    Q. If i put a deposit down while buying a house but the home inspection fails do i loose my deposit?


    ON Canada - your offer should be subject to financing approval and inspection approval. You should be able to get back your deposit especially if the inspection showed that it is a structural problem. You can also ask the seller to remedy the problem prior. It would be better to talk to your real estate agent and advise them you want to pull out due to the results of the home inspection. This assumes that everything was done within the allocated time frame as per the purchase and sale agreement.

    Q. What happens to my mortgage when i move house?


    Hello Theodora, there are a few options available to you. It all depends on your current bank but the most common options are as follows. If you sell your home your mortgage can be ASSUMED by the person buying your house at the same rate as you currently have, this can be a selling feature if your mortgage interest rate is very attractive. Another option is PORTING your mortgage to your new property. In this case you are moving your mortgage balance and current rate to the new property, if you need extra funds it can be added to your new mortgage which is called a PORT AND INCREASE. The porting of your mortgage will help you avoid any penalties for breaking your mortgage agreement. The last option is the complete pay out of your mortgage. When you sell your house and you do not port or get your mortgage assumed it must be paid out before any sale funds find their way to you.     I want to asell my house and move to the north of the country.i currently live on the outskirts of london and my house will fetch enough to pay cash for a house in lincolnshire but i have no savings.how can i move,is there any way that i can buy a house without a deposit,i dont want to take out any loans.

    you can take out a home equity loan on your home in london. if it's worth as much as you say, then it should be no problem for you to take out the loan. use the loan to pay for moving expenses plus at least part of your new place in lincolnshire. then when you sell your london home, your mortage is paid out of the proceeds, your home equity loan is paid out of the proceeds, and you are loan-free.

    I had to declare myself bankrupt in march 2010 but need to move house, im unemployed single parent, and have no deposit! not a great situation! but i,m paying over the odds rent to a rubbish landlord in a house thats too small for my growing kids! any ideas?!!

    Have you considered going to your local bond board? the only thing is the landlord might want a months rent in advance as well which is normally the same amount as the bond/deposit. as you have a child i think you could be eligible.

    I really need to move house away from manchester, but am lacking finacncial funds. i need to move because i feel i am in danger while my ex partner knows where i live, also i have a 12 year old daughter and i dont want to put her in danger, i have family in new castle but there isnt enough space for us to move in. i have a bad credit rating due to past debts so therefore cant get a normal loan. any suggestions on how to get financial funds for a deposit on a house? -thanks-

    The only way to get the money is earn it. There is nobody who is going to give you money to move and get another place to live. Too many millions of people are too broke as it is. Your family's place may be too small, but if you are in genuine danger, you will bunk up on the living room sofa or sleeping bags on the floor for a few days while you get a job & place to live.

    We are on housing benefit and need to move to a property prefered a house or a flat with a garden . we want to stay in the area to keep the children in the school . if we moved to rhyl, this would be alright as the children like it here . we are used to moving as we were made homeless and have been in homeless accomodation. please help us find a way out . we can afford a house up to #550 per month.

    ive been hiomeless when i was younger less than a pleasant experience, is there a housing advice centre near you with lists of landlords, the newspaper idea was good as well you dont have to buy them just go to a library they get newspapers and write down the numbers you need/look hopeful good luck

    ... and then you decide that you don't want to move in after all, could you get that deposit (or even a percentage of the deposit) back? no, we haven't signed the lease or any kind of contract yet. @judgementcare: woah, hold on would you - i haven't actually done this. just generally wondering. oh, and the deposit was considered a holding deposit.

    A holding deposit it just that. The landlord takes your deposit with the understanding that he will not rent the property to anyone but you. If he decides to break that agreement, he has to give the deposit back. If you break that agreement and change your mind, he will keep the deposit. The deposit is for your protection as well as his. It protects you by not renting it out to someone else until you move in. It protects him because he is allowed to keep it if you don't want the place. He could have lost potential renters by turning them away or not advertising. That's why he gets to keep it. A security deposit is a completely different thing. According to you, it was a holding deposit not a security deposit. I couldn't imagine we are talking about more than a hundred bucks. Anything more would have been foolish to pay. This is kind of like a good faith payment when buying a house. You give the homeowner a grand while you work out all the paperwork (pending sale). They hold onto the grand and stop advertising the house for sale. If you fail to take possesion of the house, the good faith payment goes to the homeowner who now has to relist.

