    My property was sold under false pretenses. we did not know it was wetlands. the first two years it was fine, but when the hurricanes came thru here, we get flooded every time it rains. we have asked everyone possible to help. right down to senators, the county, swiftmud, you name it, i've called it. waiting on word from govenor. thinking about walking away but don't want anyone else to be suckered in on this property. how do i have it condemned.

    Did you get a local surveyers report like we do in the UK. You wont get a mortgage on a property with geological problems in the UK. If our surveyers fall down on the job they are liable for compensation claims.

    -roof leaks causing mold on the ceiling -windows leak -bathroom vanity is falling apart -there are no doors on the kitchen cupboards or the bathroom itself -constant issues with pests -under and beside the house floods when it rains (doesn't take heavy rain to do it) these are the main issues and the owner refuses to fix anything

    It is very doubtful. These are things you are allowed if you want. The building department will be the ones to determine if it is habitable, but they should. You do not have to fix your roof is you want, there is no requirement that you have cupboards, etc. If they do condemn it you have to move out immediately.

    There is a home in my neighborhood that was abandoned by its previous owner - the house is on the fox river in wi, and it is a flood house. my neighbors and i are angry because some greedy realtor is attempting to sell this property. we see people over there with small children who obviously are desperate to buy a house and think they are getting a bargain. the only disclosure on the home is that "it is in a flood plain'. the lying realtor expressed concern and told me that she desperately wanted to get the home condemned. two weeks later - a guy just told me he put an offer in. advice please! city council meeting? i have pictures on the property from last spring when the river flooded, as i am sure this will help. i was being nice by saying innocent. i wanted to say stupid. it is my concern, because there is vacant property next to it, and that belongs to us. all of the other properties along the river have already been purchased by the town and turned into 'parkland', so the homes could be torn down. no, we do not want to sell our river lot and are not planning on it, so that is not my motivation. the bank will not mortgage the property. oh - we do talk to potential buyers. the ones that are not 'flip this house' people are totally shocked that the house is even listed! yeah, the tide lines in the yard aren't a good enough clue. but - there are some people who live in flooded houses and just get new stuff every spring when they flood - i wonder how they pay for all of it. i guess some people don't mind living in filth and fecal infested home.

    This is not your concern. Nobody will be able to get a mortgage on a house that has been flooded and will be again. If somebody with enough money to pay cash for a house like that, more power to them. They are not 'innocent people'. Anybody who would buy a house listed as on a flood plain, and presumably with signs of flooding all around, knows what they are getting (or needs their head examined). The city will likely have the property listed such that it cannot be rebuilt without anti-flood measures (raising it above the flood plain). So really, whoever buys this place is just taking a gamble they can do something with the property.

    Q. How can i get an abandoned house torn down?

    I don't know how to go about getting a house on my block torn down. it has been condemned for years and my neighbors tell me it has been flooded numerous times. it is right down the road from a school!. i am also wondering how bad it is lowering my property value?. please let me know what i can do. thanks.

    Complain to the city and/or county. Get the neighbors to complain. Show up to city council meetings and complain. Get a TV station involved.

    Q. What to do with my worthless property?

    I live near the bayshore of monmouth county. as of 2011 my house along with others on my block was declared to be in a a zone flood plain. four years ago my neighbor's house was condemned, they were made to leave the property within hours because the gas was leaking under the house. later the town declared it unfit for human habitation because of the condition it was in and said that it had to be knocked down. the family, with little or no resources tried to sell it for as much as they could. they had offers but soon learnt that there was no building allowed because of the federal stasis on the property. they stopped paying taxes on this worthless property about two years ago. i'm i in the same boat with them, if my house should ever burn to the ground would i be able to rebuild? why is the township even collecting monies on what is now federal wet lands? this house is now collapsed, is full of black spot mold, home to some rats, cats and some of the biggest raccoons i ever laid my eyes on, and the township will not tear it down. any answers on this matter would be greatly appreciated.

    You may still be able to donate the property and write off the value on your taxes.

