    Regarding the education and experience, it depends on the license level you want to go for. State Licensed Appraisers can appraise any non-complex 1-4 unit residential properties with a transaction value of less than $1,000,000. The current requirement is 90 hours of education (15 of which must be ethics) and 2,000 hours of experience (accumulated over a minimum of 2 years). In addition, you must pass either the State Licensed or Certified Residential examination and apply for a license with the State of Hawaii (the state requires 3 notarized recommendations along with the application). Certified Residential Appraisers can appraise all residential property. The current requirement is 135 hours of education (15 of which must be ethics) and 2,500 hours of experience (accumulated over a minimum of 2 years). In addition, you must pass the Certified Residential examination and apply for a license with the State of Hawaii (the state requires 3 notarized recommendations along with the application). If you're starting from scratch, you need to be aware that the requirements for real estate appraisers are changing nationwide effective January 1, 2008. If you didn't log in any experience before January 1, 2006, you *will* be held by these new requirements: *State Licensed: Education requirement increased to 150 hours. *Certified Residential: Education requirment increased to 200 hours, new college level requirement of an Associate Degree (or in lieu, 21 college semester hours in courses covering specified topics). Regarding salary, I unfortunately can't help you with specific details on this topic since I am not a residential appraiser (I'm a commercial appraiser) and do not reside in Hawai`i. According to salary.com, residential appraisers in Honolulu can earn between $40,000 to $70,000 depending on the level of experience. I suspect that this pay range is for licensed appraisers. The pay really depends on who you work for (different employers have different pay structures), your level of experience and what you do as an appraiser (appraisers are not limited to only doing appraisals, but some appraisers perform consultations and review appraisals written by other appraisers). From personal experience, your pay will typically go up as you gain experience because you will be able to do your work more quickly and will learn how to complete more complex assignments. If you're serious about becoming an appraiser, I'd suggest contacting the Department of Commerce & Consumer Affairs to gather more information on licensing requirements. Also, see if you can chat with residential appraisers in the Hawai`i to see if they can give you any insight into the profession. It'll help to start networking early, since it'll help you find a mentor and is the key to a successful appraiser. Good luck!

    Obviously you don't have a license to do appraisals. They are all self employed contractors. You can charge whatever you want, there isn't a salary though.

    I have finished my aa degree. now i have planned on taking appraisal classes in the fall. i know that i have to have about a year of classes. then, i have to find a real estate appraiser to train under for 2500 hours. the training will be doing apraisals for the trainer. what kind of money will i make working for someone. will i get a percentage of the appraisals? do you think i will be about to average 5 appraisals a week. i will be working in the state of arkansas.

    Huge oversupply of appraisers in most markets are driving price of appraisals DOWN and there are MUCH FEWER assignments floating around right now. Many appraisers are looking for other work because it is so slow. Some are keeping their licenses for when/if things change. Others are letting the license go and getting into other work. Next Question You will NOT be able to average 5 appraisals per week as a trainee . You will be lucky to make any money at all right now. I have people begging me to take them on as a supervisor. There isn't enough work to even think about bringing on a trainee right now. IF you find someone to work under, it will be for peanuts. KEEP THE DAY JOB. Or go look in another field. It's gonna be a while before things shake out for appraisers. You don't want to jump into the pile of guys/gals already begging for appraisal work. I'm doing you a favor by telling you to go get a different training. You haven't even started any appraisal classes. DON'T START. Go do something different.

    I'm in college about to start my senior year for fashion and retail management. but i'm starting to doubt if it's something that i want to do for most of my life. i've noticed that i'm very interested in real estate. sometimes i browse the internet to look at apartments and houses in other states just for the fun of it. plus i'm constantly looking at real estate shows on television. i think i'd be interested in real estate appraisal. is this a good field to go into? can you tell me what type of training is necessary (college degree, certificate, etc)? what type of salary do real estate appraisers make? would it likely be worth it for me to change career paths?

    I don't know what planet Luisa has been on, but although RE appraisal can be difficult to get into, it is a good field. Appraisals are in demand whether houses are selling or not. Appraisals are requested by lenders, attorneys for divorces and settling estates, insurance companies, and people buying and selling houses. Appraising can be challenging, you have to do much more than take pictures and find comparables to place a value on the house. You have to have construction knowledge too. The requirements to be an appraiser vary by state, so you will want to check that out. In my area, you have to apprentice with an experienced appraiser, and the local appraisers haven't been willing to have apprentices to avoid competition.

Commerical appraisers tend to make more than residential appraisers because the work is more compex and commerical appraisal require more depth of analysis. - Place of employement - Are you working solo or with an appraisal office. Solo appraisers will gain 100% of the fee. Salary structures within appraisal offices will vary from one appraisal office to another. Salary.com is a good resource to get a general idea of the pay levels for various regions and license levels. P.S. The previous answer is a little off on appraisal fees. Fees for appraisals depends on the complexity of the assignment and the appraiser and lender agree to during the bid process. I think residential appraisals can range anywhere between $300-$500. Commerical appraisals are much more...typically between $2,000-$5,000 for your typical run-of-the mill income producing property. Fees for much more complex properties will be much more expensive (I've seen some fees as high as $10,000+); however, this is the exception rather than the rule and requires an appraiser with many years of experience.

