    Q. How much is closing cost on 89 000?


    I live in Georgia and we are trying to buy a house that the bank owns and has been foreclosed on. They are asking 46,000 and the house needs repairs. Like a few windows, Central Unit, pool pump and liner. I have did some research on this but I don`t know all about this stuff. The question is What type of loans are out there for houses like this? Is it just the FHA 203K loan or is there something else? Also Does anyone know a good place to start looking for getting the type of loan I need? Thanks hope you get back with me soon!

    For a commercial property transaction of typical complexity, what are fees that an attorney charges for offer, contract, and closing?

    It should not be very much because real estate law is fairly simple and the brokers all use standard forms. The only thing that you really need to be concerned about is the addendums and hand written items on the standard forms. I have bought and sold a lot of commercial property and have never used an attorney and have never had a legal problem with the transactions. A good real estate broker is licensed and very knowledgeable about real estate law.

    Around $400-$500. I'm an agent and I recommend Bradford Miller to my clients. My clients have spoken highly of him and I have used him personally before. His website is www.bradfordmillerlaw.com. I know there may be some attorneys that will do it for less - but beware, you get what you pay for.

    We will be closing on our new home next month in northern va. as first time home buyers, we are not sure if we do require a real estate attorney in understanding legal issues pertaning to the settlement. how much do these attorneys typically charge and is it really imperitve that you hire one? ps: i forgot to mention it is a new construction. we did get a pre-dry wall as well as pre-settlement inspection.

    Absolutely! Ask friends and family for recommendations or ask your Realtor for a list of attorneys he or she works with regularly. Call them all to get estimates of the charges. I'm in the NY/CT area and a typical fee is $500-$1000+, but it's worth every penny...they will check to see if there are any claims on the property, etc...you don't want to purchase a property that has an unsatisfied mortgage or other lien and then be stuck with that burden.     It should cost you about 500. Make sure you filly research the title. anyone dishonest enough to have a foreclosure may very well have other liens.

For less than sixty dollars, you will get the software to help you get these on your own computer. Her attorney is right there on the computer to explain each and every step on what to fill in your blanks, and you print out your own Will, Trust, Power of Attorney, and Durable Power of Attorney for your own health choices. I have the program, and it is by far the best I have ever seen, and the price is far less than an attorney will charge you to fill in the same things.

    I am a first time home buyer and have some quick questions: home price around $220k 1) how much do attorneys charge me as a buyer in the home buying process, if i plan to have one ? 2) if i have been into multiple contracts (2 ) and then close on the second one ? does he charge me as one property only ? isn't it not on 2 properties where i had the contract and finally closed on one. ? i am talking about real estate attorney

    What would you need a real estate attorney in the purchase of your house? Most people purchasing a house do not use an attorney for any reason. Now there are some states in which an attorney is used as closing agents, we call them escrow officers in California as in California real estate attorneys play no role in the purchase of a home for any reason. If your state require attorneys to be the closing agents then this fee for their services will be listed in the closing documents or estimated HUD-1 statement. Why would you enter into two contracts to purchase a home, most people look around for a house with a real estate agent after being pre-approved for a loan. Once they look around with the real estate agent and find a home they think they would like they would make an offer on this one property. There are many things you should do, but the first thing you should do is contact a mortgage broker that does FHA mortgage loans and get pre-approved. This is the first step. Once you have your pre-approval then contact a real estate agent to look at house based on what you are qualified to buy. This pre-approval will tell you the amount of house you are qualified to purchase as well as the interest rate, monthly mortgage payments and other necessary things you need to know about your mortgage. If you are hiring an attorney to look over any documents on your own then you will have to find out the fees they charge when you make contact with this attorney and outline what you want them to do.     Hi my fren is gonna buy a condo in chicago south and the agent found him an attorney who charges 600$ fees for documentation stuff and any other legalities involved. he would like to know if an attorney is really required and if 600$ justify the charges he is asking ? are these normal charges ? also what could be closing costs for a 2 br condo in chicago south in douglas. thanks

    Q. How to deal with closing cost mascalculation by seller's bank?

    It has been almost three weeks since we closed on 2 four-plexes and started remodeling. yesterday our lawyer for the closing contacted us and said the seller's attorney made a mistake and gave us credits for fees which we shouldn't have gotten. we wired all the money which we were told to at the closing meeting with all attorneys and the notary, but because of the seller's attorney's miscalculation they are demanding 7,268 dollars which they gave us credits for but which should have been charged to us before closing. the title insurance is already complete since it has been 3 weeks since closing, but i don't know if this means we already own the property free and clear. any advice? are we at risk of losing the property, or is it the seller's attorney's responsibility?

    The closing attorney works for you. It sounds like you hired attorneys to negotiate a Real Estate deal instead of a Realtor. There should have been only one attorney. More information would be needed to have a more accurate openion. I am not an attorney, therefore I cannot give you legal advise. If the seller had no mortgage and there are no liens or judgments against the property than I would let the seller and seller's attorney eat the money. Call your closing attorney back and make sure any liens, judgments, and mortgages are paid from the closing proceeds. Your title insurance should cover any attorney errors. Now if they made an error on the HUD with the purchase price that was on the purchase agreement they could probably sue you for the contract price. That would be another legal issue since everyone signed the act of sale. Contact your closing attorney tell him you want him to do his best in solving the problem without you coming up with the funds. Would not hurt to ask him if it is a title issue then bring up the title insurance. Michael

    If you are not very familiar with real estate closing paperwork in the state where the property is located, you should have an attorney or experienced real estate professional review: Your purchase agreement (prior to submitting your offer) The bank's acceptance or counter. The title commitment The closing/settlement statement And any affidavits the seller requires you to sign.

    My closing is in another 5 days, how do i get the final charges or dollar amount i will be paying at the closing ? 1) where can i get it from ? 2) how early can they give me ? 3) does it make sense to dispute any surprise charges with the lender at the closing table ? (with all the people around-seller,attorney,title company agent) ?

    There won't be an attorney unless you are bringing one with you and you won't be there with the seller. Its doubtful that the lender would be there, that's what they hire the title company for. If there is something you are particularly concerned about call the title company to see if they can schedule a time ahead of the closing if you wish, but you can certainly take all the time you need at the closing to look over everything and have things explained to you that you don't understand. Calm down. Don't panic. Everything will be fine.