    Q. Who has the most legal standing concerning a home rental and a maintenance man who's mother rents from me?

    A so called friend is a maintenance man for a millionaire lady that owns and rents out a lot of houses and my whole block. i now share rent with another person and there is no lease. we let my "friends" mom rent a room for only $200 a month, no lease, and don't charge her a penny more for nothing. free electric, cable, water, phone, more! to help her because her house floods all the time, she is 86, and needs help. we make no profit, just trying to help. my friend thinks he can come and go as he pleases. his drunken gf started a huge argument that led to my friend and i arguing. he threatened to fight right now, drag my body across the curb, talk to the owners to get us kicked out before we can blink...etc...not afraid of him, but not wanting to go to jail either or fight over stupid *hit his gf started. the biggest thing is that he thinks he has right to come and go and do as he pleases in my house as he wishes as long as his mom is renting from me. the police just said he can come and go as long as his mom wants him too unless i kick her out. her and i agreed too have cops tell him and gf not to be on property till sober tomorrow. only the other person and i are on the move in information so we don't really have permission to rent out a room anyway, but we can as long as we don't make them a lease i believe. plus the owners really know anyway since the maintenance man told them. point is, what do i do? i don't want to kick the poor old lady out. she can hardly walk and her house is a disaster and flooded. even condemned but she still stays there if not for me. i want the old lady to stay and she like it better here also, but i am sure she is not going to tell this one son he can't come in etc...plus, they already have problems with other family members stealing from them and 4 of them are squatting in her own house and have never gave her a dime to help. even with a $300 a month electric bill.her one son in charge of her $ doesn't need hers and don't steal. he does most her bills. my "friend" does all of her maintenance etc...but always looking for a buck and to rule. out of 8 sons and 2 daughters (yes, you read that right), those 2 are the only helpers she has.i know i have to stay out of their family business, but what about how i am in it now regardless. i am physically disabled myself on ssi and can't handle much, yet i give my heart to help anyone and her. like make meals, buy food if needed, cater to her just to make her day easier. she does get allot of new help just started with showering, meals that cost her an arm, cleaning up etc....but its only enough to help her survive. their is allot more involved when you live w/others too. i used to own a home hospice and health care business. i don't have it in me anymore to do it. not even if paid could i be depended on. sorry i rambled on so much. my major concern is my "friend" thinks he can run this house as if he is the one renting it and paying bills and acts like we can't do anything about it unless we kick his mom out which makes us look bad and she might not understand it all either. but putting her needs before my own, i would like to let her stay but without her one sons "rule" that he shouldn't have. he started as just my maintenance man and friend. i can't see anyway out of this without being run over, abused, and humiliated. i really want to hurt him and end it, but its not in my heart.again, i moved in with another man, elderly, a veteran, only has 1 leg, and some help himself but only rides and shopping or lifting mostly. we have no lease at all, so we assume its a month to month by law. we just wanted to help this 86 yr old lady out with whatever we could and seem to be getting screwed. understand, its not her doing any of the bad stuff and i am sure the son in charge the most just don't want the drama. it's not us making it...it's the other son and his gf. his gf is also my x wife even though we get along normally if shes sober. i am better friends with her bf... until now. can i ask the court for a no contact order or restraining order based just on his threats?i know his mom would stick up for me, but then again, not enough to make it where her son can't be around when he is one of the only ones that help. i really don't want that either. just for him to know its my house and he can't run it and threaten me physically and threaten my place to live just to prove a false point he has more say cause he is in good with the owners.i can't seem to find the line anywhere that would work because he is a thief himself and always has to win or be on top even when he has to lie, cheat, and steal to do it. i would appreciate any input from anyone that knows the laws, not just "thinks", or has been through similar or seen it? thank you. no, we are not getting thrown out. we only lived here over a month. its that the maintenance man seems to think he runs everything while at the same time he is ripping them off..embezzleing tools and supplies and money...and i keep my mouth shut. point is that i would like to continue to help this poor old lady out before her health gets worse etc...and give he some quality of life but at the same time can't stand by watching the family steal from her, spend her money, etc...and use us also and treat me like i can't do anything about it all unless i want kicked out. long story, but the millionare lady that owns it all don't need or want problems and the one son that collects the rents and oks move ins really don't want anything to do with the rentals either so they feel good having this guy that pretends he takes care of all them for them, but in return is turning our houses into ghetto and running them like a dictator when he is just the maintenance man!

    Simple, kick his mother out. I know it sounds harsh but really if him and his girlfriend is starting that many problems then thats the best course of action.

