    - sold 1 resident & 1 rental - use the proceed to buy 1 primary residence - sold that one and bought another smaller place as primary residence so how long do you have to live in the last house to avoid capital gains tax? i really need the website that details the rules. all i can find is for the simple one conversion.

    5 years to protect it all. Anything less is prorated, with a minimum of 2 years with a proration of 40%. (you only pay tax on 60%) The prorating is fairly new, anyone who has not sold for awhile may not realize it. There were too many tax cheats, the IRS cracked down.

    I will try not to waffle, my partner and i want to sell our three bedroom house that we currently live in because my two elder children are coming to live with us and the house we are in is no longer big enough. we have put our house on the market but the kids will probably be moving in with us before the property sells, so we will move into a rental property. my question is, will we have to pay capital gains tax if our house sells and we are not living in it? i know that at the moment we will not have to pay capital gains tax if it sells while we are living in it as our main place of residence, will this change if we rent while it is on the market? thank you.

    If you are currently entitled to the main residence exemption for the entire period you have owned your home, and you do not purchase another dwelling (and treat it as your main residence) before your current one sells, and you rent the property out while waiting for it to sell, then you are still entitled to the exemption for up to 6 years of income producing. I would advise you to get some professional Taxation Advice in regards to what you can claim as deductions on the property while renting it out, and the consequences of some of those deductions. eg: Capital works, Depreciation...     Hello everyone! i am 22 and turning 23 in august. my dream is to open a cafe with delious pastries from all around the world. i have a dream and i want to complete it when i am 30 or atleast begin it. i want to know how to start it. i have always knew i wanted to own my own bakery. during high school i took business classes and when i was out i needed to get capital for school to study but that didnt work out well. i am 5ft 1 and i thought being a flight attendant would be fun and i could travel and learn about the foods out there in the united states and make money too. it worked out some i learn some new foods but i didnt get the capital i needed. i had a joint account with my mother and she took it all leaving me with only 3000 well i had to use it to pay off my 5,000 college tuition that i owed because my pell took back everything it gave me to go to school cause i dropped my classes and hope also took it all so i was left with a bill. and before that i had left my job because i need to go home and take care of my family and i couldnt deal with the stress my family was giving me. well i paid half and still have debt to pay . lucky for me there was a lady who told me about a school near me and i used hope again and pell to go to it and wia and studied accounting (mostly cause my parent were mad when i said i want to learn to cook) i thought it was great it was easy to do and i can learn the accounting part for my future. i learned about the computer part in high school . well now i am 22 and i dont know how to cook and i can bake a few things but i dont feel like i am ready to start my own bakery. i only have a 7 more years before my deadline that i put for myself. i want to know how can i do it. i thought i could go back to being a flight attendant but i cant find a job there . that really the only job i like and i would like a job similar to it too. i dont want to change jobs anymore. i just want a job similar to being a flight attendant that i can stay with for the next 8 year + . so i can gain capital and look out for new pastries and old pastries out there. if you know of any job like that can you tell me please! i also would like to know where can i learn to cook for very cheap? do you know if there is a bakery that needs help in the georgia area ( i looking for a place to live so anywhere is fine as long as i can find a job near it) do you know any place i can find recipe to try or recipe you want to try but would rather have someone else try it first? please let me know i want to try it! i dont spoil food i have brothers to eat it !!! also i want to make mille-feuille its a pastry from france. if anyone know some home made recipe i would love to hear it. i found some online and will try it.

    Being a small business owner is the hardest work you could possible imagine. It's so tough that 9 out of 10 small businesses fail. You need a huge amount of money and many years of experience to even begin. The first thing you need to do is graduate from culinary school. You have to know how to work in a professional kitchen before you even consider moving forward as a business owner. Second you need to gain experience by working in a restaurant as a bakery chef or for a caterer or bakery. Work your way through school. Graduate. Get all the experience you can. after about 5 years of real professional experience you can start to think about your own business. Then you'll need to go back to school to learn how to be a small business owner so you can be successful at what you do. Give up the 7 year plan and just work it on whatever timeline happens. If it takes 12 or even 15 years so what, you've still achieved your goal.

    Q. What are the implications of selling your main residence when you have gifted half?

    About 10 years ago, my mother put my sister's name on the deeds of her house and wrote a will which left me her half and assumed that her house would eventually be divided equally between her 2 children. the reason my sister's name was put on to the deeds no longer exists. during this entire time my mother has continued to live at her home alone. does this qualify as a gift with reservation? recently, my mother has been considering selling her home, however, she has been given conflicting advice. she has been told that she may have to give half the money from the sale to my sister who will then have to pay capital gains tax. if this is true then is she liable for the capital gains tax rate that was in place at the time the gift was made or the rate at the time the sale is completed? my mother is now feeling extremely trapped and very confused as we all thought that if she has carried on living in her home this entire time (despite the gift being made more than 7 years ago) then it is still hers and that upon her death it would be entirely liable for inheritance tax. until recently we were only concerned that her will might not be sufficient as it currently stands to ensure her assets are divided equally between her 2 children. please advise as we don't know how to proceed.

