    My boyfriend and i are in the process of buying a house. we are set to close on 3/23. yesterday our mortgage broker called and said we may have problems closing because we do not have enough money in our accounts to cover closing cost. nowhere along the lines were we ever paying closing costs...the seller agreed to cover all costs at the start. we've paid for the inspection, attorney, etc. can things fall through at this point because of this?? our broker recommended we add our names to my boyfriends fathers bank account to help it look like we have the money if we needed it. the problem is we are in virginia and his dad is in south dakota. it's very unlikely we will be able to do this 6 days before closing. shouldn't our broker have brought this up before..she's known exactly how much money we've had from the start.

    What your mortgage broker is asking you to is commit is misrepresentation = Fraud. What she is trying to make it look like is that your boyfriends father's money is actually money that you have. The lender might buy it, they may not. If they do buy it and your home is foreclosed on they can hit you with missrep for declaring money that is not yours as your own. As others have mentioned, you can get money transferred into your account but you will have to source where that money came from. Money that pops out of nowhere is a cause for concern for lenders because it could be a cash advance on a credit card which they will have to adjust your debt ratio to reflect the new payment amount from the new debt. Of course borrowing money to show reserves is also frowned on. Your boyfriends father could declare it as a gift to you with no expected repayment. In some instances lenders may require reserves, additional money after the closing, as a safety net for borderline borrowers. Since closing costs are covered by your seller I'm guessing this is what it actually is. Why your broker is not telling you this I have no idea. I don't know the specifics of your case but misrep is fraud. Your loan officer dropped the ball but she is working to make sure the loan does not fall through for you, and protect her paycheck. Will you get hit for missrep, probably not. Can this be pulled off - probably. I've done underwriting and quality control with several different lenders. This happens all the time and I've seen loan officers try to pull this stunt all the time and we have nailed a number of them, seldom do we pursue the borrower but they can still be placed on the hook for going along with it. I'd play hard ball with her at this point. Complain to her boss about what is going on, threaten to report this to the Bureau of Financial Institutions for Virginia, The Virginia Association of Mortgage Brokers, and National Association of Mortgage Brokers. This will make them sweat and come up with a legit solution. See if you can get your rate dropped to PAR since I'm guessing they are also making back end points on the deal (charging you a higher rate and getting paid by the lender) Ultimatly, you'll have to come up with the money so even you just temporarly borrowered it as a "gift" from your boyfriends father you can maybe get a little better offer from your mortgage broker for dropping the ball so bad on this deal.

    Ok. here is our story. my boyfriend and i have been together for 6 years we have 3 kids between us 2 mine and a 4 year old that is ours. we found this great deal on a house 4 years ago 3 bed house on 1.2 acres of land on a dead end road no traffic and in a nice neighborhood. the house was 29,000 with 2000 down at 12% interest for 12 or 15 years i forgot, our payments are 324 which isn't bad at all. we already payed closing cost and laywer fees cause we are owner financing because my boyfiend's credit is not good at all well at the time. we went to the bank last week to refinance the house through the bank to lower our interest rate. his score was his scores combined put him 2 points less then what he should have been so they denied us but put our name and info up for bid or something and no finance company wanted to gamble with us. my boyfriend brings home 3000 a month with out overtime our only bills are insurance, phone, electric and house insurance less then 800 a month, we have no car payments because we paid off both our vehicles, i get 600 a month child support that i use for my other two children clothes, shoes, there school, and the rest i buy groceries. my question is do we pay off his old old old medical bills from 6 years ago they add up to 4,000 in all to make his credit score hire then go through the bank to refinance to 8% to save on intrest but have to pay closing cost again or do we just double up our payments to the man we are buying this house from. oh my boyfriend wants to borrow from his tsp and pay his self back. he has 15,000 but at the end of the year he should have 20,000 which is how much we we owe on the house by the end of the year. he said he could borrow up to 80% and he said he could take out a personal loan through his bank for the rest. please help what is the best thing to do. with the economy going the way it is, the more we own and the less we owe the better. i just want to get things paid off so if he looses his job one day we will only have utilities to pay for. sorry so long hope someone can help we live in a very small town in texas, the cost of living is pretty low. the graduating class is less then 100. i am a stay at home mom right now till my soon to be 4 year old gets into prek i have a aaba but still owe almost 12,000 in student loans i have not paid cause i have not been able to get a job every one who interviews me wants work experience and i have been a stay at home mom for the last 11 years but went to school online in the hopes of getting a job online so i could work from home. just some added info incase someone says for me to get a job.

