    I am buying an investment property in the tampa bay area. it is in apollo beach. the appraisal is 3.2 mil waterfront home and it was built in 1978. does anyone have a clue what my rate might be?

    No. Here's why. The price tag you're paying is MARKET value. Insurance values are based on the COST TO REBUILD. Assuming the cost to rebuild this thing is $1,000,000, and it's a single family home, the MAXIMUM flood insurance you'll be able to buy on it is $250,000. Dwelling coverage WILL be with Citizens - maybe 5% for everything else, 5% for wind, $4,000 for flood. 5% is about the going rate right now for property and wind. But next year it's probably going to double. But you're not going to be able to BORROW more than $250,000, because that's the most flood insurance you'll be able to get. I hope you're an expert investor - because buying real estate in Florida right now is a VERY VERY risky proposition - the whole real estate market is about to collapse.

    I work for a small insurance agency outside of philadelphia, pa and am working on getting my p & c license. i have been working there since late april of 2009. i am the only employee; so it is the agent/boss and myself taking care of business. we are a small agency, but we have a good size book of business, so as an agency we are doing well. after a year, i received a dollar raise (april 2010), and we (boss and i) intend on me being licensed before the end of august since that's when we slow down a little bit. i take care of a lot at my agency and do a great job, but there are still a few things i know i can improve on and learn. i started at $11.00/hr, then went to $12.00/hr after my yearly raise. how much could/should i be making holding a position like this? should i be making more, or is this just right? what would/should i be making after being licensed? in my opinion, i feel as though i should be making more due to the cost of living/economy. once the taxes, etc. come out of my check, it's kind of lower than what i need to be making. i am 23 (which has no influence on what i should be earning) and have excellent computer skills and am picking this insurance stuff up. i just started working out of high school doing clerical office work (3 years experience at my first job-this is my second job) and did not attend college, although i have learned a lot in the insurance field already. where could this take me from here salary and position wise in another company (larger) down the road?? just curious to see if anyone has started out like this before? i am always looking to move onto bigger and better things, but am not trying to rush it. :o) any imput from anyone who works in the insurance business or knows about what others make would be helpful. i am just curious where i stand. thanks!!

    I started out like that. Look, in order to BE a CSR, you need to have that license. So I can hire a licensed CSR with less than three years licensed, for anywhere from $18,000 to $22,000 a year. Generally, you're going to make your big jumps in pay, by moving to another agency - you're NOT going to see the raises there. And you'll make more doing commercial lines, than personal lines. You make more with larger accounts (revenue over $50,000) than smaller accounts. But you CAN'T rush it. You have to have the skills and the knowledge base, to make each of these major transitions. You have to be GREAT with people, be able to follow up, make connections, create loyalty with your customers, etc. Will you be making $60,000 in ten years? Doubtful. But it IS a viable goal for 20 years from now (adjusted for inflation). The BIG money in insurance, as in any industry, goes to the salespeople. It's all straight commission, and most people wash out, but they're the ones putting their wallets on the line. Big risk, big rewards. www.salary.com is probably what you want to check out. You probably ALSO should work on getting as many designations as you can comfortably tuck under your belt. That will help, A LOT.

    Q. Usaa insurance questions?

    I'm thinking about switching my auto insurance from geico to usaa, but had a few questions. and since it's the weekend, they're not open when i called. i purchased a used vehicle about 4 months, so my insurance went up, and have heard great things about usaa, so here goes,,,, question #1 - from all of the research i've done on auto insurance, usaa is approximately $125.00 dollars cheaper for a 6 month premium than geico. this sounds too good to be true, but i did the free quote steps over and over again on the site, if you have have usaa auto insurance, does this sound right? question #2 - i submitted a quote for property insurance as well, and that quote was $10.00 a month, does this sound about right? i did this quote with website assistance on how much my property is worth. question #3 - my 6 month auto insurance premiums gets paid in 4 monthly installments in a 6 month window, does usaa do this as well, or do they do it by monthly deduction? thanks to all in advance

    i do work for usaa and i haveta say that usaa does sound to good to be true but i do want you to know that really is THAT GOOD the company is great to their members and would do anything in their power to help them out. but call usaa and speak to the auto insurance department and they will be glad to help you out as a member or get you signed up to be a member, if insurance is the same hours and credit cards then they are open 24-7 365days a year!!! which is GREAT!. usaa does have alot of differnet plans to pay your insurance, so i would talk to a rep. and see what all your options are!!! believe me if i didnt like the company and how they treated their members i woudlnt just tell you these things just cause i work for them, i could care less if they made money or not, im just telling you the truth that they are an outstanding company and have outstanding products and even better products if you are deployed.

