HOWEVER, IF THERE IS AN EMERGENCY SUCH AS A FLOOD, OR SOMETHING ELSE THAT REQUIRES IMMEDIATE ACCESS LIKE SMOKE IS SEEN OR SMELLED IN SUITE, THE THE LANDLORD DOES NOT HAVE TO GIVE A 24 HOUR NOTICE. ALSO, JUST SAY YOUR STILL RENTING, BUT YOU HANDED OVER THE KEYS BEFORE THE LAST DAY OF YOUR LEASE, THE LANDLORD CAN ENTER THE UNIT OR SUITE. ANOTHER TIME, HE CAN ENTER WITHOUT A 24 HOUR NOTICE IS WHEN THE SUITE APPEARS TO BE ABANDONED, BUT HE MUST BE POSITIVE OF THIS FIRST.

Ok, so i'm privately selling my trailer to friends of mine but they need a lease agreement from the trailer park before they can be approved for their mortgage. i got an inspection of the property done (by the trailer park officials) and now i have to reside the trailer and shed with vinyl, even though the aluminum siding is in perfect condition. put eaves throughs up, even though the roof has them built in already. and replace a fence or two. my problem is, the previous owner never had to do any of this when we bought the place, and no policies have changed... these "maintenance" cost are gonna run me at least $10,000 and we already agreed on a price for the trailer! is there anyway i can get around paying for the repairs (like getting the buyers to sign an agreement to do them) or am i hooped? any help would be greatly appreciated. thanks. p.s. i own the trailer. the land it is on is rented. i'm moving somewhere else and selling just the trailer.

Have you thought about rent to own? If you don't like that Idea I would think that the burden of obtaining a lease is with the buyer. So the deal has change it is not unreasonable to go to the buy and inform them of the "maintenance" that has to be done before they can get a lease and have there mortgage approved, maybe you can come up with a solution. If that doesn't work I would have a meeting with the leasing office and your buyer and see if you can't work something out that you can all agree on.
