    Q. What happens if you buy a house and don t have the funds for the closing date?

Lawyer needs the money upon closing, no money means no deal and your deposit on the house can be forfeited or returned less all lawyer`s fees.

    Q. What happens at the closing date? is this when we meet with a lawyer and sign the final papers for the house?

    Powered by
We bought a house, it's our first so we have no idea what we are doing. i have asked my realtor, but he hasn't gotten back to me yet...i'm just curious what your experiences were with closings. any information would be appreciated.

What you can do is ask the closing agent to give you an overview. Ask for a copy of the HUD statement the day before and read over it. You won't understand alot but it's good for you to review it ahead of time. Your Realtor and mortgage broker should also review it. Basically, you will sign a lot of documents, buyer's always sign more than sellers. If the seller's are present they will give you the keys to everything. It will take about an hour to actually do the closing. And if you have a good Realtor, he/she will have champagne to celebrate your first home!

    Q. How to say i love you to a girl if she is your good friend?

    Powered by
There is a girl whom i met after 13or 15 years she recognise me but i can't.she rembers me about her then i memorise that she and me are very good friends in my childhood days .she lives near my close relative house.in my childhood i often go in her house meet her elder sister she also likes me very much.but due to our family restrictions(not from her side).i stop going there and meeting her.she at that time tried very much to contact me but i ignore her because of the fear of my parents.now after 15 years she meet me again when i went there .i am sitting in the park with my nephew.she is talking to somebody.suddnley she put her phone on hold and talk to me like this "pehechana, kuch yaad aya tum bachpan mein aya karte the poonam didi, renu" her name is renu and poonam is her elder sisters name.now when she says like that i go 15 years back in a second and all things memorise to me.now i want that my childhood friend becomes my life partner.that's why i am asking how to i love you toher

this is really not easy to be done in few min., but the man must to exam his ability to do real iove. you must be serious, not confused, shy but strong, with good prounaounsiation words start with ( after I examined my feelings I Know now... I love you).

    Q. Should i attach the fence post(s) where my fence meets my house? how do i do it?

    Powered by
I'm going to be building a 6 foot tall cedar privacy fence in the spring (with pressure-treated posts) and need to determine what to do with the two posts that meet the side of my house. in order to ensure that my 15 lb dog can't get through any cracks, i want to get the posts as close to the house as i can. if i make an 8 or 12 inch diameter hole for the post, that leaves a 2-4+ inch gap by the house, the latter of which i'm sure she could get through. quick specs that might help: - my siding is vinyl. - the fence posts are 4x4 pressure-treated wood. - the posts will extend 3 feet into the ground, with 6-8 inches of gravel beneath (the rhode island frost line is 40 inches). - the fence is 6 feet tall. is the best thing to do still to dig the standard hole and set the fence post in there, or should end posts at the house actually be attached via lag bolt or something along those lines? if they are attached to the siding, should i still dig a hole or should the entire post be attached to the house? thanks much.

You should avoid attaching the fence to your house. You do not have to set the fence post in the center of the hole you dig to set the posts that are against the house. As you are planning with the depth of the hole and the gravel is good To make the posts that are against the house more secure add another shovel or two of gravel after the post is put in the hole. Then mix some fast setting concrete, [ the stuff in the red bag ] and put about half a bag in each of those two holes. The concrete will not hurt the pressure treated lumber and if you don't put to much in you won't see it at ground level. As you install the vertical boards start against the house and and hold the first board against the house actually touching the siding. Now take a compass [ the metal divider thing that holds a pencil in one side ] and scribe the contour of the siding on to the board. Take your hand held jigsaw and cut that contour into that board..Once you nail that into place, if you did it well you should have trouble getting your finger through any space never mind a 15 lb dog.

    Q. How to approach a house "for sale by owner?"?

    Powered by
I've been looking at two different houses close to my job, and they both are for sale by owner. i have the phone numbers for each, but i'm not sure where to go from here. my biggest question is: when i call, is it inappropriate to ask for a price first thing? or is that what i'm supposed to do? because price is definitely the first thing i want to know, but i don't want to sound rude or stupid by asking right away. what else happens from there? i assume that i set up a time to meet and look at the house up close with the owners. then we negotiate a price and go from there? i'm only 22, but i want these owners to actually take me seriously. but this is obviously my first time doing this kind of thing. any advice would be fantastic, thanks!

This would likely be the biggest single purchase of your life. Be very careful. You should make a list of questions to ask the owner such as size, general condition taxes cost, heating/cooling cost, are appliances included etc. and price. This will establish value and if it is in your price range. I would recommend the use of a lawyer to draw an offer for the property and ensure clear title.. secondly, if you are not schooled in such matters, the house should be inspected This can save you a bundle if defects are found that you may not see. Good Luck!

    Q. What is a good explaination for taking out a loan before buying house?

    Powered by
Active duty military. had a house in mississippi, so we had to sell our house. of course, the seller market is terrible, so we had to suffer a loss just to sell. had to take out of loan just to meet closing cost. now we're in the process of buying a new house. what is a good explaination for taking out a loan, besides the obvious (banks don't like you taking out loans to pay loans) any help would be appreciated.

