    Q. If you are late with your payments and the bank refuses to renew the mortgage?


    This is bad. You may need to transfer to another lender and they would possibly give you a mortgage but with a higher rate. This is an agreement you did with the lender - pay your mortgage on time. Late payment once is not an issue if you talk to them but frequent late payments - you are lucky they did not call in the mortgage as say you are in default of your mortgage. Default means they can start the foreclosure process. If you are in Ontario and you have debts beyond your income, call me and maybe we can restructure your mortgage and debt payments to a more affordable payment program.

    Q. How can my friend get her common law partner to leave?

    My friend is splitting with her common law partner of 2 years. the condo they live in is in her name, she made the down payment, the mortgage is in her name. her common law partner's name is not on any documents. they do not share bank accounts, credit cards etc.... he is emotionally abusive which is why they are splitting. she offered him a fair amount of money in order to settle any financial issues. he refuses to leave the condo. he said he is not going anywhere until he has money in his hands. her home is now basically being held hostage. can anyone give me any information to pass along to her. what steps she should take etc....she is meeting with a lawyer on friday, but i was hoping yo give her some suggestions as she is ready to have the locks on the doors changed (i think that will just aggrivate the situation, and i fear for her safety). we live in canada, so any canadian input would be greatly appreciated. thanks!

    Sure she can have him escorted off the premises by a cop or what do they have in canada a MOUNTED police? when she calls she should tell them he's is being abusive and wont leave! She'll have to file a report of course.

    Q. What do i do if my husband refuses to pay the home insurance and the taxes in the house ?

    Married in 2002, brought him from canada, gave him a green card and has now got his citizenship. was in the house i bought before i married him and in 2006 when we moved to another state because i was called to active duty, we arranged that i will pay the mortgage while he pays utility but that the taxes and the insurances will be shared yrly, because i had planned to adopt my niece so i was willing to compromise about paying the mortgage. unfortunately during the home visit for the adoption he did not cooperate with the social worker so the home-study was not approved and the adoption was never done. now i am stock in the house with no child but still having to pay all the mortgage, the insurance while sometimes i have to borrow money from him even though i make more than him be cos he would only pay utilities. he states he does not want to adopt, and i have tried all the fertility treatment i can i am now 43 years old, not getting younger . he cooks his own food, and i am tired of paying the taxes and the insurance and i am thinking of quiting and just move to a different city to start all over, but then i still have to continue the mortgage , and is in both of our names, he does not care he states the bank can come and take the house. i don't know what to do next. confused,i am a christian, was divorced once, now again? so i am stuck about what to do.

    As a former miltary person myself, I am reminded of a term you are probably familiar with as well. Please deliver it to the Bum in no uncertain terms. "Shape up or Ship out!"     My husband has left me and will refuse to speak to me, i have emailed him asking him what is happening with the house and agin he is ignoring me. i have heard through a friend that he is trying to buy me out. there is enough equity in the house but he has very bad credit, would the bank touch him? his friend holds the mortgage at present and this is almost paid. if this is his plan, how long before i wil be hearing anything, surely he will have to have a lawyer involved and i just want to know if this is what he is upto and if i am just sitting here waiting for a letter to fall into my lap? i know he isnt putting the house up for sale as the real estate that we did have out has not heard anything from him. i feel so much pain right now that nothing saeems real to me. does anyone have any experience on tthis kind of thing, i have only been in canada for 7 years and the whole thing has been a nightmare. i desperatly want my husband to come back and sort out our problems.

    I only know a fair bit about South African law, but it concerns me as to why his friend holds your mortgage? Perhaps your husband moved it into your friends name as a plan to keep the house. If he has a bad credit rating banks will give him nothing. You would probably do best to get advice as if you are married community of property you need to take steps to avoid being 50% responsible for his debt. I would advise you to seek help asap.

    Q. Denied admission to the states - i am a canadian citizen?

    Hi there, me and my girlfriend are stuck and can't see each other. i am a 20 year old canadian citizen, my girlfriend is 18, she lives in the united states. we have been dating for 2 years now, i have been going back and forth to the united states to visit her. i used to plane to go visit her each time. i went for last june, again in for christmas, march break and again this summer and every time i only stayed 9-10 days and returned. this summer we wanted to bring her to visit canada for the first time, she has her american passport. so i drove all the way from montreal to the ambassador bridge to cross and pick her up and bring her back. i was pulled over, questioned and denied entrance to the united states. they suspected that i was going to permanently move there because i had a lot of clothes packed. so then we decided that she should cross to come and see me instead. so i sent her money and she gets on a bus on her way to montreal from the states. and our bad luck, she gets denied and can't come to canada either. she was denied because her ticket was a one way ticket and she only had 20$ with her which was not enough for a ticket back? anyways, now we don't know what to do , we haven't seen each other for so long and we had a lot of plans. please help us. how serious is this? do i need to get a lawyer? what should i do ? should i go back and try again with the documents? am i being flagged? below is the letter they gave me when i was refused: ----------------------------------- ---… dear traveler / applicant for admission: at this point in time you do not appear to be clearly admissible to the united states as a temporary visitor for pleasure. in order to satisfy u.s. officials as to your status and intentions, please provide this office with the indicated items below: o proof of citizenship / evidence of immigration status o police clearance oevidence of employment (recent pay stubs, employee id, letter from employer, etc). oproof of foreign residence (recent rent receipts, copy of mortgage, utility bills, etc). oevidence of financial support (bank statements, savings and checking account statements, income tax report forms, etc). oevidence of financial assistance (receipts or government correspondence of unemployment insurance, mother's assistance, welfare, disability, etc). oevidence of educational ties (valid school identification, letter from school officials on school letterhead). autility bills (recent phone, gas, electric/hydro, bills, etc). oincome tax return forms (current and past year). oconfirmed return date (airline tickets, train/bus tickets, date specific). osufficient funds for intended trip (cash, traveler's checks, etc). ocontact name of family member, friend, or individual who you, the passengers, is/are travelling to see in the u.s. oaddress and/or telephone number where you can be reached in the u.s. oother items: ***this list is intended to be used as a guideline only to assist you in returning with the necessary materials to help you sufficiently meet the burden of proof which is incumbent upon you as an applicant for admission to the united states. this list should not be considered to be allinclusive. the final determination is always made by an officer after all items are considered.

