    Answer: commission is always negotiable and to be agreed upon by both parties; realtor and seller.

    The staubach real estate firm specializes in tenant representation. if they were interested in buying real estate they wouldn't be a tenant. they would be a (potential) buyer.

    Off the top of my head -To help them locate rental property -To help them understand the terms of a lease -To help them negotiate admendments to the lease

    It has nothing to do with your credit rating. Why they should care about it? You are there to bring more sales and these people are always welcomed. By the way , i deal in virtual real estate and when i recruit affiliates , i never ask for their past financial failures.

    Q. How do i get in the commercial real estate industry?

    I am 22 years old and looking to get in the commercial real estate industry, preferably the leasing aspect. what would be fundamentally required for a person as young as me to be even considered for a job in a large commercial real estate firm? considering i have a real estate agents license, what else would be needed or would interest a company in hiring someone so young? in other words, how can i get my foot in such an industry, thus giving me a chance to work my way up?

    You did not volunteer where you are but I am betting 95% of the commercial offices in any city will welcome you. Make sure you are studying business and esp commercial real estate during your spare time . If you are in AZ, I will hire you immediately. Remember, there is a HUGE difference between working for a "company" as an employee and a real estate office where you are a 100% commissioned agent.

    Q. Best place(firm) to start a real estate career as a realtor?

    I have been doing some research on the various residential real estate firms out there pertaining to starting my career as a real estate agent. i'm looking at the chandler, az area; near phoenix and some of the firms i've noticed there are keller williams, remax, coldwell banker, and realty executives. i really know that area well and enjoy it there. kw seems to have a solid program for new agents but what about the others, does one have a better repuatation than another in terms of helping new agents getting started? how about the pay structure? do any firms offer group benefit plans? which is best/worst for "office" fees? as a new agent, given the current state of the economy, what number of sales can a new realtor expect in their first year or what can they expect to "take-home" in their first year on average? also, i'm thinking of eventually getting my broker's license after 2-3 years and say for example i start out with coldwell banker but end up franchising as a part of remax, is this normal? once i would start my own franchise, i assume i'm the only realtor there until i hire others and build it up? do the franchiser's assist in building the new franchise with staff support/agents? on average, how much capital does it take to start your own franchise? i've got plenty of questions and any and all of your input is greatly appreciated!!

    I always thought that as a real estate agent, you could work on your own time, but now that i'm finding out that you have to work under a broker, it's tricky. i don't want to have to comply with a predetermined amount of properties that i need to sell, in order to stay with a brokerage firm. i want to work at my own pace. how can i do that? and where can i look for firms hiring?

    None will give you a limit. The average sale last year was half a house last year, most agents did not make a single sale. You will not be expected to for at least 2 years. Since most will be charging you to work most will hire you.

    Q. How many real estate agents would hire a beginning photographer to take pics of houses they're trying to sell?

    I would like to earn money taking photos of properties for sale, but i have never sold any photos that i've taken nor do i have any formal training in digital photography. i live in a large metro area (washington, dc - and baltimore, md is only 30 miles away) so there are many real estate firms of all size, as well as plenty of properties for sale at any given time. i welcome all answers, especially from experienced agents/brokers who have hired photographers to take pictures of properties they have sold.

    Being a beginner isn't a problem. If you have a passion for photogrpahy and a passion for service, and if you have the right equipment and understand how to take a great photo (formal training or not), you can start your own business. Check out www.savvytours.com. It' a great website to get you started. But you'll want to create a portfolio to show off, first. With some hard work, and the willingness to learn learn learn... you can do it. I started my own real estate photography business 6 years ago and today my company has 8 photographers, 5 customer service staff, and we do just just under 1 million a year in revenues. I don't have any formal training either... just a passion to learn and build a great business.

    Q. Question for all real estate agents!?

    I am a broker and co-owner of a large real estate firm in the south, we recently hired a very large web development company thats working on a website for us that we will market nationwide to all real estate agents and companies through our extensive marketing channels. we are going to roll out the website in stages, adding more and more features as we go via input from the public. the core of the website will be a marketplace where agents come together and buy/sell their used signs, lock boxes, car magnets, blackberries, supra keys, laptops, etc. in essence a marketplace for used second hand real estate items. we have several hundred agents and the inspiration came from our agents having to buy new things all the time, while the marketplace is filled with equally good and functioning second hand items for less. i have hired and allocated about 20 people to work on this project for the next 6 months, we are open to all public discourse, suggestions, comments. thank you. to answer one of the responders, the site is not going to be mailing anything (atleast in the initial period). it will be a localized marketplace, sorted by cities and/or real estate companies, therefore it will allow agents to buy/sell, even trade things with each other on the local level. many additional features will be added with time, a social networking aspect with certain real estate aspects can be worked in at a later point.

