surely worth the trouble they can prevent... Hope this helps and indeed, Paying rent is throwing it away... However paying a mortgage CAN be too... Usually with decent maintenance your house will be your most priced posession Good luck!

    Q. Sticky situation, score dropped while searching for a house?

    Hi all, i started looking to buy a house a couple of months ago. at that time i got pre-approved for the price range (130,000-140,000) and my credit score was 620. 2 months later i found the house i wanted to buy, put an offer in, however, when my credit report was pulled, my score was dropped down to 587. i quickly looked into what was going on, since i had paid all my bills on time and took care of every single payment. turns out on my car loan, there was a mess up and i had accidently missed a payment 6 months ago, even though i kept making payments, they were being applied to the previous month, consistantly making my payments 30 days late. this was reported to the credit agencies and brought my score down. my loan specialist first said, i will not be able to qualify, however when i expalined to her what had happened with the car loan, and that the car loan company will rectify this, she thought i might have a good chance. i have been in a stable job for over 5 years and make 70k a year. i have paid all my bills on time and except for the car loan glitch i have been pretty credit savvy. its been 3 weeks since i have applied and have heard nothing, no good news no bad... its killing me, how long should i wait? should i go thru another mortgage company? thanks for the answers. you are right the broker is not communicating properly. shes says someting today and something tomorrow, moreover i feel shes not on top of things. i did get a letter from the car loan company, saying they will fix the situation. i will waut a couple months to give them time to do it, if not i will dispute. its just the timing is really really bad...:(

    There is no need to wait for the car loan company to report the corrections. You can do a rapid re-score with the letter they provided and get the information corrected at the bureau level in 48-72 hours. This will delete the negative info and raise your scores. You loan officer sucks if she doesn't know about this.