    There are a few things you need to take into consideration. The good news is that you don't owe a lot on this house. The bad news is that the interest rate is high, and refinancing is difficult because of his bad medical bills. The first thing to do is to find out when the medical bills will come off of his credit report. In most states, it is in seven years. He could repay them, which is the right thing to do, or he could wait for them to drop off and let the drop off help fix his credit score. So, then, the question becomes "what does waiting cost us?". Well, at 12% interest on $20,000, you are paying about $200 a month in interest. The rest of your payment is going to the principal balance and taxes. If you can drop that to 8% interest, the per month interest cost drops down about $135. So, it would save you $65 a month to refinance. But, it might cost you $4,000 to pay off the medical bills and $2,000 to refinance. So, that $6,000 in costs would have to be compared against $65 a month in savings. It will take almost 8 years to make that a worthwhile trade. Stay away from using the TSP as a source of financing. For two reasons. (1) You can borrow for a house, but you can't borrow for retirement, and there is great value in saving for retirement when you are younger. And (2) If your boyfriend leaves his job for any reason (illness, layoff, just quits), that money is due in FULL within 30 days. If he cannot pay it in full within 30 days, then it is considered a withdrawal and will be reported to the IRS. He will have to pay taxes and penalties of close to half of the amount, and he will not be able to finance it. My recommendation: Find ways to pay a little bit extra against the loan to reduce the balance. Increasing the payment by just $300 a month will get this paid off in about 5 years. Maybe you could get a part time job and use that pay as an extra payment against the house. Or, when the medical bills drop off his credit report, look again at refinancing with a bank. You also might want to check with your city/county to see if there are any low-income loans that you could use to offset some of this loan. See if some of the land could be sold or leased to someone to generate some income. Also, there is a website where you can do a self-screening for government assistance programs. See if that has something to help. www.benefitscheckup.org. Good luck. And don't discount being a stay at home mom when people ask for work experience - that is plenty of work. Just find ways you can translate what you do at home into what needs to be done on a job. For example, you are a cook, cleaner, record keeper, caretaker. Or find ways you can volunteer in the community, maybe at the library or PTA, to develop references for jobs outside the home. There are not a lot of legitimate work at home situations.

