    Q. If i miss two mortgage payments but sell my house?


    If you need to keep the house, call me and I do arrange real equity lending - meaning I will use the equity on your property to momentarily ease your financial status until you get back on your feet. Check with your bank as they may add additional interest on the late payments or foreclose you. You can also skip a payment at no charge (most banks offer this feature) I think once a year. Also check with your mortgage insurer if there is a plan available for you to momentarily get you out of trouble. email me - debtfree@victorcatalan.ca if you need further information.

    Q. How long will bank let me miss my mortgage payments before forecloseure?


    In Canada, speak with the bank and address this issue a front. They can tell you what is needed. Why are you late in payments ? If this is a temporary circumstance, email me and I will see if we can help you get back on your feet.

    Q. My friend's wellsfargo bank account, was re-inversed for a claim twice. what should he do?

    He enrolled to use a bi-weekly payment plan to pay his mortgage. instead of paying once a month, you pay bi-weekly. the be-weekly payments are broken down in half. however, the first payment will be taken in full. he did not read the fine lines, so he did not know that. when they took out the money, he only had enough to pay for half the payment. so his bank account was overdrawn big time. he called his bank and advised them of the situation. he demanded a refund of the money and the late fees. they opened a claim and told him that they will put all the money back in his account, and it would look ugly for awhile. in addition, he called the b-weekly placed and canceled them completely. he told them what had happened so they said he will not be able to get the enrollment fee back. the enrollment fee was 245.00. a week later, he received the full money back from the bank. he then paid his mortgage, and other bills he had to pay as well. however, the next day the bi-weekly place deposited the partial amount owed back to him as well. he did not realize this until some of the money has already been spent a few days later.. what should he do? please advise.

    he should dis-enroll in the auto draft program because it is obvious he lives paycheck to paycheck and hasnt a clue on how to manage his money....

    Q. Fha loan approval question about alternate tradelines?

    We are being told by wellsfargo that we need 4 alternate tradelines of credit because the mortage and utilites we pay on the the house we are trying to buy are not in our name but wouldn't that be the same as a rental agreement? we have lived here and paid everything here now for a year they have the proof on our bank account the mortgage we write a check a check to the owner and he sends the payment by his check the utilites are listed as paid by us even though the accts are not in our name they are listed on our checking acct. so can this be right about not being able to use this info or wrong and were just getting screwed by the big bad bank? yes it can be proved we are paying the utilities they show up as entergy on my bank statement and all the other bills too i pay with a debit card. and the chack to the owner i am a member of wellsfargo bank they have a photo copy of the check so they can prove its going to the owner! my only other thing if they really were my friend they would have told me a year ago what exactlly i needed to have to do to get this approved ie swithching the utilities and how many tradelines i needed .

    Trade lines are debts that are in your name that you can prove you are paying. What debts are you paying that do not show up on your credit report that are in your name and you can prove that you are paying. You see if the utilities were in your name and you could still prove that you were paying them, the bank would have a credit bureau add them to your credit report. Thus it would look something like A. B&G South Energy 1/2/02-5/23/08 paid on time B. South Electrical 1/2/02-5-23/08 Paid on time They would add each until they had a total of 4 trade lines. Apparently your credit report does not have enough trade lines to put this loan in a position that the bank can sell it. One of the underwriting guidelines the bank must complete to approve the loan for you. They are your friend, they are trying to help you out. The alternative to what they are trying to help you with is "You don't qualify" BYE. Find out other than utilities if there are other trade lines you can use for this loan. It appears as if you were leasing the house with the option of purchase. Somewhere someone did not know how to do the proper paperwork to include changing the utilities to your name. If this was done properly your would not have the problems you are having now. I hope this has been of some use to you, good luck. "FIGHT ON"