    Q. Can some one leaves personal property with you and mandate you to mail it to them at your cost?

    I hired a person to help me drive across country on a move. i paid them 600, food, lodging, and a flight back to where ever they wanted. she decided her back pack was too heavy for the return trip home. i drove her to the post office for her to mail out her stuff. i waited in the car. instead of mailing her stuff, she just got the box and expected me to mail her stuff for her. i had to hurry and get her to the air port the next morning. she left the box in my car. it was her dirty underwear, an adapter, some home made music cd's. i told her when she took off i was not sure when i could send if back to her. she did not leave an address. 3 weeks later she emailed me her address but my computer was in the shop. she spammed with emails about her package. long story short i could not afford to send it to her at that time and told her that it would be a while. she is now clamming that she left several hundred dollars with me, things that did not belong to her but to other people. she claims the other people are holding her accountable for the stuff. this is not true. i asked her to itemized what she had in the box, add a dollar amount to each item. i told her she would need to pay for insurance to have it sent at the several hundred price tag. do i have the legal right to do that. i do not want to be responsible. i think she stole from her friends and now she is trying to set me up. i want something in writing stating what she left. she did not leave several hundred dollars of property with me. does any one know what i can do? i don't want her stuff, i want her out of my life. she is calling my family and harassing them as well. i don't know her. she was hired as a helping hand. thanks to any one that can help.

    You never agreed to ship her property, so you're not liable. At best you're retaining the property until she either picks it up or secures other methods to attain it. If she's harassing you and your family then contact the police. Tell them the story, and let them deal with her.

    Q. Liability insurance for a small cabinet shop, is there an alternative?

    We have 3 full time employees and 1 part time. they are working with some rather dangerous equipment. couldn't i draw up a contract for the employees to sign stating that they assume the risk and responsibility of injury associated with the job? i would have it notarized. would this be helpful in preventing a law suit for personal injury incurred on our property by our employees? we checked into getting the insurance and it would cost us almost $6000.00 dollars a year. we simply can not afford that. thank you for your advice. p.s. we are incorparated.

    It would be completely ineffective. You cannot "contract away" your liability for your employees' acts or omissions. Moreover, contrary to common belief you cannot turn employees into "contractors" by having them sign a contract. You cannot contract your way out of worker's compensation. If a business with 3.5 employees cannot afford $6,000 a year in insurance it can't afford employees or it can't afford to be in business.

    Q. How to increase your homes equity?

    We purchased a house last spring. we would like to be able to drop our morgage insurance in 2 or 3 years instead of the like 10 years they plan. we were told to increase the equity in our property and then have it reappraised. but we are confused on what will raise the equity. the house is in great condition and nothing really needs to be done. in a book i read, it said basically you get back dollar for dollar what you put in from paint to new windows and doors. we have put in new carpet and painted. and are planning a small bathroom redo... mostly just to get rid of some terrible wall paper. we are considering a new patio door also. the only thing other then that is we need some added insulation in the attic. i don't know that would add equity. but what else can we do? and how do we know if something helps our equity? thanks for any answers.

    Landscaping, make it look like a model home you would see in magazines.

    What about the 60 cent per pack cigarrette tax? what about the 3.7% tax on property when you sell, taking effect on 01-01-2013 what about the 750 dollar fine for choosing not to buy health insurance?

    Hell Billy there's a reason to buy smokes in Oregon. Average OR cost $5.00 / in WA it's $7.50.