    I'm so tired of watching my boyfriend being drug back into court time and again. will they ever put a cap on the child support amount? my boyfriend was let go from his prior employment in southern cal and accepted a new position in northern cal making 13k less a year. when his ex took him back to court, they lowered his child support amount by only $45 a month... wtf?!!! the worst part is she is now collecting literally almost half of his paycheck twice a month, which forced us to reside in a 33 foot travel trailer for almost two years. between my daughter, he and i, there wasn’t much room to breathe. after our relocation to northern cal it took me a little while to secure a job. given i don’t believe in commuting long distance (almost an hour both ways from where our trailer was), we moved into a small home closer to our employments to save on fuel and money. within two months of living in the rented house, his ex petitioned him back into court. the salt in the wound is within the past two years, his ex bought a home, added a bathroom, remodeled the kitchen, bought a big screen, traveled to hawaii, texas and florida (being sure to send him a postcard from each destination) all three places she stayed a weeks time and then had the audacity to request he give up his child’s last name. now don’t get me wrong, i totally understand a father having to support his child, but this is ridiculous! because of the amount he has to pay every month i now have to contribute even more of my income to make up the difference. i raised my own child by myself without support or alimony and now find myself supporting the lifestyle of another woman. the sad part is his new job is 4 hours away from his daughter making it really difficult for him to see her every other weekend like he use to… the fuel cost alone for the distance kills us after we’ve paid out the child support and our own bills. as for his credit cards, those haven’t been touched since this all began and he’s now looking at filing bankruptcy. after the child support calculations were completed in court, when questioned, the judge’s only response was, "we don't care what she does with the money, as long as the child is reasonably cared for". wtf does that mean? so basically, if the child has a roof over its head (could be a dog house) and clothes on his/her back, purchased from a yard sale then the kid is good to go? the system is raping the good dads because of all the bad dads and the money hungry bitter self entitled ex wives are taking full advantage of it. but come on, lets talk turkey, we all know the real reason the child support has gotten out of hand. our government is trying to pay back the federal government’s loan on welfare and dead beat dads. if you’ve ever wondered why our teenage society is so screwed up, it’s because dads can no longer financially afford to be a physical part of the child’s life. the government has insured in making it extremely difficult if not impossible for the dads to do so... cutting back the visitation rights and increasing child support to the point the dad has to hold down 3 if not more jobs at a time and residing in a home that isn’t fit for a dog, much less a small child. when it comes down to the brass knuckle, the government could care less if the dad has a roof over his own head or if he ever sees his child again, in fact, if he never did see the child again, the government would really rake in the bank, increasing the fathers child support even more…. they’re probably hoping for that scenario. well, lastly, if his ex forces us back into the trailer, i will spend everyday for the remainder of my life praying for her… feel free to youtube the song: pray for you-jaron and the long road to love w/lyrics… http://www.youtube.com/watch?v=hrtz x2onot4

    Q. Losing weight - help! how do i do this the right way?

    Ok, so i know that everyone says eat right and exercise - and i don't disagree with that advice. except my problem is: i don't follow it. i currently weigh around 90kgs which is roughly 200 pounds!(and to add insult to injury i'm 5'3) but to be honest, i think my problem is that i'm not unattractive - now hear me out - at the risk of sounding cocky.overly confident..i have an attractive face which gets people looking at me most of the time - and my body isn't disproportioned so i'm a big girl but it's all over - so i have big boobs, an ass, thick legs and thighs, and unfortunatly a belly which i tuck in at all costs... but i'm tired of it! i get attention and honestly i don't really care about it cause i have an amazing boyfriend - who's by the way very attractive - so most of the time i worry about my weight and think omg what if he leaves me fro someone with a better body? but he tells me that we're going to be engaged soon and tha the loves me for who i am and to be honest, i nthe beginning we were both very attracted to each other and it was mostly physical before we became very close and then fell in love. but the point is that one day i want to have kids, i want to be able to walk proudly and go into a store and buy anything i like - but i lack the motivation competely. i recently paid almost 2000 dollars for a three month programme to deliver food to my house by a nutriiton center and i end up over eating :( and cheating with snacks like chips, popcorn, and at times cake argh! i know i sound like a right mess -but could this be brain related? is something wrong with me? i grew up in a very big mid eastern family that likes their food, so could it be a habit or related to my upbringing? i just wanna lose the weight and do it right - i have a dog who i don't even walk most of the time which is pathetic i know - so what should i do? please understand i want to lose weight and will take any advice given and will do my best to listen. promise.

    You didnt have to write your life story Habits you get as a child you'll have all your life. Fat people have fat kids because they pass on there bad habits. The hardest thing about losing weight is just starting So hear are all the tips i can think of. Find your BMR (google bmr calculator) Find out how many calories you eat in a day If its bigger than your bmr you'll gain weight, lower you'll lose weight There are 3500 calories in a pound, so you'll want to eat 500 calories less than your bmr each day Remember your bmr gets smaller when you lose weight Now this may seem silly but go out and buy a t-shirt thats to small for you, and make it your goal to fit in to it. If you like chocolate or and other candy limit how much you eat, a chocolate bar can have up to 300 calories which may not seem like a lot but it makes a difference. Also keep yourself busy, when your bored you'll eat more. That all i can think of. If you stick to those tips you'll lose wight, dont give up
