    I can really afford the increase they have quoted me, where do i stand with the due to their current status?

    you need to move your mortgage somewhere else. If you have more than 25% equity in your home you should not have a problem unless you have bad credit. You should contact a Mortgage Adviser who will be able to help you but remortgaging takes 6 to 8 weeks so do it soon.

    I have a fixed rate mortgage with northern rock, it ends in july, i have stayed with nrock for several years, and have just remortgaged every two years, will i still be able to re-mortgage, or will the society stop giving new mortgages?

    your best bet is to remortgage...and move to another bank...even if they sort their management and processes out no other bank is going to lend them money to refinance their mortgage book...things are only going to get worse in the financial sector and inter banking lending... and my guess is another bank is going to hit the wall this year due to astronomical subprime write offs which will be announced soon...best bet...go to someone else..

    I want to release money out of my house, but because i rent it out they wont let me have very much, so i have decided to sell, but i still have a year of fixed rate left, mortgage is with northern rock

    Maria, unfortunately no because you signed and agree upon the terms of the loan, the only way that you could have a chance at avoiding this fee, is if you were actually on default(about to foreclose or go bankrupt) then you can talk to the loss mitigation department and rather than loosing more money the lender will be forced to forget the prepay in hopes of selling your property and getting back their money. Now if the lender made mistakes in your loan, or lets say you feel like you were taken advantage at the last minute, example you did not know you had a prepayment penalty and your rate was adjustable until the last minute when you signed, then you can file a complaint against the lender, which is what lots of people are doing lately and they have actually been compensated. But that is a long shot and you will need to seek the expert opinion of a real estate attorney. Good Luck.

    Q. Northern rock mortgage question! any advice?

    We have just finished our fixed rate with northern rock on 01/11/08 our solicitors contacted us to say we needed to pay £345 release fee which we paid, but today 03/11/08 we had a payment of £978 go out to northern rock and we dont know why?? we are now with halifax which havnt yet taken there payment, any ideas why n.rock may have taken this? hi kimmie, we waited until our term ended so had no fees, so we was quite annoyed to have to pay over /£300 release fee, there was no other fees we had to pay. im wondering if they have charged us on their variable rate, im hoping we will get this back??

    It sounds as if Northern Rock have taken the monthly mortgage payment despite the mortgage having ended with them. This sometimes happens when a remortgage takes place only a couple of days before the payment is due. Give Northern Rock a call and ask for the monies back asap. Then just to be safe contact your bank and cancel your direct debit to them.

    My daughter has received a letter from northern rock saying they will not be renewing her mortgage after the 5 year fixed rate deal expires (next year)and she must find another lender.she still has 25 years left on the mortgage of £130. 000 can they do this.now i know this sounds strange but for some reason she actually holds the deeds for the property with the deeds in her possesion how does she stand legally

    What they are saying is that they will not negotiate a new mortgage deal with her. She can either stay on their standard variable rate (SVR) or she can remortgage with someone else. They are NOT saying the entire amount needs to be repaid now. I don't know what their SVR is, but I suspect she will be able to get a better deal by remortgaging. Your daughter does NOT hold the deeds to the property. Any property that has been mortgaged or sold since 1990 (and earlier in some areas) is registered. This means the definitive record of ownership is held by the Land Registry. As your daughter has a 5 year fixed rate expiring soon she has obviously mortgaged within this time so her home is registered. What she has are probably "official copies" of the register, or a certificate of registration (which are no longer issued). These nothing more than the name suggests "copies" of the register, for your information only.

    Hi Sam, Unfortunately not. However, you may wish to put a different solution to your purchasers depending on whether there is a chain on top of you. You can exchange contracts, have them move in, pay you discounted rent for a few months and complete the day after your penalty expires. They get a cheap few months but this is advantageous fo you financially also. Ask your solicitor about this - it's a kind of delayed completion. All the best, James James W.     I bought a house in jan 2006 using a fixed discounted rate mortgage with northern rock which ends in jan 2008.in dec 2006 i got a loan which is secured on my house.in jan 2008 when my discounted rate finishes will i have trouble finding a new mortgage deal due to having the loan secured on the house?

    Naw you shouldn't have a problem, this is done on a daily basis, they call it a refinance. You get another mortgage company to refinance your house and when they do whatever is owed your current mortgage is paid off. The escrow closing agent will take care of all payoffs to your current mortgage. Now in order to start this refinance you will need to contact a mortgage broker and complete a loan application, about a month prior to your discount rate expiring. You will find a mortgage broker in your local telephone book. I hope this has been of some use to you, good luck. "FIGHT ON"

    I'm looking for fixed-rate morgage deals, and at present, some "smaller" companies seem to have better offers. for example, bristol & west has very good deals. but do you think it is safe to choose this company?

    Your mortgage would be perfectly OK if it was with Northern Rock. You seem to have misunderstood what was/is going on there.

    Hello all, just need some advice... have a northern rock 5 year fixed rate mortgage (ends feb 2011) with early redemption charge. what do you folks think about jumping mortgage lenders at this point in time considering the fact that there may not be a buyer, or that jc flowers/cerberus/lloyds tsb buy them out? also if they go into administration - how will this effect mortgagees? thanks in advance, k

    Your fixed rate mortgage won't go away. If Northern Rock are bought or go into administration, you may find you owe the money to someone else, but they can't change the terms until Feb 2011. If you were going to switch lenders now, the Northern Rock's problems won't affect your ability to do so. If you like the deal, don't make the Northern Rock's problems make you run away and get stuck with an exit charge. Remember, you owe them money - the worst that can happen is that they want it back.