    Q. Help! condo owner needs advice. negligent/filthy neighbor with extensive water damage and rat infestation!?

    I own a condo/town home. i noticed water was puddling in my kitchen from under the baseboard of the wall that adjoins my neighbor. i called a plumber out to be sure it wasn't an issue in my unit. couldn't find anything here. noticed that the next door neighbor's patio area had a lot of collected water and also mold on the exterior siding. also noticed what looked like water coming down the window from inside. rang the doorbell and knocked w/ no answer. noticed her car parked out front ( she only has one). got worried and called condo association but couldn't reach anyone since it's saturday. got really worried after extensive knocking on neighbor's door and no answer. called cops. cops come out and enter home ( back door was unlocked). cops find home empty but are flabergasted at the state of affairs inside. the entire upstairs bathroom floor had collapsed into the kitchen area with water pouring down walls-- entire dining room/kitchen area flooded. cops also mention extensive mold on walls and rats and roaches running around!! garbarge everywhere inside. a complete nightmare. the cops said the place needs to be condemned. finally talk to property management company who seems to think that it's okay to wait until monday to do anything. we have our plumber turn off the water outside. a few hours later a water and fire damage restoration company shows up stating they received a call from the unit owner ( landlord). the guy says the tenant has 'been out of town' and is supposed to be meeting him there. we inform him of what is going on inside. tenant shows up in a cab and promptly tells us that she was unaware of any problem and has been out of town since wednesday. she also mentioned that the landlord was aware of the issue before the condo association called him?? how did he know if she didn't know?? it's obvious by the extensive damage inside that this has been an ongoing problem. not only that but what explains the filth, garbage, and rats?! i need some good advice on what my next steps should be. we are going to file a complaint at city hall and i will be contacting the owner and demanding that he pay for a full inspection of my unit as well as any necessary repairs. i am worried about the health hazard and the potential damage to my structure! should i seek legal help? any advice is greatly appreciated.

    Sounds like you have your bases covered already. Except you didn't mention contacting a lawyer. This is the exact reason I am opposed to condos, but i do hope things work out for you.

    Before i clarify, let me say that i don't perform satanic rituals and i don't even believe satan exists (or god for that matter). now, why do people hate satan? i've read the bible, and in my opinion, he's not such an evil guy, especially when compared to god. the only sins the bible tells about is his deception of eve and his temptation of jesus. now, let's compare that to god's sins: condemning all humanity to death and pain after the garden of eden incident (a little harsh and cruel don't you think?), drowning the entire world in a flood and saving only a few people and animals, punishing job (a perfectly good man) by murdering his family and destroying his property for the sole purpose of proving a point, sending his son to die for mankind's sins (was there no other way? i mean, this is the all-powerful god we're talking about), etc., etc. i could go on. so why is satan perceived as such an evil character? because god said so? and please, don't answer this with the phrase "god works in mysterious ways."

    God is the devil and the devil is God luciferian in some forms of latin = light bringer / sun... god is the light bringer / sun ...... OUCH.... god has no compassion, he just kills us off like pawns :)

    Proverb 18:2 a fool finds no pleasure in understanding but delights in airing his own opinions here's a list of examples of the great acts of god: condemning all humanity to death and pain after the garden of eden incident (a little harsh and cruel don't you think?), drowning the entire world in a flood and saving only a few people and animals, punishing job (a perfectly good man) by murdering his family and destroying his property for the sole purpose of proving a point, sending his son to die for mankind's sins (was there no other way? i mean, this is the all-powerful god we're talking about), etc., etc. i could go on. please, for the sake of your own soul and your pride, read the bible objectively before you blindly worship what you don't understand. here's a bible verse you probably haven't heard in your sunday school 2 kings 2:23-24 then he went up from there to bethel; and as he was going up the road, some youths came from the city and mocked him, and said to him, “go up, you baldhead! go up, you baldhead!” so he turned around and looked at them, and pronounced a curse on them in the name of the lord. and two female bears came out of the woods and mauled forty-two of the youths. is this the god you worship? a murderer of kids who are guilty of nothing but being kids? spare me your words of wisdom, o wise ones.

    There are rational, logical ways to understand all of your initial questions. If you are really interested, I can post more. If you are just ranting and not wanting to listen (I'm not saying you have to believe it, but most people won't even listen) I won't waste my time. The 2 Kings passage is a very interesting one. I use this alot to demonstrate in classes that we don't fully understand the ways of God. Essentially that was John Calvin's whole argument about just about everything...we don't understand God and we shouldn't try....I don't like John Calvin, so I won't go there. Yet there are POSSIBLE understandings of the text. What was the context? Was Elisha overwhelmed with the death of his mentor and the pressure of his office? How did things go for him after that? How would the original readers have read this? I think they would have thought this was pretty odd....so what was the purpose of including this story? Is it simply that it happened and so the author just included it for no real reason other than history? There are many questions that have to be asked when understanding this ancient document. It is irresponsible to just read it, say it is strange, and as such (with a passing glance) brush off the most influential book in all of history. Is it easy? No. Is it worth a little effort? Definitely. Much of the Bible is descriptive, as opposed to prescriptive. That is that it often describes what happend, but doesn't say you are supposed to do that. A perfect example is the practice of polygamy. Abraham and his kids had multiple wives. The Bible simply says what happened. That doesn't mean that it prescribes that practice. In fact, from Adam and Eve through Paul's writings it prescribes monogamy.