    The concept is good and their is certainly a need for this type of thing however the supra keys have to be administerd by the local Realtor Association . I also agree that a good live chat room would be great for us Realtors to Network. The best thing I think you can provide for Realtors is something that is useful that does not cost, we have so many out of pocket expenses and not very many useful tools that really work.     Q. Interested in becoming commercial real estate agent in dallas and need advice!?

    I have been interested in becoming a commercial real estate agent for awhile in dallas; however, i have a few things going against me, and i would like to know the answers to the following: 1. what are my chances at getting hired as a commercial real estate agent within the current dallas economy. i do not have a marketting or finance degree, but rather a masters degree in psychology. i have worked primarily in the non-profit sector, however, an looking to transition into a different career choice. i do have some b2b sales experience. 2. i am a woman, and am concerned that this market is still saturated with men, and it may be difficult for a woman coming in without finance and marketting degree. 3. what firms are good to work for in this area, and are there any hiring right now 4. how do i get an interview 5. if there are firms hiring, are there firms in dallas that hire on 100% commission....what do you think about those firms as far as succeeding in them. 6. any other tid-bits of advice would be helpful also, as a side note, please do not question why i am going into commercial real estate. i have given this a lot of thought, and would prefer this career to residential. i will also be taking a real estate course in about a week or two. i have no prior real estate experience. any advice on the above questions would be of tremendous help to me! much thanks!

    Commercial is the toughest sector to break in to and be successful at. Most commercial investors want someone who is well versed, as commercial can be very complex. Due to the nature of commercial, you may only do a few transactions a year, but selling a big commercial building can be very lucrative. Most commercial brokers I know have mentored under someone else, or are investors themselves so they know the business.

    Cushman and Wakefield are a large commercial real estate brokerage. Another tactic is to look at properties on the market in commercial areas and call and ask about any job openings. Most firms hire agents with no experience and they have a training programs.

    Q. Which real estate sign should i erect?

    I own a building in the city. my regular agent, john, whose name is normally on the for lease sign, has moved away, but he is still actively trying to re-lease (re-rent) a couple of floors that are now vacant, in my building. since he left, he has kept in touch with me daily, (phones, faxes, emails, etc. and he even comes back for meetings now and then or when needed), and the only thing he can't do himself, is be here to "show" the premises. (he does have other contacts that can show for him). in the meantime, i have realized that i want to hand things over to a real estate company locally, "dave" (all my invoices to be paid, upgrades to be done, property management and maintenance) not only to help me re-lease (re-rent) those two floors, but also to help with the management, etc. the for lease sign has to go up now, and both want their sign up (i can only erect one sign). the advantage of erecting a sign with the first man (john) is that his sign will have only his tel. number on it, (also welcoming other agents) and he is not trying to re-rent any other building other than mine, in the city. john has been in the business for years and he also has a lot of connections, but the reality is, he is not here....so i needed to hire people that are here in the city, although i am still very much in contact with john, and he is still very actively trying to re-rent the two floors for me. dave, the second man i hired, from a reputable real estate firm, also has a lot of connections, but they will have a few buildings in the city to re-rent and mine won't be the only one. dave is a couple minutes away from my building (very close). hopefully this made sense. if you'd like to write me your thoughts, please do. i would appreciate some real estate people to guide me. i have not signed with either john nor dave for exclusivity (yet)...and would like for both of them to actively try to re-rent those two floors, which can be done, but i can only erect one sign. this is my dilemna.

    Unless you commit to one or the other, neither of them will be comfortable trying to work with you. Dave is there and has not moved away, so he should be the one you sign a property management contract with. Perhaps the commission can be shared if John finds a tenant for you, but you really must make a commitment, or neither of them will have the right or motivation to work on the premises. Once you have signed with Dave, he can install his own sign.
