    Q. If i want to purchase a home which i found on fsbo website and the agent is not involved can i apply for a mortgage if the home was not on mls?


    Yes you can but there may be additional information needed. Your mortgage professional should be able to prove that this is an "arms length" transaction meaning the seller and the buyer are doing the negotiations and bargaining without one influencing directly the other party through blood relationship or extended degree of relationship, ie. this is not a sale within family members. The purchase and sale agreement needs to be crisp to get a mortgage that is not MLS. Also,. an appraisal may be needed especially if the price does not make sense.

    My name is Patricia, from http://www.NYCHairSalon.com and http://www.HairExtensionSalon.com and we perform over 35 Different Hair Extensions Types, the most in the country, so I can give you the best honest answer. Cost Depends on a number of factors. The type of hair extension, the amount of hair used, the length of hair or the look desired. Also, geography plays a part. NYC, LA, Chicago, will be more expensive that smaller towns across the USA, due to expenses incurred by the salon. A top of the line hair extension system like Great Lengths, HairDreams, Remylinks, will cost more because of the premium nature of the hair. It costs the salon more money to buy, hence the added costs to the customer. To add body to hair, figure you need $600 and up, to add length, figure $1500 and up. There are more affordable methods. In general with what I said earlier, the duration the extension lasts, plays a factor in price also. If it last a couple of months, it will be cheaper than something that lasts up to 6 months. You can get a system like UltraTress and Simplicity for around $500, which is an affordable option. Be careful just judging on price. If it cost $200 for a full head of hair extensions, stay away. They will probably destroy your hair. Use only 100% Natural Remy Human Hair Extensions. Avoid Synthetic, and make sure the person is a licensed hair dresser.     You have so many choices in your area. I just typed in yahoo search Calgary picture framing If you wanted a specific recommendation because you don't want to spend much money I cannot help you. Except to say that stretching and professional custom framing is a special skill that you don't just find in some store. There are special stretcher bars you'll need and the right moulding to suit the painting and your taste. If it work out to a standard size you might get away with a ready made frame at a lower cost than custom. I don't know the size of your piece but expect to spend significantly more for framing than what the painting cost unless you have some major work. Expect to pay between $50-$100 for stretching and bars (maybe more if large). Expect to pay between $8-$35 per foot at least for the frame. Ex: if the painting is 24"x36" you will need 12 feet of moulding if 2" wide. $10 x 12 feet $120 plus stretching. Do not expect any good moulding for much under $ 8.per foot. Even raw lumber boards without milling or finish not to mention being cut and joined will cost as much as that. Expect between $24-$200 for a ready made frame (unless very large or unusual). There is also the fitting or installation of the painting into the frame , wire and hanger that will be charged for too. I hope this helps a bit. You should not fear the framer because most really want to please you by offering their talent and skill but also make it affordable. Go to www.ppfa.com if you want to get a idea of who is a member of the Professional Picture Framers Association and for more ideas about framing. My recommendation is also to use an independent framer as opposed to a Michael's or other chain store. The discount they offer will not assure you of the lowest price. I beat their discount price everyday! Mostly independent framer have made framing their life's work and have sharpened their skills. They are not some kid from the floral department sent in to help you with no real expertise. You know with the independent you will get the personal service you deserve and really not pay more or much more.

    Q. Hamster cage and care questions?

    I am currently thinking of purchasing a hamster right now. below are my following questions about hamsters and hamster care (try to answer as much as possible): 1) what cage should i get a hamster: the metal bar ones or the plastic ones? 2) what type/species of hamster is the best and easiest to care for? 3) where can i find pet stores in calgary? 4) how frequent should you change the bedding? 5) is using regular paper (ie. office paper) ok for hamsters as a bedding? 6) does the hamster cage stink if you change it regularily? 7) how much do hamsters cost?