    Q. Career as a commercial real estate appraiser ?

    I have a background in real estate lending, residential wholesale and retail but am considering a move to the commercial side as an appraiser. i am currently located in chicago which i feel is about the best place i could be for this line of work. does anyone know what i have to do as far as mentoring, internship, etc? i know i have to take classes and such, but from what i have read it seems i must also "shadow" a licensed appraiser or become an assistant to one for a certain amount of time before i can get a license. also, does anyone know what to expect as far as salary and or commission for this position? would i work for a firm and get assigned jobs, or would i be looking for my own work? any help is appreciated

    I just received your e-mail and I felt I should post to help others that might be looking into getting in the field as well. First in order to become a fully licensed Certified General Appraiser you need 300 classroom hours , 3,000 experience hours in no less than 2.5 years and pass a state licensing exam. As of 1/1/2008 you will need more class room hours I believe 400+ hours, a four year college degree and the 3,000 experience hours in no less than 2.5 years, also there will be a new state test issued (harder than the current test). My first suggestion is to do the classes at the Appraisal Institute their website is www.appraisalinstitute.org. You will be exposed to other students (most of which are appraisers themselves) that can help you along the way. They have job postings and offer you the opportunity to join your local chapter and network with other professionals in the industry. As I mentioned getting into the business is very difficult. You should also find all the appraisal firms in your area and hand in your resume to them as well. You just have to take what you can get wether it be a residential or commercial job in the beginning and work your way up from there. Most appraisers are freelance and work on commission. However, appraisers that work for banks, IRS are salaried. You can try and get your own work to be more marketable but it maybe difficult because you are not licensed.

    I am interested in a job within the real estate field and was wanting to know if anyone was an appraiser? i was wondering on average how much your salary is, if you dont mind sharing...also if you are an agent, if you want to share your average salary that would be helpful, if not thats fine i was just wondering if it was worth it in the long run, i want a job that i will love but i want to be financialy stable too.

    First thing DakB does not know what she is talking about or have a clue about appraisals. NO Appraiser can do 4 appraisals in 8 hours and thats a fact. One a day is doing good. You first have to pull county data on the subject and then you have to do a MLS comp search and pick 4-6 comparables (about 1 hour). Then you have to drive to the subject home and measure it and sketch it and do a floor plan layout, Photo exterior and interior, then question the homeowner (about 1 hour). Then you have to drive to all the comparables you picked and photo and make notes about all (about 1). Then drive back to your office, down load all the photos and lable them (about 1/2 hour). Draw the subject on a cad program (1/2 hour) Then you start to fill out a report and research and get legal description, parcel # and all past sales for the last 3 years. Pull public records on deeds of trust to see if it was a FHA, VA or conv loan. Pull all MLS info on comparables and county information on comparables for past sales history. Pull plat maps, location maps and flood maps and insert into report. Make all the adjustment to the comparables. Insert all the photos into the report. And it the lender wants the cost approach done add 1/2-1 hour for that. So there is no way you can do 2 a day and do a good job. Every one thinks all we do is drive around and take pictures of home and bang the appraisal is done. Lender want to sue us when the home goes into forclosure. The Feds and States are checking our reports to make sure we are following USPAP. The list goes on. If SakB thinks anyone can do a appraisal in 2 hours she is a fool. As a trainee you will not make enough to live on.

    I live in kentucky and i'm interested in real estate. i would like to be an appraiser but i've heard that its hard to find a job. does anyone know if appraisers are paid 100% commission or is there a base salary. how hard is it to find a mentor? is it less stressful than becoming an agent? i'm extremely motivated but i know that the market is bad.

    Starting the first of next year educational requirements for licensing are increasing significantly. This of course translates into a greater outlay for training. Mentors are hard to find nationwide if the appraiser forums are to be believed. It helps if you have a relative or close friend in the business that might be willing to take you on; if not the next best thing is being able to bring one or more clients' business to the table. Upon licensing, if you work on your own you obviously keep everything after expenses and taxes. Multiple appraiser shops have dozens of ways they divide income. Trainees early in their training are a hindrance and their mentoring is often considered pay. Smaller markets for appraisers include ad valorem work in assessor offices, mortgage departments in banks, and right-of-way/eminent domain appraising. Some things to consider before deciding: Appraising requires a logical thought process, the ability to communicate complex ideas in clear English, and a degree of discretion and diplomacy. Some facility in geometry, algebra, and statistics is a plus. The Appraisal Institute has a very useful brochure for those considering an appraisal career.
