    Depends on you. Some lenders offer 120 days locked in rates to close, others can do 30 days. Make sure you know the number of days the commitment has

    Title commitment loan cleared to close by lender closing docs sent to title company settlement statement released for final approval a rough estimate, if everything goes smoothly, to see if we can close early would be great. we're getting nowhere with the loan company (they don't want to guess).

    2 weeks is pretty aggressive. I wouldn't anticipate being sure until a couple of days before closing. If you had a approval prior to signing the purchase agreement and provided all your income and asset documentation then you should be fine. If not well it might be last minute. A lot of the time will depend on what type of loan you are using to purchase. FHA, VA and some other programs will take longer than a conforming loan. In addition even on a conforming loan the time frame can depend on what level of approval you received through automated underwriting. Title 2 to 3 days in most states Clear to close-- depends on the variables mentioned above usually 24 to 48 hours after final approval Settlement statement anywhere from 6 to 24 hours after the attorney or title co depending on state receive the closing package . Direct lenders will be fast than brokers in most occasions because there are clearer lines of communication and responsibility between sales, processing, underwriting and closing.

    For anyone who has bought a house how long did it take from the day your contract was signed to close on the house? how long did you wait to pack. i am buying a house my contract was signed on 2-15-10, i think everything went good i should have my commitment letter mailed by 4-5-10

    My daughter recently bought a townhouse. It was less than 3 weeks from the contract to closing. As for the packing, most of her junk is still in my house as she doesn't want to clutter up HER pretty home.

    My problem is that we have a contract on our house, the person who offered on the house has submitted all the necessary paperwork to their mortgage company, and has received her commitment letter back from them; however, a closing date has yet to be set. my realtor tells me that the ladys application is through with the underwriting, the commitment letter from the bank was received last week and we are just waiting on the mortgage company to get all of the numbers together and email that info to the title company. we have been waiting a week today, why can no one give us a closing day? how long should this take? we feel like something is wrong but no one will tell us? any opinions?

    I use to do closings in an attorneys office for purchases and refis. there are a million possible reasons for the delay, but I am sure that none of them are acceptable.There is no reason why you should be waiting on the mortgage company if there is already a commitment letter. 99% of the time when I was doing closings it came down to the seller or the title company being the hold-up for the closing , not the mortgage company. I would call and seriously complain! As a seller I am sure you probably have your own deadlines regading your new residence. Your real estate agent needs to be sticking his/her neck out and bugging the heck out of someoen to get the ball on the move!

    I don't want to move on, but i would like to marry and live together. we are very close and he just seems very content, but i want to combine our houses so we can sleep together and build a life together. i am 34 two kids and he is the best to them. he is their coach in little league and helps them with homework and contributes with everything they are involved with to the nth degree. he truly loves them and me, but no commitment. he talks about our house someday, but i am ready to move forward and make a life. what is he waiting for?

    He isn't waiting for anything. He just has no plan to get married. Don't expect him to change for you. If a piece of paper is so important to you then you should move on immediately. Don't waste another day. However, if you step back and think about it, you may already be married according to common law.     Q. We were pre-approved for an fha home loan. now in contract, how long till final commitment?

    We were preapproved for an fha home loan in late april. we have since gone into final contract with the sellers. the home is off the market, home inspections have been done, and the final thing we are waiting for is the commitment from the lender. they have not been super communicative but what i was wondering, is typically how long does it take the average lender to have loan commitments? while i understand certain situations will take longer, but in general what have others experienced? the final home loan application with house information was submitted on may 1st. the mortgage "consultant" had received all of our documents requested by the 6th. he then referred us to the loan officer which she stated she started reviewing the files on may 8th. how long until we will know 100% that we are approved for this loan, and when do i need to start asking questions? our close date is scheduled right now for may 28th. we have no problem waiting to get the home, we just want to know for sure that its final so we can finish packing & let current landlord know about move. thanks!

You are probably on schedule, but it is easy to find out - call the loan officer and ask when they are forwarding the loan paperwork to the underwriter. That is basically the last step (although the underwriter can ask for more paperwork).

    Q. Do i have to accept any offer on my house?

    I live in nys. if i get an offer on my house do i have to accept it. i am worried if i don't sign it then the agent will charge me her commission. i am in a weird situation whereby my buyer of my house fell through and now i am trying to get financing to carry two mortgages now. in the meantime i am waiting for my commitment letter from the bank. i don' t want to sell my house and then i get a rejection letter. so am i safe to not sign and have my lawyer put a stipulation in that we are waiting for me to close on the house i want. (my buyer basically was never qualified to purchase my house, long story) please help me since i will be getting an offer in tomorrow. i really not ready to sign my house over without knowing for sure if i get the other house. can they extend the signing time. you know the time frame i need to sign. i need a few more days until i know for sure i get a approval letter.

    Call your Realtor tonight and ask them to call the other agent and explain that for personal reasons, you will require 3 business days to respond to the offer that is coming in. You don't need to explain in detail, just ask for the extra time. Most agents don't have an issue with this, and if your potential buyers know up front that it will take some time to respond, they will be more understanding. You don't have to accept the offer if it is not to your liking. You can also counter back that your acceptance is contingent upon you getting the financing that you need.

He probably thinks you're fallen for him since you wanted to move forward with him but he didnt feel the same way and he probably thinks that seing him more often is hurtful for you knowing the fact that you wanted more and thats something he couldnt give you. He is definitely not mad and not being emotional. You should just completely avoid him if you can since he is doing the same thing. Thanking him is gonna make him think you're running after him. So, just let it go and move on. What do you think he's thinking? Hmmm He wants to start his new day without you since he wanted to avoid you. It doesnt mean his mad, it just means that he has a different path than yours.. Goodluck!