    1. There are many different type of cages that you can get for hamsters, in Canada I find that the most popular ones are the ones with a plastic base and metal bars. These are the best cages as the hamster can climb the bars for excercise as well as they do not chew out of the cage. I have found that my favorite type of cage for my hamsters is the Habitrail Safari Cage (it comes with a second level and a wheel), also the Habitrail Playground cage (but you need to buy a wheel for that one). If you dont have habitrail cages, Crittertrail works well as well as a basic Living world cage as long as you get a wheel for the inside. 2. The most common first hamster is a teddybear hamster, they come in both long and short hair varieties, as well as they are a bit larger than the common syrian hamster. They are also often known to have a bit of a better temperment than other hamsters (although this is not proven). Also, teddybear/syrian hamsters can fit in a normal hamster cage whereas a dwarf hamster (grow to about 2-3 inches in size) need a specialized cage. All hamsters are basicly the same to care for, they are all noctornal, just some require certian smaller items than others (syrian vs dwarf). 3. http://maps.google.ca/maps?hl=en&ie=UTF8&q=category:+Pet+Shops&near=Calgary,+AB&fb=1&view=text&cd=1&f=l&ei=KWXsRuHHOZGCrAKasamDDA&sa=N&start=0 That shows some pet stores around Calgary, also, if you are willing to travel to Edmonton, there is a store called PJs Pet Centres which carry tons of different types of hamsters as well as cages and all accessories you will need. http://www.pjspet.com/alberta.html Also, try to adopt a hamster if possible, they are often tame and cost little to no money at all, plus they are always looking for loving homes. Try this website if you wish to adopt: http://www.petfinder.com/ 4. You should change your hamsters bedding at least once a week, this keeps the cage clean as well as keeps odor down. 5. For bedding I would recommend that you use ASPEN wood shavings. They are the most commonly used shaving and are very cheap. You can often buy a 10L bag for around $5-10 which is very cheap and will last you about 4-5 changings of the cage. Other than that there is a bedding called carefresh which is a bit more expensive but it absorbs a bit more odor and it also comes in colors which many pet owners enjoy. 6. If you change the cage weekly there is virtually no odor, other than a slight smell from the shavings. I would recommend that you invest in a small animal toilet and small animal litter. Hamsters are naturally very clean and will often go to the washroom in one spot. If provided the option they will use a litter box in order to help keep their cage clean (it also helps to keep the cage from smelling!) 7. As for the cost of a hamster, for the hamster alone I find that these are the most common costs: Syrian Hamster (golden hamster) - $5-10 Teddybear Hamster - $5-10 Blackbear Hamster - $15-20 Pandabear Hamster - $20-30 Dwarf Hamster - $10-15

    Q. Where would be a better place to live?

    I am a teenager currently living in the horrible state of washington. well the state is not horrible, but the city i live in a awful. (full of rich yuppie people who think they are very important.) i would like to move to one of the following places after i finish high school. hamilton ontario: i don't have any family here, but i would like to purchase a farm and live the simple life. i would love to have snowy winters and hot summers. vancouver bc : i have some family here, but i prefer to have a little more snowy winters. plus, i hear the cost of living is pretty high. however, i am quite knowledge about ever aspect of the area because of my frequent trips around the area. vancouver has always been one of my favourite places. (and im talking about the whole area, not just the tourist aspect.) calgary ab : it would be cool to be so close to the rockey mountains. however, i don't know much else about the area. one way or another, i am defiantly moving to the great country of canada to finish the rest of my life. but what is the best location to live in? i am studying to be a pilot/radio station owner later in life, so that may help you decide what might be the best place to live for work. good answers so far, i really dont care about the type of hoop i am going to have to jump through, as long as i eventually get there. whatever it takes, i am willing to do. i understand that you cant just walk in to get citizenship, but i am 100% commited to making it there. i could go on for hours of what my reasoning is for wanting to move there. i could also bore you to tears with my 100 point plan of what my lifelong plan is. (be best if i saved you that experiance) i personally cant stand the horrible city that i live in. (i am wll aware that there are always going to be places like that) thats why i asked about hamilton ontario. the reason being, i am a farm boy living around a rich society. my only two dreams sence i was a little kid was to live in canada (like the rest of my family) and fly airplanes. i hope that clears up confusion on why i want to do this. edit : piloting aircraft is one of the few things i am good at, i am afraid i am going to have to stick with airplanes on this one. in my own personal opinion, i would much rather make little money doing something that i love to do rather than doing a job just for the money. in todays world, it is easy to get stuck in a lifelong profession that you are not "into" sorry, radio and flying are the two things that i really love to do (and read about), so i am afraid i am going to have to stick with my real interests on this one. good ideas though, i like to get as much possible information as i can.