The truth is the best answer.

    Q. How to address envelops to neighbors?

    Powered by
We are having a house warming party to meet some of our neighbors and plan to give out invites to the closest 12 houses to us. on the envelope can i just put "to our neighbor" and slip it in their mail box? i really don't want to drive up and down collecting addresses. thanks for any advice! hand delivery sounds like the way to go, only thing is that its currently 13* outside and we have a foot of snow on the ground. i might wait and deliver then closer to the housewarming date. right now its 7 weeks out.

Hand deliver the notes and introduce yourself as you do so. They'll be more inclined to attend a housewarming party for someone they've met. [EDIT] I'd say no more than 2-3 weeks before. Longer than that will give them the opportunity to lose your invitation.

    Q. He's taking me to a bbq at his house where i'll meet his parents. what do i do?

    Powered by
I've been on two dates with this guy, the second date lasting 6 hours long. he's come to activites i've invited him to, one was ultimate frisbee in the dark, which i was invited to by a group of friends and the other was a boating activity with people i'm close to in church. we did those two activities previously talked about this past weekend and spent sunday a bit together as we went to a church gethering where we began holding hands for just a little bit. after the church gathering on sunday, he told me he'd call me and i presumed that i wouldn't hear from him till wednesday. but he suprised me by calling within an hour of seeing each other. i called him back from the message he left and he asked me out for a 3rd date. he asked me to go mini golfing and then go to his house, which he lives down the street from where the golf place is and to have a bbq there where his dad will make the dinner. i know that i'll be meeting his parents. what does it mean when this guy is taking me to his house to meet his parents? what does it mean when am "in"? how does he feel about me and things?

I think if a guy is willing to take you to meet his family he likes you and just isnt using you. Why take someone to meet your family if you dont plan on having them see you again?, have fun and be yourself dont be shy!

    Q. Help, my good freind just passed away, in know i'm closing off to this guy i just meet.?

    Powered by
My friend passed away on thursday night in it came as a huge shock to me and everyone else. i called my best friend to tell her to give her a heads up! that i would be out of it the next day. she went to this guys house, who i meet last weekend and had an amazing night with. she told him i called her crying than why. he told her he'd call me the next day, and go to the movies with us which he did do. i had fun! got my mind off of my friend. but i felt like i closed off from him, i didn't talk much. i know he's been their with his own friends, but i don't want him to think i'm not interested, because i didn't really say much to him. he's the first guy i've meet an a while to make me fill something. in know i'm just so upset i'm afraid he'll go to the next girl...not saying that their is...but that's a fear of mine. what should i do? when he hugged me good bye he held me for along time....;) my friend saw that lol

I think that if he's right for you, he WILL understand what you are going through... I think he will Losing a friend is really hard. Since he sounds like a nice guy and has gone through the same thing, I'm sure you can work things out! Next time you see him, talk more, smile more, be happy! try to move on from your friend's death! always remember your friend but also know that your friend would have wanted you to be happy~!! good luck =]

    Q. I want to buy a house on the internet? but afraid you have to meet the agent becasue i don't live in the state

    Powered by
I saw a house that i really love on the internet house listing from cps a legitimate company. but i don't live in the state where the house is located at. i just want to buy the house then 1 month later i will live there. but i'm afraid we have to meet in person the agent or whomever. i wish we can just do everything over the internet as long as i have to proof of fund from my bank account? i got a p.o. box where they can send me the mail paperwork or key to the new house or any item that they want me to have for the new house if i decided to buy the house and the transaction close. can everything be done through the internet or mail? thanks. i need your suggesstion...

Personally - you would be a fool to do the whole process by Internet. You should at least go there and do a once through to verify the house you are seeing on the internet is the actual house. Then of course, you will want to get an independent home inspection done. Don't be foolish and end up like so many people do, and get scammed, even by reputable companies, because their agents are independent and they have no direct control over what they do.

    Q. Is it proper for a divorce or single woman to tell the married man i'm a nurse when the just meet?

    Powered by
If a woman asking favor to someone else and he's married but his wife is not around but she's inside the house. she didn't know that there's woman outside infront in thier garrages asking favor to her husband. is this sort of flirting or trying to impress the married man. in my case i only asking favor and if i know he's married i don't want to stand up there beside him talking and tell him that i'm a nurse. another thing when she borrowed a cell phone from husband so he can call her brother is it okay also to tell that her brother owns couples of coffee shop. she said her brother own the nickolites coffee shop here in my town where i live. to me what is the point of telling the married man that i'm a nurse and my brother own coffee shop business when i'm only asking some favor. this woman live the same area where i live but we're not that closed. her house is about 5 house in between mine and her. any comments regarding on this?

U know, I really don't understand your question. What do u mean by favors? If I understood correctly, u should not tell a married man you're anything, just so u can flirt with him. U should leave him alone and not ask favors.
