    Q. Does renting my house count as income?


    ON Canada, the house is generating income from rent and it is an income. For mortgage purposes, this will be considered in your overall income minus the offset.

    I wanted to know if people do spend alot of money on renting houses then renting an apartment?

    More people renting after their houses get foreclosed but remember the eviction rate may rise as they may lost their job easily due to the condition of the economy. Make sure you do the credit check before renting.

    Me and my friends are trying to find a house around morris county,nj and want to have an idea or estimate on how much we need to make a month to cover housing, utilities and other expenses. does anyone have any previous experience on renting a house with room mates in nj?

    You will have to work up your own budget based on car/transport, food, entertainment and other costs of living. This could be $2k per month or $10K per month for the 4 of you.

    If a group of students were to rent a house which is not specifically listed as a student let, would this be allowed? is it just down to the landlord whether or not it is acceptable or would it be illegal (relating to insurance etc) thanks

    doesn't matter if you are students (although I wouldn't rent to students!). The thing to watch for a group of unrelated people is that it makes it a 'house in multiple occupation' and there are stricter rules for the landlord to obey.

    Am i allowed to make terms like this in a lease: they must keep a good criminal record? they must keep a good driving record? they must not have gas and electricity shut off because of nonpayment? they must not smoke inside? they must not do any drugs? no pets allowed? no more then 4 people living in the house? (2 per bedroom)

    You can discriminate, just not on a few factors. You can include some of those things in your lease, those pertaining to your property. You must maintain working utilities. No smoking within the residency (or period). No illegal activity. No animals. (no animals are default, but people can be really stupid, it does not hurt to spell it out) No moving anyone in without written consent from landlord (again, default, but people are stupid).

    Court action process to get rid of non-paying tenants NEED to take to court copy of the 3-5 day [depending on your state] "pay or quit" notice. delivered to the tenants. Sent certified. when in court, for a DETAIN ER action, show the amount of rent, and proof U have a tenant who has not paid. IF tenant shows up in court, they will explain why they have not paid, and if they have extenuating circumstances, judge will listen. if no special agreement is arrived at between the court and the tenant [only if they show up at court] you get a judgment. [rent due and costs] at this time, the tenants have 10 days to exit;[ not to pay late rent]. If in 10 they have NOT left, you must return to court and seek a WRIT OF RESTITUTION. take that writ and carries it to the sheriff's office. pay the sheriff a SERVICE fee and waits 1-5 days for that service. When sheriff arrives, have a locksmith so locks can be changed. the sheriff will knock on the door and if no answer, sheriff will take your key and open the door. if no tenant; you must remove all the belongings and store them safely for 30 days. [after 30 days, the belongings are his] then, the unit is yours to re-lease. if tenant is still there, the sheriff will give them about 30 min to exit with all their belongings. the sheriff will stay there till they leave--or he might leave and return........ problem solved.

    Want to relocate with my family. i have been made redundant and iam selling my house. i have plenty of money to pay the rent even if i dont get a job for many years. why are people so bothered about me working or not.

    They are concerned about your abilty to pay in them long run. They also cannot see how much money you will have for you and your family to live off so are likely to be worried about the rent being paid. One way round this is to take a six month tenancy and offer to pay the full six months' rent upfront. This gives the landlord peace of mind and you are more likely to find a landlord who is not worried about whether you are working or not. Good luck

    Had two dogs. the dogs had accidents (you know what i mean) in the house and there is a very strong aroma which i cant get rid of. is there any ideas what to do..the renters are out of the house...but the horrible smell still lingers on. please help with any ideas...i really need your help because people will be coming to see it and it will take their breathe away....please help with any ideas you may have.... thanks for your help!!!!

    I have had a similar problem. I rented a carpet cleaner and put disinfectant and deodorizer in it and then just kept going over and over it again and again. I did it about 7 or 8 times in 2 days. Each time I really pulled the water out of the carpet let it dry a couple hours and then did it again with really hot water. Everybody told me it wouldn't work but it did for me. I also varied the directions I pulled the cleaner. Lots of water in...lots of water out. Can't promise this for you but it did work for me. If that doesn't work you will have to pull up the carpet and pad and depending how bad the wood smells you may have to put a sealer over it. Good Luck.

    Q. 4 people are renting a house for weekend. a married couple and two singles. how should the bill be divided?

    It's a three bedroom house for $125/night. should the couple be responsible for 1/2 the payment or should they only be required to pay a 1/3 since they are using the same amount of resources (bedroom)?

    Since we are talking about the rent bill alone, I would go with 1/3. As you said, 3 bedrooms are being used. If the singles wanted to only pay 1/4, you all could have looked for a 2-bedroom that was cheaper, and one of the two could have slept on an air mattress in the singles' bedroom or slept out on the couch. The reason I don't agree with dividing the bill in 4's like it was a hotel is because it is NOT a hotel. Hotels charge by the person. There are still going to be 2 beds in that standard room, whether there is 1 person or 4 people. In this case, the number of bedrooms, not the number of people, becomes the deciding factor when it comes to price. Also, when you are talking about utilities, you don't really pay for utilities. OK. Yeah, in a way, they are included in the rent. But seriously, if you want to get that petty... say the electric bill costs $200 per month for an average 3 bedroom house. Divide that by 30 days. Then divide that price per day by 4 people. What do you get? Oh my gosh... each person uses about $1.70 in electricity per day! *gasp* If the singles are going to be that petty, give each of them a few bucks and call it even.

    Ok im 17 and in a few months im planing on moving out me and 3 other people are renting this one house.so i was wondering if anyone could help us figuer out how much of a deposite we should put down, and yes i made sure we can afford it.

    Traditionally, your first rental check will include first months (and sometimes last months rent), and a security deposit normally equal to one months rent.
