As long as you are a Canadian citizen with a good credit score 650 and have a job you should have no problem to apply. You will need a 25% down payment minimum if you area buying the property for investment.

If you are not a Canadian resident or citizen you can obtain a mortgage with at least 25% down payment. Most likely you will need a higher down payment if buying the property for investment. My friends got a mortgage in royal bank as foreigner investors not living in Canada and the Royal Bank requested 30% as a down payment.
