    "Found that easyrate gave me the same mortgage rate and same mortgage product and..."



    A Mortgage Broker can charge for their services, but since the banks do pay them it dosent seem fair if you get a Broker that is asking for extra funds. I worked with a broker for my renewal and they asked me for $500.00. I looked around and found that Easyrate gave me the same mortgage rate and same mortgage product and they did not charge me at all. My Mortgage Agent told me that only the hardest deals to get approved or the ones that get you a super low rate with a broker fee should ever be charged. So look around. I think you can find better. Hercule....

    Same here no service charge or fee with easyrate. My Bank didnt want to charge me a fee but they couldnt get the same rates. Sorry TD you lost my business.

    Q. Can i take legal action against my mortgage broker?

    I've been dealing with a mortgage broker for a year now who lies to me, tries to manipulate and speaks down to me like i'm a child. everything up until this point has cause considerable stress but nothing too extreme. this past month we had to pay for an appraisal through wells fargo and provided her with our personal checking account debit card number (through a different bank) to pay for it. last week i looked at my online banking and see that over $800 had been taken out by wells fargo to cover extension fees. i did not authorize those charges. i read all the papers i signed and nothing said anything about my debit card information being kept and used for other expense. we knew we had extension fees and she told us that it could be covered at closing. so here we are 2 weeks before closing, $800 less (putting our bank account in the hole) and she's passing the buck. she "doesn't know who authorized those charges." every other person we talked to told us that she was the only one who could have done it. i feel violated. i feel like something criminal just took place. they reached into our personal account and stole $800. we were given no notice, no bill and nothing to sign. can we take legal action? (not because they took the money but because she did it without permission and then lied about it.) right now i'm dealing with a pnc broker. it's a construction perm that we took out last april. the rate lock expired in february. the extension fees we owe are to cover this rate lock extension that was offered to us call builder's best. we pay a 1/4 point everytime we need a new extension. we're in our third right now. i know that when our construction loan modifies to a perm. loan it will be through wf. when we ordered the appraisal we gave the broker our debit card number over the phone and she ordered it. we did have to come in and sign a paper for that. it showed up on our statement as a wf charge, which we expected. then 3 weeks later, (last week) we see two more wf charges for $413 each. we were told this would be covered at closing and instead it was taken out of our personal checking (though bofa). not wanting to contact a lawyer yet unless i have a little confirmation that this is something worthy of legal intervention. thanks!

    I recommend that you contact an attrney who specializes in Real Estate Law. Provide your attorney with copies of all of your paperwork. Then follow the advice of your attorney.

    Q. Can we be both realtor & loan officer in one deal?

    I got my real estate licence a couple of years ago and my loan agent's licence been only for a couple of months so i'm farely new to this business. so far my real estate deals have been separate from my loan deals because i heard that it would be a problem if you're acting as both in one deal. the problem is when i do the real estate and i give the loans to someone else, the deals doesn't close as smoothly because the loan agent i work with charge a higher fees than i would normally do, and it has upset my clients. my mortgage broker has offered me to use his name on the loans and told me i can do same thing as what the loan officer normally do, but for some reason i'm not very comfortable doing it.... any suggestions from experienced real estate / loan professionals would be appreciated...

    It sounds like you are trying to be an honest person in your business transactions. If I were you, I'd let my clients know I offer both services and give them a choice. There's nothing wrong with holding a real estate license and being a loan officer as well . I'd even disclose how much you intend to make off each deal. Nowadays...people feel more comfortable when your upfront and honest. Let your clients know they can trust you. PS When you don't feel comfortable don't do it!!! You will be successful. Hope this helps...

    Q. How do i get my husband to help me?

    My husband and i both believe in traditional roles if the circumstances are right. however, things are not aligned that way. currently, we both work full time jobs. i am on salary and make the bulk of the household money. he is paid on an hourly basis and works 36-40 hours per week. in the morning, he gets the kids (2 of them) ready for school/daycare and drops them off. after work, he picks up our baby and gets home about 2-2 1/2 hours before me. when i'm on the way home, i pick our dauughter up. from the time i get home, i take on all of the traditional roles of a woman...cook, clean, laundry, bath/shower for the kids, bedtime stories, pack lunch for the next day, etc. i do all of this while my husband is on the internet or playing ps3. he doesn't do much to help until i get extremely frustrated (about once a month) and have it out with him. then, he helps for a few days before things go back to normal. on top of that, i am in charge of the finances. i balance the checkbook for our joint account, pay the bills, maintain appointments for everyone in the house (doctor, dentist, pta, etc). when we were buying a house, i dealt with all the phone calls and appointments with the realtor and mortgage broker. he looks to me to make almost every important decision. i feel like i am doing the job of husband and wife. i love him immensly. we get along very well and enjoy each other. i am far from unhappy with him. i am just feeling run down, frustrated, overworked and under appreciated. how do i get him to understand that i need more help and then actually follow through on a regular basis?

    Have you spoken to him about how this is a pattern of things that needs to be broken? Also, have you told him specifically what needs to be done on a daily/monthly basis so that he's aware of what's going on around him? You might want to make a list of all the adult chores in the house and have him divide them up fairly - that way, he can't argue when he's not pulling his own weight.
