    Q. When i decide to break my 5 year fixed term mortgage, how much penalty i have to pay if i break it at the end of a 3rd year?


    "You will pay the same mortgage penalty..."



    I doesn`t matter if you break 3 years later or 6 month before the term ends. You will pay the same mortgage penalty, 3 month mortgage interest or Interest Rate Deferential penalty.
    Someone said: Does this mortgage penalty of 3 months mortgage interest apply on the remaining mortgage interest owed from the date of notification to the bank/mortgager, OR the total interest starting from the beginning of the mortgage, irrespective of when you wish to pay off the mortgage? Example: Mortgage amount: $100,000 Mortgage period: 5 year Start : January 1, 2011 Interest Rate at time of mortgage: 5% Total interest due (5 yrs): $25,000 (or $417/month) [I realize the figures are not accurate, just approx. Just play along] Notify bank on July 1, 2013 that you wish to pay the mortgage off. Interest Rate as of July 1, 2013: 10% Is the penalty therefore (approx): (a) $1251? (b) $25,000 (because the interest rate doubled)?

    "My suggestion is to consider a port of your mortgage..."



    A little clarification to mortgagepro`s comment. It is true that you will pay a penalty regardless of the months remaining but the penalty could be drastically different between a 3 year and 3 month remaining term. There are 2 calculations that the banks use for penalties. 3 months interest calculation and Interest Rate Differential IRD. If the conditions are right 3 months penalty for 3yr or 3month term should be close. If the conditions are such that an IRD will be used to calculate your penalty then you are looking at a huge difference in penalty. Talk to your bank and they will calculate the costs involved for you. My suggestion is to consider a port of your mortgage. A port is where you move the mortgage term rate and balance to the new property with no penalties. You can straight port it (no change in any mortgage particulars). You can port increase where you need more money (term remains the same, higher mortgage amount and the rate is blended with todays rate). Or do a port reduction (same term, same rate, smaller mortgage amount required for new house, some penalty may apply but much less than a complete break). One last thing I should mention. Once you bank gives you your options please contact a Mortgage Agent to do some further calculations for you. Many people have benefited from switching to a new bank for their new home. This is especially true today where rates are much lower than any mortgage started over 2 years ago. In the end what you end up doing with your mortgage must depend on how much money you will save going forward. That should be your #1 priority, mortgages are very expensive over time, you have to find ways to minimize your costs. I would be happy to consult with you if you have any questions.     Hello, I did a calculation based on your details above. The difference in monthly payment is $62 per month based on 5 year term that is a savings of $3720... But the savings does not stop there. The remaining mortgage balance at the end of the 5 year term is different for both rates, the difference is an additional savings of $1610. So a total savings of $5330! As for the penalty to break with your bank they are the best source of info for this. Give your branch a call and ask them what is the penalty if I pay off my mortgage completely in 30 days from today. That number should be less than the savings you see above. For other readers if your interest rate is higher than the 3.6% you see in this question then the savings is higher as well. I switched a mortgage for a client who had a higher mortgage balance and was at 5.7% interest rate (the rate at the time 3 years ago) He was quoted a penalty of $13,000 to break from his bank, after doing the calculations he did break and pay the penalty because he saved $33,000 over the next 2 years in interest. He almost tripled his initial penalty. There is no investment product that can return this kind of money into your pocket short of loan sharking!! The proof is in the numbers so I encourage anybody who is interested in at least looking into this please give me a call I can do the analysis and send you info for you to decide for yourself. It is not common knowledge so I must mention that at the end of the 25-30-35 year amortization of your mortgage you will end up paying double the amount or your original mortgage balance back to the bank in interest.     What the storey is briefly is: my mate has had a house and been paying mortgage on it for around 20 yrs now and, he has recently met and had a young lady move in with him. my friend is very smitten and he is now going to sell his house and go in on a new one with her as she doesn't like living where he lived with another woman (my friend was married before). he is putting down most all of the cash but they will both be on the mortgage. look, i hope it works out, but if not..do any of you know where he stands financially if they split? if they marry and have a child will that make any difference to who gets what? you probably think i'm sticking my nose in - but i just want to tell my mate whats what as i've known him years and at the moment he's all starry-eyed and love struck and not thinking straight. soz rinzy..can't add the full details - promise you, there's gold diggin form there....and no, it's not me lol pc..is that only if they are officially married? or co-habiting too?

