    If i have 150000$ mortgage and sell my house for 150 000$ can i use the funds from the sale and port my mortgage to a new 300 000$ house while keeping a 150 000$?

    Yes, call your bank and ask for the skip a payment program so you do not have to pay for a month within a calendar year. Explain your situation and most banks allow a skip a payment every year. Your mortgage term will end longer than originally planned.

    Q. If the company holding a 1st mortgage forecloses, who pays off a different company holding a 2nd mortgage?

    I have a 1st mortgage with hfc ($257k) and a 2nd mortgage with american general (15k). the house has been appraised at $315k. if hfc forecloses, who pays american general? am i responsible for any payments after a foreclosure?

    In most states first mortgages and Tax liens are superior liens which means that the foreclosure auction will take care of those liens plus any additional liens that you may have. Check your states laws to make sure that this is the case. Generally this information can be found on the County Clerk's or Recorder's website.

    My wife and i did the right thing and bought a house we can afford. we never miss payments and are not in danger of missing one. the problem is we bought our house for 330k only 3 years ago, it is now valued at 300k. so we owe 315k on a 300k house. we cannot refinance because we have no equity. my taxes go to bail other people out. i also just heard of a plan where the govt allows you to buy a house for 200k, but only pay for 100k of it??? im an honest person, did my homework, work hard for the american dream. where are the programs for me, and people like me? i would like to save money so i can start a family soon and a refinance would've saved me hundreds a month.

    We brought our home in 1992, paying $104K. In 2002 we refinanced into a lower interest rate and shorter term. The appraisal came in at $425k. Last year we replace our roof, added new windows, and finished our basement (adding another a bedroom and full bathroom). We also added a new vinyl fence Last month changed our sigle car driveway, to a two car driveway. In March we refinanced, the appraisal came in at $251k. Hold on the your property because the value is going to go back up... ..

    Let's say for example: if i bought a house 5 years ago at a cost of $300k. (paid $60k in cash for down payment, $240k by mortgage loan) over the past 5 years, i repaid my mortgage $90k ($15k towards principal; $75k towards insterst) the the market value of the house increases to $315k. how much equity have i built up? is it $90k? i'm just not so sure about it, though. this is just an example, not a real case.

    your equity build up is the appreciation of the value of your house which is $315-$300k =$15k PLUS the amount of principal you paid down on your loan of $15k according to your numbers. therefore you have built-up equity in the house in the amount of $15k+$15k=$30k. your equity is $30k higher. your total equity is now $90k.
