    Q. If i miss two mortgage payments but sell my house?


    If you need to keep the house, call me and I do arrange real equity lending - meaning I will use the equity on your property to momentarily ease your financial status until you get back on your feet. Check with your bank as they may add additional interest on the late payments or foreclose you. You can also skip a payment at no charge (most banks offer this feature) I think once a year. Also check with your mortgage insurer if there is a plan available for you to momentarily get you out of trouble. email me - debtfree@victorcatalan.ca if you need further information.

    Q. How long will bank let me miss my mortgage payments before forecloseure?


    In Canada, speak with the bank and address this issue a front. They can tell you what is needed. Why are you late in payments ? If this is a temporary circumstance, email me and I will see if we can help you get back on your feet.

    Here in california, its almost like playing a round of musical houses. a house is either being flipped, squatted, forclosed, or being lived in by a family that is one mortgage payment away from doom. jobs are gone, and wealth is evaporating. mission accomplished?

    Obama has no desire to make Americans independent and wealthy. If he did, they would turn into republicans. The more poverty, misery and immorality he can make, the more power he will have. I'm in Michigan and I can tell you first hand what liberal policies can do, will do, and have done to our once, Great, State.

    Okay, so me, my husband and our 7 week old son are being evicted from our duplex because the owner is a moron and doesn't pay his mortgage and it's being forclosed on (alfred brown who owns these duplexes in florida......you better watch out if i ever go to california and meet you!!) well, my husband and i decided it would be just as much to buy a house and pay the mortgage because we can not find anywhere to rent for what we pay now. here's the problem...my husband actually went to college to get a good job and he has student loans. we also got rid of our one and only credit card several months ago so we could pay it off. we also have 2 cars that we're making payments on. thanks to all the people foreclosing on their homes, no one will give us a mortgage because they say we don't qualify. we qualified for one 6 months ago and now we don't. the lady at the bank told us she know's we could easily make the mortgage payment, but with the way things are right now, they can't even put us in the computer to try and qualify us because "we owe too much money on too many different things." everything that's for rent is just too expensive. i am so pissed off because it's like we're getting screwed for actually trying to do the right thing. my husband works and makes good money, we're steadily working our way out of debt, and we have never made any late payments on anything. our neighbor doesn't work, she sits at home all day, and her mother is raising her 2 year old. but, since she's on welfare and has section 8 housing, the government pays her rent and have already found her a new place to live (it's more expensive, but since she is being evicted for something that's not her fault, they're paying the difference) they're also paying for a moving company to come and move her stuff. my family is going to have to move back in with my parents. this sucks. why doesn't the government try and help those who are actually trying to help themselves???

    That really sucks, I'm sorry to hear about this. I have seen situations like this where someone with a welfare mentality knows just how to use the system to get what they want out of the government (and the taxpayers) while they sit around all day and order steak and shrimp from Schwann's and pay with food stamps! I was a newly divorced single mom, working, but didn't make enough to support us so I was on food stamps and welfare for about 6 months, and when I got promoted at work, I got penalized on the assistance for bettering myself. I don't understand the system and how it rewards those who refuse to help themselves (other than helping themselves to the taxpayers' pockets), yet penalizes those who are doing the right things. Thankfully my life has evened out and going great now - yours will too one day - just don't lose the faith, hope and love!

    Q. 2 homes foreclosed w/ around $90,000 2nd loan deficit for each in ca should i file for bankruptcy protection?

    Got laid off and cannot afford to pay mortgages. i have 1st home refinanced and cashed out $40,000 3 years ago when all was still good. total balance left is $90,000 first home is only under my name which was rented out. then we bought a bigger house 2 yrs ago at the peak of housing and our 2nd home was under my name and my wife this time which became our primary residence which was also foreclosed recently. balance owed on 2nd mortgage is $86,000 was not paid during the auction (purchase loan not refinanced). both 2nd mortage lenders are now asking for payment on the deficit. i have around $26,000 credit card debt also. my questions are; 1) will any of the 2 2nd mortgage lender be able file judgement against me here in california for garnishment? 2) considering the concerns above, would it be better to file for bankruptcy? we do not have any car loans as 2 cars is fully paid. 3) if bankruptcy is an option, should i file on my own only considering it is only i who's on the 1st home 2nd loan which was refinanced and only i who is owing all the $26,000 credit card debt? or is it better for us to both file? 4) will we be issud a 1099 for tax on those deficit? are those not going to be forgiven? 5) if we don't file for bankruptcy what is the advantage considering we have forclosed homes on our record? i noticed all our credit card limit are getting lower and lower every month bec. of the foreclosure. i appreciate all the help i need in this difficult times. thank you!!

    Joesph, Sorry for the hard spot you're in right now. I'll help as much as possible, but I recommend getting professional advice from a "non-bankruptcy" attorney. A BK atty will always tell you to file as that's how they make a living. 1. CA is a non-recourse state. They can not file on you for the deficit. 2. IMHO, No. 3. Since #2 is No, this doesn't apply. 4. Yes, you will get a 1099 for all non-purchase money that goes into default. 5. If you have a foreclosure, they are generally disregarded by lenders after 4 to 7 years max, depending on lender guidelines going forward. If you file a BK13, it will run for 5 to 7 years until discharge, then your credit will be affected for another 4 to 7 years after that for a total of 9 to 14 years all together. From a strict credit stand point, Don't file BK. Again, I wish you the best.

    Is there any way that you could look into "rent to own" properties? That way you could begin making a monthly payment and in a few years (when your finances look even better) you could reapply for a mortgage? If that seems like something you'd be willing to consider, make sure you have a proper contract made that would make it a legal obligation for the land lord to sell you the property and apply the payments made to the balance of the loan. If you don't see any rent to own properties, look online at the different homes that have been on the market for 3+ months. A lot of times those people are willing to rent, especially if the homes are empty, because that generally means that they're paying two mortgages. This is really a horrible situation and I wish you the best of luck!