    If your sister is named co-owner of the property than your mother can not sell the house with the consent of your sister. If your sister consents to the sale of the house, she is entitled to half of the proceeds and will have to pay capital gains tax, unless she buys another house which is her main residence. Should your mother die before the sale of the house, then you sister is entitled to half of the value of he house and the others named in the will have to share the other half (which is your mothers legal half). Inheritance tax would only have to be paid on your mothers half, as the other half already belongs to your sister. I suggest you have ownership changed to your mothers name, then sell the house. What is not clear in your post, if your mother is looking for another property as her main home, otherwise she is liable for capital gains tax

    I want to have an honest opinion and changes if possible. thanks!! :) days 1-5 belgium i will first travel to brussels. it is the country capital which is located in the middle of the country. the people that live there are french, dutch or german from what i know of. most of the people speak german or french and that means i would have to study a little german or french. the others speak dutch or another language. one of the famous sights that i will go to is the grande place. it is south west of brussels. the sight is a building and a garden changes every two years mostly made by flowers. some times early in the morning, salespeople sell the same flowers in the garden. that is the first place i would want to go to. the last place i would want to go to is the centre cartophile de bruxelles. that is the souvenir store were i can buy agricultural samples of soil, rocks, statues, etc. the life expansion for most people here is an overall of 79.22 years. for male it is 76.06 and for female it is 82.53 years. they are very healthy and live a long time from what is says. the food production is pretty low considering that permanent crops are only 0.69%. most of the food source comes from factories and small farm owners. the natural recourses are mostly construction materials, silica sand, carbonates. the downfall to that is they will maybe soon run out of the natural resources like they did with coal. in 1830 belgium finally gained independence from the dutch. this country has been good so far on its own. the average person in belgium would make around 1000 to 2000 euros or 2900 us dollars in a month. the employment is very successful. belgium imports mainly machinery and equipment, chemicals, diamonds, pharmaceuticals, foodstuffs, transportation equipment and oil products. the exports witch is the natural resources are world wide and associate with everyone and country. when i do get there i really need to exchange my united states money for euro. that would be 68 cents of euro from one united states dollar. that would mean i would cut my money in half technically. i would have to spend about six united states dollars for a sandwich. belgians have a couple religions and forms of christianity. i would like to see how they worship their god and have celebrations. there are still some bad parts of belgium but the people are making it better by the second. the country is still very rich in wealth and feeling. i would like to see how that happens when they see someone who looks, believes, acts, and talks differently than them. there are many air ports so i can get home and to think of it, it is almost like a second america but in deferent ways. i just hope i can get to a different airport on my journey into a different country, state, city and town in the 5 days given to me.

    Q. Is it too boring or should i continue?

    Okay, here is the first few pages of it, its actually sci-fi/romance/thriller sort of thing and is based on a teenage girl. i wrote this last month and then lost interest and now again i gained it back but, i just want to know genuinely is if this is too boring...all comments are welcome:) prologue the world we live in has had many pioneers .they all grew up, like every other boy or girl on this planet. none of them knew about their destinies while they were still children. however, as they grew up, that ancient power that has governed us all since time immemorial lead them to their foretold destinies. by the time they had all grown up, they were all aware of the daring feat they were going to perform. neil armstrong...yuri gagarin....edmund hillary (along with ten zing norway) knew of the impossible task they were about to perform before they did it. they had all asked for it, they were prepared to face their challenge, with years of training, dedication, perspiration to backup their burning desires and were all equipped to undertake their maiden journeys for humanity. all of them, except…..for one particular girl. she had none of the so called training, expertise or desire to undertake, what would be the world’s greatest achievement. perhaps the best of us don’t need any of those or maybe they don’t deserve it, or it could be just that she won herself this opportunity through sheer luck or misfortune depending on the way you consider it. such was the plight of your normal, ordinary, everyday teenager living in the land of the tallest building in the entire world. it was as many would term an upcoming city, others called it the happening city and whichever way you’d prefer to call it, this place could probably be in a few years as established as tokyo, singapore, or paris. i am talking about none other than dubai, sounds odd doesn’t it, well….did you strike a few chords? you may or may not have for all i can tell, but at the moment, our story begins not in dubai but in its neighboring emirate and capital of the united arab emirates, abu dhabi. chapter-1 natalie sat up in bed, awake and alert as ever. the day’s first rays of sunlight had just creeped into her bedroom, through the slit in her curtain, leaving all of its contents gleaming with early morning subtleness. her eyes were all groggy from staying up late last night, and wasting the credit on her cell phone. talking was apparently, what she thought her talent was. she could blab on anything and everything, at anytime and circumstance. though oddly enough she preferred solitude as well, after a long episode of conversation. her instinctive desire to communicate and befriend, easily contributed to her charisma. stumbling out of bed and towards the curtains she drew them apart and opened the latch of the window, looking around, carefully taking in the astounding view of the cornice and the beach it receded into, a little further. her gaze lingered upon the azure waters of the gulf, calm and composed as usual, with the sun’s orange blaze illuminating its benign surface. the wind was blowing directly onto her face causing her bangs to flutter. it was cool, but not humid or misty as she thought it should have been at this hour. she now looked below and watched the people from various strata of life scattering like tiny little insects, which was normal when you looked down from the 16th floor of your apartment. among the people were many schoolchildren, bickering with each other, obviously for some lame reason she would not know about. their attention was diverted when the school bus arrived and they hopped on, without further argument. it looked cute...ok what am i saying...i am no grandma…. the bus didn’t move even after they had gotten in. it appeared to be waiting for someone. natalie moved on to examining the long chain of parks just below her building, running parallel to the cornice, road and the line of apartments including hers. she stared once more at the bus; it stayed there for five more seconds and left off in a hurry. suddenly, she felt alarmed, she didn’t quite understand why. her sub conscious mind seemed to do so. her conscience tried to wrap around the reason for which she felt like she did just then. there was nothing particularly wrong with today, the sun had risen on time, the alarm clock, as usual didn’t bother to spare her ear drums today as well, the people outside also merged in with the beginning of another september and she had definitely woken up quite enthusiastically ,so whats different about today? annoyed by the fact that she failed to notice something, she stared at the place where the bus had been….the bus…the bus!!! suddenly, dumbfounded by her slack realization, she whirled around and gawked at the alarm clock. “oh…my…god..!!”, she shrieked. it read 6:45 and not 5:45 lik