We already have more than enough pilot/radio station owners and so you wouldn't be able to find a job here. 4. It takes qualified professionals years to immigrate to Canada. You mention that there are a lot of "rich yuppie" people where you are. Do you really think it's any different here? We have just as many "rich yuppie" people living here. You seem to be living in some sort of delusional haze about what Canada is like. Contrary to what you may believe, Canada isn't some kind of logging, snow infused backwards country but a very diverse modern nation. Methinks you have little to no real clue about Canada and so I would suggest you visit the country first before allowing your filtered dreamy dreams to cloud your vision. You may discover that this isn't the utopia you seem to think it is. You cannot immigrate before the age of 18 anyway and you need a job offer before you can do anything else. I would thus, advise you to consider applying for and becoming an international student here in Canada. You would have to go back home once your studies are done - that is, you would not be able to stay in Canada. You might want to go home afterwards anyway but you would be in a better position to decide whether it's worth pursuing immigration to Canada. You have no skills, no education and no work experience (that you've indicated) and so are not eligible at this point in time. I would also strongly recommend you consider changing the way you view your home town. We see only what we want to see and - often wrongly - assume that things are much better elsewhere. They're not better or worse here but if you superimpose your own ideas onto a different place then, when that place disappoints you (as it will), you will be personally crushed. ********************************** EDIT: I am a former flight instructor and so I have undergone the process of earning a pilot's license and all the assorted ratings required to teach. I am married to a former military pilot and so am aware of the difficulties and prospective rewards involved in flying. What I can definitely tell you is that flight instructors make less than zero wages. Old Lady made reference to airlines but the airlines are in deep trouble and, most tellingly, are just not hiring. In fact, many of them are laying off so aviation is just not a tenable field to enter. It is hideously expensive to earn a pilot's license of the type that would qualify you to fly commercially and, of course, there are thousands upon thousands of equally qualified applicants for so few jobs as it is. I'm not saying don't learn to fly if that is what you want to do; however, I am suggesting you not consider aviation as a career. *********************************

    I don't know how Real Estate law works in Canada, however here in the U.S. a purchase can be all cash or a down payment can be made and mortgage is written for the balance of the sales price. If you are the purchaser you will be the owner of the property however the bank or lender who lent you the money to buy the property is known as the lien holder and the property is encumbered--meaning you can't sell the property until the mortgage is paid in full. It's same when you finance a car. You don't get the pink slip (the title) until the car is paid in full. For a lease there are two types: Full Service and Triple Net. Full Service means all the utilities, taxes and insurance are covered in the lease and paid by the landlord, Triple Net means those 3 things are your responsibility. Also depending on the type of property many landlords will give concessions for Tenant Improvements. Meaning they will actually pay upfront money to configure the space to a tenants needs in exchange for a credit worthy tenant signing a long term lease.

    I am in calgary, canada, and looking to buy a canon 5d mark ii online. i believe i will get the best deal on ebay. there are a bunch of us sellers offering a good deal, but it will cost me taxes, fees, custom duties, etc., which will be added on top of the purchasing price and s/h. there are some canadian sellers on it, too, but their price seems to be quite higher. i can buy one for 2550 usd from a us seller, but for about 3100 cad from a cad seller. it's a big difference. if you have the same/similar experience, please share with me. i am planning to go to banff next weekend, so i need to be quick to buy one. thanks!!! i am also wondering if i need to pay taxes if i buy one from a seller in different province.

    Ebay may offer the lowest prices but are you sure of what you're getting. There are many sellers offering "New in Box" items only to arrive opened and used. Then there is aftersales service. Most authorized repair shops accept units only coming from certain distributors or local areas. There is a price for peace of mind and it shows in highly credible stores. I advise you to buy locally and personally at the nearest Authorized Canon distributor in your area. The Mark II is no joke. It's a huge investment. Just make sure you protect it.
