Income from many sources, including 2nd jobs and/or alimony, child support, etc, all count towards your income for purchasing a new home. Good luck!

    Q. Can you qualify for a mortgage if you have been at your job for 6 months?

    Powered by
My husband and i have been saving up toward a house, and although we aren't in a huge hurry to buy one, we are wondering if it would be possible to qualify for a mortgage. i am currently finishing my degree, and my husband currently works full time as a retail manager. he has been in his position for a little over 6 months. thanks for your help :-)

"You can actually get a mortgage with no job..."

you can actually get a mortgage with no job, however there are many other things that you have to tkae into consideration. 1. How good is your credit? 2. how much of a down payment do you have? 3. what other bills do you have??? if you have 20% down and good credit, should not be a problem.

    This answer closely relates to:
    • Required time at new job before qualifying for mortgage
      • Can i get a good mortgage rate with bad credit but 65000 down payment alberta?
      • Is it a good idea to pay off my line of credit and credit cards with a mortgage?
    • Mortgage in a job a month

I believe 2 years and if a job change has taken place, it has to be in the same field to not be held against the buyer. Mary in Camden, MI

    Q. Can i qualify for a mortgage with a temporary full time job?

    Powered by
I have a temporary(4 months) full time job and would like to get a mortgage. my fico score is 742. i have $17,000 to put down on a home. would my temp job be a problem? can't i lie to a broker and tell them its a permanent job? would they find out? thank you!

"Temp job is a big problem..."

Temp job is a big problem. They want a track record on the job, employer letter stating how long you have been on the job and your prospects for remaining. Usually 2 years min. on the job, preferably 3. No more "liar loans." Get caught doing that now and go to jail for fraud.

    Q. What's the chance of me qualifying for a mortgage?

    Powered by
Age 23 income: take home 3,000 to 3,200 monthly full time employment at job 18 months 3 credit scores range 738 to 756 no credit card debt, debt is 7k left in student loans live in midwest i don't know if my income is high enough, is it a normal amount? also, what's best for a single woman, a condo or a small house? savings total of 19,000 but growing by 1300 monthly.

"You could probably qualify for a loan for about $100,000..."

You could probably qualify for a loan for about $100,000 or 2 ½ to 3 times your annual gross income. If you really want to see if you can qualify… you can find out by using MortgageMatch.com’s PreQual Plus feature (https://www.mortgagematch.com/prequalify/interview_your_property.aspx?redir=1), which is easy and provides you with a guaranteed prequalification letter in as little as 15 minutes. Meaning that you get an electronic prequalification letter that includes actual loan terms and corresponding rates that you can give to your real estate agent or print it out yourself before touring a home. And whether you decide on a condo or small house, MortgageMatch.com will also show you listings from Realtor.com based on your location and price range.

    Q. Can we get a mortgage quickly despite a layoff for a few months and now a new job in same field?

    Powered by
My husband has been a construction foreman in boston for many years, then work slowed and he has been laid off for a few months. we are relocating to tn and we're told there is work there for him (by the union hall). our house here is closing in 4 weeks (halloween) and we plan to stay in an extended stay hotel for a little while until we can secure a small mortgage of about $70k-$100k. we are putting about $90k down. we want to get into a house asap, as we have 2 little boys and a dog and i have a home-based business i need to get back up and running. i have been in business for 5 years, but it's not enough to qualify us for much. if my husband gets a job in the same field as before, can we apply for a mortgage right away or do we need to wait a few weeks? i'd really love to be in a house by christmas! thank you.

Yes you should be able to. Great Credit score, large down payment and he is working. Only might not make it by Christmas

    Q. How long should i work to qualify for a mortgage?

    Powered by
I have been living with my parents while in college and have not had a job in three years because i have been living off of student loans- $20k worth. i plan to have a teaching job in four months and will be making $41k. my boyfriend and i want to buy a house very very soon. how long will i need to be working before the mortgage company can qualify me for a loan?

"Then brought a house the following month using his time..."

If you can proof that your current job is in the same field as what you went to school for, you might be able to count the time spent in college as time on the job. Not many loan officers know this and they might tell you that it's impossible, so ask around for someone with more experience and knows underwriting guidelines. I've seen a deal where a lawyer got this law degree and within a month was working at a law firm, then brought a house the following month using his time in college as time on the job. Good luck.

    Q. Can anyone qualify for a mortgage if they have a co signer?

    Powered by
My credit isnt too great, i have only been at my job for 6 months and a big portion of my income is commission. will i qualify for a mortgage if i have a co signer and what does the co signer need to do? does the co signer have to have qualifications? do they let anyone have a mortgage as long as they have a co signer?

"Cover all of his bills and your mortgage too if you fail to pay..."

The co- signer has to be able to have the income to cover all of his bills and your mortgage too if you fail to pay it on time. SO yes they run their credit, and check their debt to income ratio. As a general rule the companies that loan the money want a solid work history of 2 years.... and require a certain credit score. You can get a bad credit one under certain conditions but you will pay over 200.00 a month IN JUST INTEREST. NO they dont let ANYONE have a mortgage, you have to prove to be "credit worthy" And most places will not want to use a co signer your not married too.... as a co- buyer because a home is a 30 year commentment. NO ONE in their right mind would want to sign for a loan and be on the hook 30 years.... Improve your credit........ Pay off past bills, get a credit card low limit , charge on it but pay it off when you get the bill that's revolving credit. And stay current with NO LATE pays to your utilities and current bills they do check!!! commission is not stable income............ they want stable income proof.................