    So the answer is that if they buy a house together, the money from the sale of the old house will become co-mingled with whatever she puts in and it will be deemed to be jointly owned (marital) property. However, if they live in his existing house, it will remain his separate property except that some percentage will belong to her if marital income is used to pay the mortgage . He can protect himself by putting the new house in his sole name and using only his separate property to make the downpayment but he would still have a problem if they married and the mortgage payments were made out of marital income. Alternatively, he can ask her to sign a prenup that recognises something like a graduated ownership depending on the years of marriage. Edit: Sorry slaphead, my first paragraph wasn't very clear. If they are not married, she only has a claim to a portion of the house if she has her name on the deed, otherwise she will have no claim. Of course, if she is contributing to the purchase price she is not going to be foolish enough to allow him to do that. If they are not married, and the house is in his sole name, then it will be his mortgage and he will be the one paying the monthly charge. Under this scenario, her contributions will be regarded as rent and she will have no claim no matter how long they share it.

I think we could actually learn a lot from the French. they make their Government work for them, we just put up with whatever shite gets thrown our way because, well, "you can't complain can you" . . . .

    I have a co-worker who is addicted to wow and has gone so far as to download it to the company's computers and is visiting sites to find hints/cheats. trouble is - this behaviour has resulted in his also infecting the computers with viruses and other malware - so much so we're unable to complete a work session without some website 'pop-up' in internet explorer (or other browser) appearing on-screen. (many of these pop-up websites are in the realm of porno) we work as 'temps' for a major company and their policy is 'absolutely no downloading'. he's been told to stop before (repeatedly) by myself and other co-workers and firing may not work due to the embarrasment and poor press this would likely cause the client company. besides, the last time action was attempted he altered some codes (in retribution) and none of us were able to gain access to the computers to perform our work and i fear he may strike back with even more serious consequences next time someone attempts to stop him. he has all the classic signs of addiction. his father left home leaving he and his mother to pay the mortgage and bills and she is only working at the leasure of the state in a grant-funded job - so they can't afford to lose his paycheck and i don't want to be the one to cause their homelessness. his mom has talked to him before about this but i think she's too depressed over her situation to the point she simply ignores the seriousness of his addiction. even worse - our company could stand to lose the contract if the client company finds this guy has violated their rules and compromised not only our and the client's operations - but the client company's image to its customers. btw: he and his mom regularly attend religious services so i was thinking of contacting the person in-charge of their place of worship - but if this should get out all hell will break loose. is there any free counseling service for computer game addicts? we live in nys.

    You notice he has a problem, but does he notice it? Just like any other addiction, the user must want to get better or there's nothing you can do.

    My boyfriend and i have ben dating for a year and a half and i have seen him slowly progress into this black hole. everything he touches is poisoned, he has a negative attitude about everything, he calls everyone including myself and his 8 year old daughter stupid if we do things he doesn't like. i am in school right now, and he constantly throws it in my face that i'm not working...but i'm going to school full time and have a 3 year old. he calls me a loser, he has told me that i bring nothing good to his life, he hates my family, he hates kids, he never wants to have another kid, he thinks that all women with big boobs are hot ( i don't have), when i graduate he wants me to get breast implants, he expects me to clean up after him all the time, if i don't want to have sex with him he acts like a baby and can't take no for an answer, he doesn't say i love you unless i do, he has only given me one card since we started dating, we have no pictures together, my family hates him, my friends are put off by him, i am getting osap to go to school and he keeps asking me when it's coming in so i can give him some money. he moved into my apartment with me after 6 months of dating, never paid rent, never paid for groceries, hydro or utilities and i paid his cell phone so he could pay his debt down so he could get into his house ( which yes we all live in now) but he hardly paid his debt down at all! he makes $4000 a month and can't pay his bills...i was making $1100 and was paying all them...now when i can't afford to give him extra money for the mortgage right now ( because his cell phone bill put me in debt) he gets upset and calls me a loser. i gave him $10000 to help him get into this house, he put $2000, my name is not on the title, he has gone from owing $20000 to owing almost $60000 and he might be going on strike in feb. he never wants to be affectionate, he wants to act like a dick all day and then when bedtime comes he wants to have sex, no kissing, no foreplay, and afterwards we rolls away from me and just goes to sleep...everytime!!! he has been with a ton of women, and is still proud of it, and tells me about it ( he's 29 it's time to move on) all three of his serious relationships in the past were never closed properly, his exes still email and call him, he has his ex girlfriends phone numbers in his cell phone, he told me what ex girlfriend he would go back to if he had a choice. i used to get up with him at 4am to put his lunch together and say goodbye when he left for work, and he would still bitch about what i made. when i cook, he complains, nothing is ever good enough. he is obsessed with material possessions he thinks that just because something is expensive its good he does whatever is trendy he picks on my 3 year old, and when i yell at him he says he's toughening him up... he has no friends he tried to make me feel bad when i want to go out with friends or family he's rude his dad is rude he works nights, so he sleeps most of the day ( which is fine) but when he wakes up he thinks i need to be there waiting on him hand and foot he thinks he is gods gift to women i think he is mentally unstable he reminds me of my ex husband but i love him of course im not perfect... i am terrible with money i don't like cleaning...but i do it of course his daughter is mean and i'm often cranky when she is around i don't communicate very well with him my family told me to break up with him and i wouldn't let him go there to yell at them...i did it myself help girls and guys?!?! are any of these issues normal? my mom tells me i'm in an abusive relationship and when i sit down and think about how he acts i ask myself if shes right.

