    Good day Vernie, If you have registered the discharge with the land registry office, they would have a copy. If this is what you forgot to do and will be doing it after 15 years, you can approach your lender and find out if they have it in file. They would also point you in the right direction where to get the document in case they do not have it in file. It has to be available somewhere.

    Q. Should i sell or refinance my home? switch from 30 to 10 year mortgage?

    I bought my home in findlay illinois in october of 2007. its a 1 bedroom, wood framed, 900 square foot home built in 1916 with a 40x40 detached 2 car heated and insulated garage. i paid 35,000 for it. it appraised for 38,200 at time of purchase. 30 year fixed mortgage at 6.75% interest, financed with help of first time home buyers loan through usda rural development. my credit score was 640 at time of the purchase with no bad strikes or missed payments since and i have since payed off an automobile loan. looking at this graph in this link really scares http://www.businessinsider.com/the- housing-chart-thats-worth-1000-word s-2009-2 im young and really goofed when purchasing this home as it was a rush rush situation due to a family member dying and i got overly excited about it and didnt do my research and get educated on the matter untill after i purchased it. im afraid that since the housing crash, the house may not be worth what i have left on the loan. national interest rates are extremely low right now, so im considering trying to refinance it. i dont know if i would be better off refinancing or selling it right now. i can afford a considerable raise in the monthly payment which is only 318$ after escrow, so im thinking of refinancing and going with a 10 year loan. i dont know much on the 30 vs 10 year subject but i would suspect its a lot harder to get a 10 year loan than a 30? am i correct? what would you do in my situation?

    Go ahead and refinance. Your total mortgage was only $35,000. No big deal in the big world of mortgages. Save up a couple of thousand dollars and then refinance into a 10 year. (Frankly... save up $10,000 and get that loan down to a 5 year... There are people out there that finance cars that cost more than your house. Stay in it as long as you want... you will never see a better deal out there again.

    Q. Problem with how school works?

    Okay, this isn't really a question, but more of an angry rant towards school with some questions thrown in. i would like to know whether people agree or disagree. i am currently in grade 11 and i will definitely be moving on to grade 12 and eventually university. but, i have many problems with how school works, teachers, grades and just school in general. i do not 'hate' school per se, but rather disagree with it a lot of the time. firstly, what annoys me the most is how much your lessons depend on your op. i am going for my op so all of my subjects are op eligible. the problem i have is what we get taught is relatively useless. now, this may not be the same for all people obviously, but i don't need to know majority of the things taught in mathematics. some days i come home from school and my parents say, "what did you learn today?". i can tell them how to factor a second degree polynomial and all i get is blank stares. but later, when we are eating or watching tv, they might be talking about taxes, or mortgages and thats when i have the blank stare. i have no idea about any of these things which are much more important. i think i would be better off in life knowing how to manage my money and pay off my mortgage rather than graphing a parabola. the problem is, in the classes that aren't op eligible (basically the easier ones) they get taught these things. another example is in english. with most university courses, english is a prerequisite which means i am taking english. the school also offers english-communication which doesn't count for uni or your op. there are so many people in my grade who have trouble with simple spelling, grammar, and punctuation. an example is many people spell the word 'smoking' like this - 'smokeing'. i once got asked how to spell 'jesus' (in a catholic school in grade 10). there are people like this yet we are being forced to do in-depth analysis on a book written by a nigerian author about a native tribes customs and laws. another example is when we study shakespeare. i personally enjoyed this, but most other people hated it. shouldn't they be focusing more on getting grade 11 student spelling correctly rather than trying to teach them shakespearian english? we are told before every assessment not to write in 'text speak' (u,wat,l8r...etc). does anyone else find this sad? another thing that annoys me a lot is teachers. i don't know whether it's how we are strategically placed, or if it's just plain bad luck, but i always seem to get really bad teachers. it ranges from incredibly strict teachers, to ones who have no clue what they are doing. and i really hate how this dramatically affects my grades. i know to some extent this is my fault for disagreeing with teachers some of the time, but a lot of times it seems they are being evil just for their own pleasure. its (information, technology, and systems) is my favourite subject, but my teacher really ruins it for me. the last assignment i handed in i spent so much time working on it, making sure it was right, showing my teacher every step i did so i could get some feedback. when we got our marks back, they were not what i had expected. (bad). i stayed after class and asked what was wrong with it. it turns out i was marked down for infringing copyright laws. in one design, i had used the dvd logo, just too make it more authentic. i thought it was a good idea but apparently not. i went from an a to a b because of that. what i find strange is that she didn't pick up on how my friends dvd cover design was 5 images from different movies, one of which he used photoshop to edit the copyright symbol out. even the blurb on the back was copied and pasted from the movie wanted. how is this fair? i spend so much of my time working on this, and she marks me down for copyright infringement? i understand that in the real world if i were a graphic designer, but this is high school for gods sake!!!!!. one of the main subjects i don't like is study of religion. i personally do not believe in god so a lot of the time i have debates with him about christianity. it always turns out the same - 'your wrong, i'm right, god is great and satan is evil'. and thats it. i respect his beliefs but this is study of all religions, not christianity is great and there is no other religion. what makes it worse is that in religion and ethics which is the non op religion, they discuss all religions openly and equally and people actually learn about other religions. what continues to make it bad is that my teacher is an idiot. one day we changed classrooms so we could watch a movie. he sent me and a friend down to the office so we could tell them we have changed classrooms. when we got back he had a go at us for being late. no matter how many times we told him that we were on time and he sent us down to notify the office, he didn't believe us and kept saying your late. wtf?!??!?!?! i just wish that school was more about teaching things we need to know and not thi things we don't need to know. i think if i was in charge of education in australia things would be done differently. i also think that if school was more like how it should be, more kids would stay interested in it and do something with their lives. just to be clear, i am not saying that i want to leave school so don't reply with 'just leave then'. although i dislike it, i am staying in school because even if i'm taught crap, it will get me into uni and hopefully a good job. i am curious to hear other people opinions and whether they agree or disagree with what i have said. even some advice from people who have left school and gone through tafe or university would be good. meh... at least i let off some steam. i don't care if anyone reads it or not. its their for anyone to read if they can be bothered lol... although if someone can be bothered i would like to here their opinion

