    Q. Is a down payment required when porting your mortgage to new home?


    If i have 150000$ mortgage and sell my house for 150 000$ can i use the funds from the sale and port my mortgage to a new 300 000$ house while keeping a 150 000$?

    This answer closely relates to:

    "No credit check is not required unless you need a higher amount..."



    No credit check is not required unless you need a higher amount then your current mortgage which you like to port. There is an administration fee which the bank might charge you.

    Hello Roma, unfortunately every time an application is inputted into any lenders system for a mortgage the credit bureau must be pulled . I don`t believe any lender can proceed with any type of application without it. From the branch level to the Mortgage Broker industry the credit bureau is the first thing that must be checked. If you have any concerns about your current credit situation I would be more than happy to give you my honest opinion and some advice how to proceed if you like. There are lenders that understand credit can sometimes be a challenge and have programs in place for low credit scores. The programs usually are short term mortgages that allow you time to repair your bureau and once again be eligible for AAA bank rates. You may also be able to take some action now that will repair your bureau before the lenders get their hands on it.