    I can tell you love him. But he doesn't love himself or anyone else. It sounds like he is carrying a lot of baggage. Your not going to change him. He has to do that himself. It's time to move on before he does emotional damaged to you and your family. The old saying, there are a lot of fish in the sea. Well it's true. There is someone out their who will love you for who you are.

    Can't answer the first question, but definately not C the government interfered with the Pullman strike because D, it interfered with mail delivery, thus government could force the workers to work. NOT a farm discontent was A, because they did organize and voice their discontent through the populist party. The other three were greivances they had. They were suffering conomically because of "the middle man" and not being able to control the prices of their goods (getting bad prices in return), were constantly in a cycle of debt (thus farm mortgages), and railroads hiked up prices during height of seasons A, it was unable to assert federal authority. Because of Mckinley's high tariff legislations they lost a lot of Republican seats, giving the democrats a majority

    So i have been friends with a guy for 2 years. we know everything about each other. we dated briefly last year but distance go tin the way (2 hours apart) we always keep in touch, never have stopped flirting. close connection we both say. finally we struck up a connection again few months ago (no weve never had sex) i decided to move there for work and friends and he was crazy happy. well i havent been able to sell my house in order to move. i only have a little bit of equity but i need that in order to rent a place/move to his city. he knows this and just keeps complaining whne will i finally move and to paraphrase him ' so both our lives can begin because we are so good together'. this guy says pretty much im precious to him, he sees himself marrying me having kids. problem is is that ive explained that i would love nothing better to be there right now. i said i have to work a big project for work for all of july and wont have any time for him because i will be making the money in order to move there. i then 'joked' unless he wanted to loan me money. i only quipped this because he had just boasted he made 19k last month and really wants to burn thru some money. his reply was oh he still has credit debt from last year and really wants to buy some new beach wear. well okey dokey then. its his money but if he wants to run around spending it he shouldnt be upset because im working hard round the clock to move there. he doesnt have a mortgage or car payments to worry about either (his parents bought him both) am im being too hard on him ? im just frustrated because i care about him a lot and think he can be so sweet/smart/funny. but he chooses to blow his money on 200 haircuts and other silly stuff and im just scraping by until i move (i have a great job waiting for me$, but am in a catch 22) ive mentioned this to several friends and they say this is a good test of how grown up he is (he is 35) and if he truly cares about anyone other than himself. so should i give him a break or dump him ? (i give him a lot of breaks by the way) sigh. i mean he is going to the beach tomorrow and im working straight thru until august 1st! insight ?

Becuase mommy and daddy paid cash for both for him. His parents (at 35? REALLY?) are basically, at the bottom of things, still supporting him. He's a kid. A little kid. A 35 year old little boy who has no ideas at all about maturity, commitment, responsibility. Can you really imagine him being the father of your children? You really ready to be a "single parent?" Maybe the fact that your house won't sell is GOD'S way of telling you to stay put. Maybe the fact that you get so much work so easily where you ARE is GOD'S way of telling you to stay where you are. WHY DIDN'T IT EVER OCCUR TO LOVER BOY TO HAVE YOU MOVE IN WITH HIM????????????????? Red flags, blowing in the breeze. Ignore at your own risk.