    Q. Public insurance adjuster fees?

    After hurricane ike, we hired a public insurance adjuster after the insurance company gave us a check for our 1st claim that wasn't sufficient to repair the damage to our house. the adjuster was able to get an additional $8,000. she told use her 10% fee comes from the total amount, not the $8,000. the wording of the contract is ambiguous, but we thought we were only responsible for the $8,000. also, she sent someone to appraise the property to provide an estimate to our insurance company. today, she told us he charged her $1500 which we are also responsible for. we had two independent appraisers write estimates for us for our insurance company and they didn't charge us anything. in fact, one of them used the same software as our insurance company and was 25 pages with photos of the damage. the adjuster requested those estimates prior to sending out her own appraiser. there is very little difference between the two estimates. he added some minor damage we had to our fence and some other very minor damage. i know the reason why we got the addtitional money is because we had an advocate not the new estimate. the insurance company only gave use roughly 2/3 of our original claim from the first two estimates. so basically, our insurance company just paid us what was in the dollar value in the original estimate and about $1,000 more. here's my question. does the adjuster's fee come from the total or just the additional amount and how much does it usually cost for an estimate? after arguing with her for about 15 minutes she said she'll "see" if she can get him to "settle" for half. this whole situation is a little suspect to me. we live in texas if the state makes a difference with the fees. thanks! the independent appraisers where not hired by our insurance company.they were recommeded to us from a neighbor and a co-worker. these appraisers did, however, work for the general contractors who were placing bids to repair our house. we never received a bill and have yet employed either since we were still fighting w/ the insurance company.

    The independent adjuster your insurance company sent out to inspect your home did not charge you because they charged the insurance company for their services. Yes, you are responsible for the independent adjuster's fee. It's the same as if you hired him. In your post- you said that the public adjuster told you her fee is a % of the total not the 8000. Usually a public adjuster's fee is a % of the settlement plus you pay any expenses incurred on your behalf. My question for the public adjuster would be.....why did you not come out and write an estimate for the damage yourself? What is the point in hiring you if you can't write an estimate for damage? If all I needed was just another estimate - I could have hired an independent adjuster or a general contractor to write an estimate for me? What did you do to earn your fee - other than hire an Independent Adjuster to write an estimate? Then have her send you an itemized invoice of her services and an itemized invoice from the independent adjuster for his services. If you think the fees are out of line - contact the Texas Department of Insurance. All adjusters - regardless if staff (employed by your company), public adjusters or independent adjusters are regulated by the state insurance department. Insurance is regulated at the state level - so the highest regulatory body you can go to is the Texas Department of Insurance. Edit: if the IA's (independent adjusters) worked for the contractor - that's who paid them for their services. If you question the reasonableness of the fee- I'd get the itemized invoice and then call the Department of Insurance. They may be able to give you an idea of what the going rate for a Public Adjuster and an IA is in your area. I still would want to know what the public adjuster did to earn her fee? Granted, we don't have public adjusters in my state- but I thought the whole point of them was they could write their own estimates and would know the policy language so they could give you guidence on how to get more money. A word about IA fees- many IA's fees are based on a % of the estimate. So...the higher the estimate they write - the bigger their bill.

    I have a. bodily injury/property damage liability c. medical payments h.emergency road side service u1.uninsured motor-vehicle bi/pd i have had 3 speeding tickets 2 will drop off in a year & a half one in 2 years.i am paying 269 dollars for insurance just tickets no accidents on record. how can i make my insurance cheaper? i know that at age 25 it drops i am turning 20 on july 11th 2010. in a couple of days. i own a red 1998 ford escort lx. how can i make my insurance cheaper? will i have to change company's to get the cheapest possible premium and rates? i know speeding is irresponsible but i am in college & i can't hardly afford living expense/apartment/gas& girlfriend and these crazy high rates...please help. if you are just going to insult me then don't bother even leaving a comment. = ]] hellppp lol lol, both the car & girlfriend are staying

    The color doesn't matter. The rate you're paying right now, is damn fine, with three speeding tickets and you being 20. I suppose the only way to lower your rate, now, is to get married to girlfriend, and get the "married" discount. You could also try buying renters insurance to see if it gets you a "package" discount. That's it! And . . . I'd plan on State Farm cancelling your policy, instead of renewing it, if I were you.
