    Q. Can you be rejected by cmhc?


    You can be rejected by cmhc for a ton of reasons. Low credit score, little or no downpayment, income to debt ratio, etc etc etc. Your offer to purchase can be accepted, a lender available with the funds and if cmhc rejects your application, youre done. Make sure you have a good downpayment, great credit history, verifiable income or be ready for bitter disappointment.

    Q. Fido has screwed up my credit history, how do i get it fixed. fido is no giving me letter stating their error.?

    I ported out from fido to rogers. rogers was supposed to be paying for the cancellation penalty, and was supposed to be between fido and rogers. fido sent me the bill for $1575 which i refused to pay and called them several times to fix the bill. later on i noticed on the bill that they changed my zone plan from calgary to edmonton. i never lived in edmonton and know noone there. i called back several times to fix the bill and even told them i can't pay until i know the correct amount to pay. it took me more than six months to get the corrected bill which was only $400. i paid it right away. now i am looking to buy the house and in my credit report shows derrogatory from fido. even though it wasn't my fault, cmhc has declined my mortgage application. i have an excellant house deal in my hand. what should i do?

    Probably you have some wrong items in your credit report. Use credit repair service to find and remove such bad stuff from your credit - freecreditreport.hotusa.org

    My husband and i signed papers to purchase a home 3 days ago and in the days since then my employer has decided to put me back on probation. this means that cmhc will no longer insure the loan, hence the loan will now be withdrawn. we have only paid 1/2 the deposit at this point. our realtor went to meet with the sellers and ask that we be let out of the contract due to the recent and sudden change and they declined and threatened legal action. it seems the seller doesn't believe that cmhc will not cover a loan due to the applicant being on probation. we will go thru the process of the final cmhc application so we can get declined and prove to her that this is cmhc's policy...any other advice on how to handle this? we can't afford the house or a legal battle.

    financing contingency, financing contingency, financing contingency I am a 7 year Realtor and I work in many different states and you should have a financing contingency. Unless you removed it in your contracts, it should be there. Ask you Realtor he should know. The only Way it could have been removed is with your Realtors knowledge. If he didn't inform you in regards to that removal HE/SHE is liable for damages to you! If all else fails, I would write a letter to the seller. A very distressed, apologetic letter trying to appeal to their sense of humanity, explaining your dilemma and asking (or begging) for them to release your money. If you dont have an active financing contingency, they do not have to release your money. BUT, if you do not have an active financing contingency your Realtor (100%) should have advised you of the risks involved in buying real estate with out it! GOOD LUCK dont forget to make me your "best answer" :-)
