We have recently moved to edmonton, alberta in canada and we are currently looking for houses to buy. we have fallen in love with a 1993 built town house yet we are unsure whether the technology of that time is compatible with what is there nowadays. for example, whether the construction methods, the insulation and the heating costs are going to be a problem. can you give us the downsides of buying a 16 year old house? thank you.

16 years old? It's not even broken in, yet. You shouldn't have any serious problems with it. My house is over 40 years old. I bought it 11 years ago and I just had my first plumbing problem last month.

I don't, and not because i think the people in winnipeg aren't fans. it's a simple case of the money involved with having an nhl franchise. people from winnipeg claim that the moose do so well every year, well, that's because the best seat in the house is only about 45 dollars. an nhl team couldn't survive with ticket prices that low. in other canadian cities, such as calgary and edmonton, the best seats in the building cost over 200/ticket/game. a very small percentage of the population can afford to pay these prices. the difference between these other cities, is that they have a larger population and a better chance that someone will pay it. more importantly, these cities have a larger corporate community that buys these seats as season tickets and gives them to their clients etc. sorry winnipeg, i don't doubt you have bigger hockey fans than phoenix, carolina, tampa, etc, you just don't have the money to support it.

Maybe in a perfect world. Thanks for pointing out that sympathetic arguments that hockey teams should be located in Canada simply because the game is widely credited as being invented there AND therefore fans will fill every seat aren't the prime factors that dictate where teams are established. If it was that simple then the Jets would still be in Winnipeg.

Much is your monthly mortgage? how big is your home, total living space that is. thank you. i am looking at a new home that will be ready soon, it cost 485,000. my monthly payments would be about 2300. this home is fully finished, has 5 nice sized bedrooms, a beautiful kitchen, a deck will be built with it, and a nice sized yard for a new house. i am just wondering if this is worth it, i live in edmonton but the house is in beaumont.

I really hope you are not trying to compare how much difference is your monthly payment to others by comparing sqft, room, etc??? Your monthly payment is based on MANY variables that have nothing to do with sqft, rooms, etc. If you are trying to compare prices than MAYBE you could compare it to others that people have bought around the same area and similar houses. www.zillow.com is a good website BUT their educated estimations of the values of homes is $10+- to $20+- off the real price. Any estimation on the Internet or even a CMA from a Realtor does NOT substitute the appraisal of a professional and licensed appraiser. As far as your question if your purchase is worth it or not...well....investing in real estate for either your home or investment properties is the best investment you will EVER do in your life, so yeah it is very much worth it. roflmao when you said "relatively old house" I thought you were going to talk about one built in the 1870s or earlier. Construction methods change little in only 16 years. [Buckminister Fuller estimated the half life of residential construction improvements at 50 years -- that's 50 years from introduction of new idea until it is in half the houses that exist.] The whole housing construction industry is capable of building about 1 new house a year for every 50 that already exist. [2 percent of stocks] The "only" difference you'll likely want to consider is insulation and thus heating cost. Energy costs are higher now than they were in 1993. Find out what the standard is now for insulation and what actually exists in the house. Then ponder how the actuality can be improved at reasonable cost, or if it is even needed. Down here in the States, homeowners can and do add insulation in their attics all the time. It is reasonably safe [follow directions], can be done by anyone with even minimal manual skills using rented equipment, and effective. GL

if you can afford it and like the house it's worth it. you get what you pay for.
