In order to afford an $1800 dollars monthly mortgage payment you need to make approximately $72,000 a year after tax.

    Q. Can he afford a $50,000 mortgage?

    Powered by
Hey so my bf is planning to buy the house his mom and sister live in for them. it's being sold to him by his grandpa for $40,000 and he wants to buy it to put a roof over his mom and sister. will the bank approve him of the mortgage? we live together in an apartment right now, he earns about $1600 to $1800/month after taxes, his credit score is probably around 670. would he be approved for this loan? what do they look at when you apply for a house mortgage? i earn $2000/month after taxes and my credit score is 727. he thinks we can get a better mortgage deal if i could cosign. i'm not saying i will, i'm still thinking about it.

"Of course he could get a better mortgage if you co-signed..."

So he makes a little above minimum wage. He should not be buying a house for someone else when he has a wage that can barely support himself, and keep himself out of poverty. I mean seriously he is one step away from qualifying for food stamps. Of course he could get a better mortgage if you co-signed, but that would be insane for you to do. This guy is just a boyfriend and you want to buy a house for his mom and sister? No way, Jose.

"Hook for it if he disappears or stops paying or whatever..."

Agree, don't co-sign. You will be on the hook for it if he disappears or stops paying or whatever . If you want an investment/rental property, buy it yourself and charge them rent. Otherwise you may find yourself paying for a home you don't own, have no legal rights to. Can he get approved? Possibly. Investment properties (where you own the property but do not live in it) require 25% down payment, plus generally have a slightly higher interest rate. The only way to know for sure is to apply. The good thing is you can apply for free. I would encourage working with a mortgage broker as they have the best variety of loans available.

normally it takes about 3-6 months for the things to clear or get corrected on your report

    Q. Separation/divorce and finances?

    Powered by
I know this is a long question but i really need advice on how to make separation work financially. basically i separated from my partner 6 months ago. we have two children (age 6 and 1). while together we bought a house together and the mortgage is €1100 per month. i earn €2000 per month. obviously we both had to work because i couldn’t pay the mortgage alone so she had to get a job too and she earns €1800 per month. since she is working the children are in after school care (the eldest) and the baby is in a crèche. the cost of the childcare is €900 per month. we spilt the payments fro mortgage and childcare 50/50. when we spilt up i moved out of the house. i kept on paying my half of the mortgage and my half of the childcare which totals €1000 per month. i have also been giving her €50 a week for food etc. now i need to find somewhere to live because i’ve been sleeping on couches etc. the cheapest places to rent are €500 per month. obviously i can’t afford to give her €1000 a month for mortgage and childcare and pay €500 my own rent. i need to stop one of the payments. i know if i stop paying half the mortgage le to pay the full amount herself. nor can she afford to pay the costs. her leaving work is not an option because i don’t make enough to support us both. the only option i can see is that she needs to rent a room out in the house to make up the mortgage payment. she seems to think it’s for me to figure out and doesn’t want to discuss it. i’m giving her €1200 a month. i can’t keep it up. i could take her to court and i know that all i would be ordered to pay is €560 child support and nothing else. she doesn’t seem to want it. i would love to just get a higher paying job in reality that not possible. when you separated/ divorced how did you work problems like these out? i dont really want to take her to court because at the moment im getting to see the kids regularly but if we go to court she will request a visitation order and i wwill only get once a month twice if i'm lucky. thats how irish courts work. also i wouldnt want to put her and kids out of the house but even if i did legally in ireland that the family home so she is entitled to live there until the children are 18 and it cant be sold unless she agrees until then. unfortunilty the home is the only asset. the only thing we have is debts. there was no cheating. it was just over. i had to leave because in ireland you its the law that i leave the family home becaus shes the mother and has the right to live there with the children. i have no right to be there and she can get a 'property adjustment order' saying that from the court if she wants to.

You need to take her to court and get everything in writing. I don't understand her reasoning...this is her problem too and she needs to deal with it...she might be in denial/

    Q. Am i financially obligated still to pay 1/2 the bills ie utility and food?

    Powered by
My partner and i splitting up never married she has son ive kind of raised hes now 18 earns good money he pays 20 a week .we have to all stay in the house until it sells running cost excluding mortgage approx 1800 a month . in the past we have struggled and continue to do so ,should i struggle any longer .given im not the father

"Get the other 2 parties together and tell them bills..."

Since the relationship is ending, get the other 2 parties together and tell them bills will now be split 3 ways until the house sells...simple... Whether you are the kid's father or not, if he's a legal adult and earning "good money" then he should have to carry his burden of the living expenses...