    Here is an excerpt (the entire article is available at http://oneutah.org/2010/04/24/imagi ne-if-the-tea-party-was-black-tim-w ise/) : “let’s play a game, shall we? the name of the game is called “imagine.” the way it’s played is simple: we’ll envision recent happenings in the news, but then change them up a bit. instead of envisioning white people as the main actors in the scenes we’ll conjure – the ones who are driving the action – we’ll envision black folks or other people of color instead. the object of the game is to imagine the public reaction to the events or incidents, if the main actors were of color, rather than white. whoever gains the most insight into the workings of race in america, at the end of the game, wins. so let’s begin. imagine that hundreds of black protesters were to descend upon washington dc and northern virginia, just a few miles from the capitol and white house, armed with ak-47s, assorted handguns, and ammunition. and imagine that some of these protesters —the black protesters — spoke of the need for political revolution, and possibly even armed conflict in the event that laws they didn’t like were enforced by the government? would these protester — these black protesters with guns — be seen as brave defenders of the second amendment, or would they be viewed by most whites as a danger to the republic? what if they were arab-americans? because, after all, that’s what happened recently when white gun enthusiasts descended upon the nation’s capital, arms in hand, and verbally announced their readiness to make war on the country’s political leaders if the need arose. imagine that white members of congress, while walking to work, were surrounded by thousands of angry black people, one of whom proceeded to spit on one of those congressmen for not voting the way the black demonstrators desired. would the protesters be seen as merely patriotic americans voicing their opinions, or as an angry, potentially violent, and even insurrectionary mob? after all, this is what white tea party protesters did recently in washington. imagine that a rap artist were to say, in reference to a white president: “he’s a piece of shit and i told him to suck on my machine gun.” because that’s what rocker ted nugent said recently about president obama. imagine that a prominent mainstream black political commentator had long employed an overt bigot as executive director of his organization, and that this bigot regularly participated in black separatist conferences, and once assaulted a white person while calling them by a racial slur. when that prominent black commentator and his sister — who also works for the organization — defended the bigot as a good guy who was misunderstood and “going through a tough time in his life” would anyone accept their excuse-making? would that commentator still have a place on a mainstream network? because that’s what happened in the real world, when pat buchanan employed as executive director of his group, america’s cause, a blatant racist who did all these things, or at least their white equivalents: attending white separatist conferences and attacking a black woman while calling her the n-word. imagine that a black radio host were to suggest that the only way to get promoted in the administration of a white president is by “hating black people,” or that a prominent white person had only endorsed a white presidential candidate as an act of racial bonding, or blamed a white president for a fight on a school bus in which a black kid was jumped by two white kids, or said that he wouldn’t want to kill all conservatives, but rather, would like to leave just enough—“living fossils” as he called them—“so we will never forget what these people stood for.” after all, these are things that rush limbaugh has said, about barack obama’s administration, colin powell’s endorsement of barack obama, a fight on a school bus in belleville, illinois in which two black kids beat up a white kid, and about liberals, generally. imagine that a black pastor, formerly a member of the u.s. military, were to declare, as part of his opposition to a white president’s policies, that he was ready to “suit up, get my gun, go to washington, and do what they trained me to do.” this is, after all, what pastor stan craig said recently at a tea party rally in greenville, south carolina.”