    You were denied entry for that trip, but not barred from entry for the next so many years. In fact, nothing is stopping you from going down to the border and trying again this weekend. What I would suggest is that you read that letter that they gave you. They are suggesting that you bring with you proof that you plan to return to Canada when the trip is over. Showing that you have a home (tax bill) in Canada, a job (pay stub), a bank account, your income tax return for last year, etc are usually enough to show you plan to go back. If refused, I believe that you also have the option to discuss the refusal with a supervisor. I would ask them to check your past history of border crossings, perhaps have them call your girlfriend in USA to confirm your trip and any facts you gave. Likewise, on her end when she comes into Canada, she can have a letter from you showing that you accept responsibilty for her while she will be in Canada, and that the reason she has no return ticket is because you plan to drive her back after the visit is over. Cross-border relationships are very difficult and can be very stressful. Things like this can come up, and you have to deal with it. All I can suggest is that you try again with the documents that they recommend, or contact Customs & Border Protection (US) or Canada Border Services Agency to discuss it with one of their representatives by phone. The worst that could happen is that you try to lie to them or sneak across....Then you can get fined, end up in jail, and at minimum be barred from crossing for five years.

    Hello camrien: how are things going for you? i hope well. over here, there is a very good chance we may be headed for a recession, maybe even a depression. this may have a deep world wide economic impact for those countries who trade heavily with us. i have been trying to learn how to become more self sufficient. i can no longer continue to trust our governments to be able to provide for even the most basic services: not that they would if they could. they have always acted strange, secretly getting into foreign countries, robbing them of their resources and throwing us a bone to keep us compliant . now, they seem to have decided to do it to us too: i guess one can say we deserve it. it does not look good for anyone who may try to stand in their way. the situation reminds me of things just before wwii, only this time the nazis are in the u.s. not everybody is blind to what is happening, but most everybody is helpless. some believe it is the fluoride that is being added to our drinking water that is making us passive; it's technology that was used to control war prisoners. the media is very well controlled here too; our news is not much more than propaganda. the only way one can tell we are being manipulated is by researching on the internet. very few adults have the time to do the research since they work 8 to 10 hours a day and come home tired. their health is poor because they eat nutritionally poor food that also may contain harmful preservatives. to make matters worse, they have little time to exercise. it is very difficult to try to show others what is happening, most don't want to believe it and don't have the time and energy to find out for themselves. yet for the few who have awakened, it is all too clear. i expect the dollar to hit bottom sometime in the middle of this year: a planned crash by the powers that be. once again the federal reserve bank has acted fiscally irresponsible to swindle the wealth away from the people. their scam effectively concentrates the worlds wealth into the hands of those privy to the plan. this privately owned central bank did the same thing in the early 1900's; giving us "the roaring 20's" only to be followed by "the great depression". i saw this coming several months ago, but even then gold was already at $700 an ounce; too late to convert dollars to gold. at the risk of fueling a recession, i advised my family to stop spending and to pay off their bills including their home mortgages. most just chuckled; they refuse to believe the party may be headed for a crash. i have decided to build some green houses for growing food and filtering water, while it is still possible. food and water can always be used as a form of exchange. i expect bad conditions to last for several years (2 to 3). afterwards, i expect things to be much different: the u.s., mexico, and canada may be merged to form the american union. i tried to read your report from your recent trip to germany. i sense you have become very aware of how politicians and governments can become corrupted by money and power. another participant posted pictures in his report; nice smile. i hope your country is not affected too much by the conditions i foresee. i fear things may become dangerous here for those who oppose the new order or just simply have nothing to offer it. take care, joe

    The problem is that you apparently convinced a US Immigration Officer that you planned to illegally immigrate to the USA. For example, you said you "drove...to the ambassador bridge to cross and pick her up and bring her back" yet you had a "lot of clothes packed". Giant red flag. You now need to basically prove you will return to Canada on schedule, and are almost certainly listed as a suspected illegal immigrant. In short, you have attracted the attention of the bureaucracy. Best is for your GF to talk to a US immigration attorney on your behalf rather than try to navigate the bureaucracy on your own. She can search "immigration rights groups" for sources of low cost legal advice. It's not clear if your GF is in the same situation with the Canadian immigration authorities. You might want to speak with a Canadian immigration attorney on her behalf if it appears her entry denial is a continuing problem. Good luck!