    Q. Am i being selfish wanting to move into a council house?

    Basically me & my partner live in private rented accommodation, and would like to move into a council home, but when looking at the bands it seems we would be level 5 "no immediate need and a person who can afford private rental", it would be cheaper, but i'm fed up with paying for someone else's mortgage, but we cannot afford the deposit to buy a house (we could afford the repayments), but i feel a bit selfish taking a home someone really needs.

    I know this sounds harsh,but if there were no landlords renting their property to you ,you would be homeless.If you had a council house you would still be paying someone's mortgage,the councils. Social housing is really for people that would be on the street ,without this help.If you are really set on getting a council home ,go put your name down and wait about 5 years or more.I don't understand ,if you can afford a private house why would you want a council house when you cant really chose the area or type of property.You basically have to take what's offered,and go to the bottom of the list if you don't like the few that's offered.

    I moved into this house 6 years ago and paid a $450.00 deposit. when we moved in the place was horrible. we have done a lot of cleaning and painting over the past 6 years. we are looking at moving out in the next month to a much better place and i'm asking for my deposit back but i can't get an answer from him. the original 1 year lease was signed when we moved in but he never made us renew the lease every year. can i still get the deposit back?

    Oklahoma law requires the landlord to return your deposit...less damages within 30 days AFTER you vacate the property.

    I found a nice apartment and want to move, but i told the landowner my desicion to leave just a week before the end of the month and she told me that if i leave i would lose the deposit i had given her when i first moved because i'm telling her to late, and she doesn't have time to find somebody else to occupy the house within a week, will i really lose the money? i live in new jersey.

    Pretty common across the board is a Thirty day WRITTEN Notice. A verbal notice will not suffice if she challenges you for back rent later on down the road. Yes you will lose the deposit if she presses the issue. it is in your rental agreement. Best way to do it for your records and this will let your landlord know that you won't take any BS during the process is to: 1. Write a letter stating your intentions 2. Indicate in the letter that you expect an ITEMIZED list of any charges incurred that you are responsible for 3. Note the date you expect your deposit back by (typically 30 days from you move out). 4. Yes it costs $5.00 or so but get a certified delivery form from the post office requesting signature upon delivery - this guarantees to YOU that it landed in your land lord's hands I have been sued twice by landlords - but I always had my documentation in hand when i filed my court answer and I won both times...I even got to live in a house for free for 4 months because I discovered and the judge agreed, that my landlord violated the contract - not me, so they couldn't technically kick me out because even though I quit paying he breached the contract.

    Q. To move from a house to a flat or not to move?

    We have a 2 bed house with a near 3 yr old & a baby due in sept. we have single glazing and gas fire heaters, a front garden on a downhill and back garden on a big uphill so our son can only play outside on the patio, we pay £550 p.c.m and recntly landlord has started to turn up unannounced and getting really funny and sarky and talking about selling the house, we found a 2 bed ground floor flat 2day for the same rent but slightly bigger rooms, just no garden but double glazing and central heating it is the area we lived in two years ago before moving to this house and really want 2 move back as we want our son 2 go 2 playschool there in sept its about 15mins drive away in car but we dont have one, we are really at a lost as to what to do. we want to move but we are going ffrom a house to a flat so very torn in 2 pieces. the only other thing is we would have to get mother in law to get a loan for our deposit 2 move, so what do you think should we move or not???

    Bear in mind the extra charges for a flat: they're usually leasehold and have a ground rent (don't know what the tenure of your house is of course) and they also usually have maintenance charges which can be quite high (over £100 per month). However, this charge often covers buildings insurance so you would gain a bit there. Just check it all out before you sign up for it!