    I read it all, and I completely agree with you. I remember the first time my history teacher told the class "No text speak on your papers". I was appalled. I'd never before even thought about shortening my English in school. Even outside of school I try to remain as correct with my English as I can. I hate when I end up with a teacher who always has the answer book at their side. Yes, using the answer book is a great way to check if you did something correctly after you find it on your own. But when a kid asks a question and they reach straight for the book it makes me really question their knowledge. I agree with the mortgages and taxes and whatnot. A while ago I was thinking "I get to vote at the next election, but what if I don't know how to use the machine because I was never taught". Although that's not the best example as I'm sure I could figure it out this applies to other life situations. Like, why aren't we teaching youth about credit cards, or why America is in so much debt? (You live in Australia so it might be different) I had to learn these things on my own. I've had to learn most things on my own. School should be life experiences. Not sitting in a building for seven to eight hours trying to learn things that I already know I won't need.     Okay i don't know how to find this: a group of investors bought two units in an industrial plaza to rent to companies. the two units sold for $780,000. the investors made a down payment and arranged a mortgage for the remaining 70% of the cost. the mortgage is at 9.5%, paid monthly for a 9-year term and amortized over 20 years. a) what is the monthly payment -> i got that, which is $5024.46 (by using the graphing calculator). b) how much will the investors owe after 9 years? <--how do you calculate for that? do i need the remaining 30% and calculated from there? :s please help me!! thanks guys :d

    Q. How do i convince him it cant be done

    My partner is convinced he can pay off a 200k loan in 5 years working a job that pays 64k. he really thinks he can do it. i know he cant. i work in a finance company, i have run his details and figures and it cannot be done. i spend nearly half of my work time helping clients apply for early withdrawals from their super just to meet their mortgage repayments and not have their homes seized. i have explained it to him using figures, graphs etc but he is convinced he can do it! is he just stupid? please help me i have told him that i will not support him yet he still thinks he can depend on me. i have been careful with my money so i dont see why i shoud have to get him out of debt. i am a financial adviser! thats the sad part lol

    "Pay for it if you must..."



    While you're married, you have common property and debts. You'll have to help him out of it if you stay together. You'll have to get someone else to convince him. Have him talk to a financial advisor of his choice, pay for it if you must, but he seems to need a neutral third party to advise him. Don't use your expertise against him, let someone else talk him out of it. If he does it anyway, plan to refinance the loan later.