    Q. Csa are theives! stealing rats!

    Powered by
I am looking to get answers from all the fathers out there who are paying the csa more than they can afford! my husband has a child from a previous relationship and has been paying csa for 3 years! they phoned the other day saying that payments were going up to £57-00 a week! the csa are not taking into account what bills we have to pay for - mortgage etc! they have said that if my husbands employers refuse to give them any information, the company will be prosecuted! the csa are literally stealing from us! is there anything we can do to reduce payments as now having to pay £57 a week means we cant afford to eat, and how is that better for the child when we have him on weekends??? we normally take him to the cinema and do fun things with him, well cant do that now coz they are evil piss taking stealing w*nkers!!!!!!!!!!!!!!!!!!!!! how is that better for the child?!?!? my husbands ex has another child from her new relationship and is on benefits for both her kids! her partner is working and they are not taking that into account. i am not currently working so we have only got one income coming in! our bills each month come up to £1859 and we only earn £1800 a month! how on earth can we pay £57 to the csa!?!?! we have tried to pay his ex direct but the csa say if we dont pay her £57 a week, then her benefits will be reduced by £57! i am in a right mess now! we are trying for a child of our own but with all this stress all the time, how the f**k is this all fair?! maybe we should just get on with it, have 6 kids and sit on the social, we would most definitely be better off than we are now! the csa are taking working dads for granted! we spend at least £50 odd pound on the weekends just so that the kid can have a good time, but he will have to stay in doors permanently now and have no food! how the hell are we meant to live?!?! and please let me know how everyone else is managing to live with the csa stealing out your back pockets!! also if we cannot pay the mortgage, where the hell is the child going to stay? maybe we should all just put our points across, give up work and all apply for council accommodation! i mean, my husband pays £100 tax a week, and that is paying for unemployed people to have free housing etc, so we are already paying his ex's rent for her just by paying taxes, let alone an extra £57 a week for her to spend on weed?!?! so f******d off!!!!! help me please! we are going to see citizens advice tomorrow to see if they have any ideas for us but please let me know if there is anything you have done to get the friggin stealing csa twats off your backs!?! thanks in advance for the info!

    Q. My husband has said he is leaving me for a younger woman.....?

    Powered by
We have been together for 19 yrs, married for 14 and have 2 children together 10 yr old girl and 16 yr old boy. last week he came home from the pub and out of the blue said he was leaving because he wasn't happy. a few nights later i found out it was for a 24 yr old girl - he turns forty in a couple of days. all through our time together he has pretty much done as he pleased - went to the pub regularly, basically led the life of riley. what i can't come to terms with is how does someone throw away everything - family, a good home, business etc. just like that. he has not even contacted his children to see how they are coping and we only live in a small country town. by the way the girl is a local barmaid. i feel totally broken....but i realise that i have to be strong for my children as they are everything to me, but i am not sure how to tackle the financial side of it. we have mortgage repayments of $1800 a month, i currently earn approx. $800 to $900 a fortnight. is there any way i can stay in our home? what are the ins and outs of financial settlement? i don't want to be greedy but by the same token my children and i at least deserve to keep our house as we did nothing wrong..how do you cope feeling this hurt and abandonment. again i ask, what person is capable of just upping and going with no remorse, just turn off the father/husband tap just like that? please help. my god....thankyou for all of your responses, it's soul replenishing to find that complete strangers from all over the world are willing to take the time to help somebody they have never laid eyes on! i was just going to add that i live in queensland, australia.

"He's going to pay a heavy price for what he..."

Usually a female dog in heat will tire of the old man with his hanging balls and all. Dogs in heat always entice the old & young males dogs alike, so there will always be other males hanging around and that old foolish buzzard with his sagging balls will soon find out. The thing is foolish male dogs run to get to the female in heat without thinking of the danger running away across that street and getting hit by a car, well your husband is the same way, he's going to pay a heavy price for what he did to you and his children. His children are going to be the "main hurt" to him. Get even and get him where it hurt somewhere else, the pockets. Don't allow the whore to have any of it. Now you need to find yourself a tenacious barrister and find out what your rights are, right away.

    Q. What would you do?

    Powered by
If you earned approx 900 pounds (1650 dollars approx) a month after tax, owning a house(no rent no mortgage to pay) would you consider moving back to your parents house in order to earn almost as much as your wage renting your property? don't you find this a bit greedy? i am talking about a single man that actually doesn't even need to pay for his car cause he hasn't bought one. obviously he will need to help his parents with food expenses and giving some money for the bills. however at the end of the day he could be earning around 1600-1800 pounds a month after tax!

what is the point of having the money is you are going to be a loser living with your momma and never gonna get a date anyway?
