    Hello Vaughn, in Canada when your mortgage is paid off completely the bank will send a discharge of mortgage document into the registry office to state that there is no longer a lien on your property. It will be free and clear and your title will be clean. This means when you sell you will realize all of your equity minus any costs of selling. The bank may charge you a discharge fee of $250 to cover paperwork costs and the cost of the discharge registration. It would be a good idea at that point to get a secured Line of Credit against your property. Once its set up there are no other costs involved unless you use the line of credit. This is a good idea for 2 reasons. First off the interest rate for a secure line of credit is lower than an unsecured line of credit, a loan and definitely lower than any credit cards so if you are going to carry a balance for any reason it should be on the secured line of credit. The second reason is more for your protection as a home owner. When you get a secured line of credit the bank can register the product against the title thereby locking that equity in. What I mean by that is if some fraudster is trying to place a mortgage on your property without you knowing it (it does happen unfortunately) then there is no room for the unsuspecting bank to place a mortgage on your property because there is a mortgage already there. Remember since we are talking about a line of credit you will pay nothing to have it activated and you do not ever have to use it, this way you will not pay any interest on it if you leave the balance at zero.     Q. What to do after mortgage is paid in full in bc?


    Do not forget to register the discharge with the registry office as this is your responsibility not the bank. The discharge comes from the bank but to make sure that the lien is removed from your property, it has to be registered. You now own the propery fully without any mortgage. Hope this helps.

    Q. How to get a second mortage removed paid in full?


    Ask for a discharge from the lender and register the discharge with the land registry to erase this lien holder from the title. Your title is now clean of the 2nd mortgage lender.

    Men: what would you do? i have three life options: high paying job, full time house uncle, or paid long term travel. 1. i have been making a lot of money running one of my brothers' businesses while he recovers from major injuries. this job could last between 4 months to a year, give or take. problem is i hate every second of it. it's a lot of money (six figures, $us) , but i'm not sure it's worth it. i only took the job because my brother needed my help. now an other relative has offered to take my place if i decide i'm done with it. 2. my sister offered me the job of domesticated house uncle: i'd get to spend every weekday homeschooling the kids, cleaning, preparing meals, and running errands. i'd take the kids on outings, and field trips, and spend the rest of the workday just babysitting, or letting the kids play, etc. she'd give me some pocket money, for the kids, and for me, and since i have an ongoing unrelated agreement with my brother, i'd also have a small stipend from him. the money is crap, but all of my financial needs would be guaranteed, and it's my dream job; what i've always wanted to do. (technically i've always wanted to be a stay at home husband/father...someday.) 3. my other option is to quit the big paying job, not take the uncle job, arrange to have my brothers stipend sent to an account each month, and leave the country. i've been a professional volunteer for many years (the reason for the stipend) and i could be very happy continuing with that, or just exploring for a while- though not volunteering would mean no stipend. i can travel for a year or two, back pack style. i will run out of money after 6 months or so (because i won't touch my savings/retirement account unless it's an emergency), but i'm resourceful, and used to finding new ways to survive in strange places, so money isn't a daunting problem. (i'm a chronic traveller. i hate being tied to one place to long.) so considering the expectations of today, my needs, and the options available to me... what should i do? what would you pick? ands reserected: how the **** do you know about that? ands: hehe ; ) the man: 1. americans are foreign. 2. i have a surplus of man points. (and who cares?) 3. having kids at the age of 72 is grossly irresponsible. grappler: feminism might do you some good then. feminists tend to be independant, and very much the opposite of a door mat. they can help you. (i'm a feminist/ mra. i've never been a door mat. i'm happy.)

    You are lucky to have three options - most people only have one - exist in a low-paid job. You make compelling cases for all three, but look at the durations for each option and the 'windows of opportunity'. 1. will last for 4-12 months and after that, the window of opportunity is likely to be closed 2. Is a 'start now' option and will last for several years until your nephews/nieces are grown, then the window of opportunity will be closed 3. is on-going - you can start any time and do it for as long as you want - the limiting factors are how long your money will last, whether you can top this up on your travels and when will you get tired of the roaming existence. You have a conflict in your long term goals - on one hand you want to become a stay at home husband/father and on the other, you have a wanderlust as a chronic traveller and do not want to be tied down. Option 1 is making you miserable - money is not everything and because you have the relative who can take over, you are not letting your brother down, but by taking this option, it makes option 3 more viable in 4-12 months time, but you will lose option 2. Go for option 2 and take your time about your long term goal - whether you want to travel or stay at home. You will still have opportunity for some travel during this time Consider these statements: The greatest posession a person has is peace of mind. The greatest gifts one person can give to another is their time and love. The value of a person is in the way that they touch and affect the lives of others. Option 2!

    Been saving up for years and found the home of my dreams that i can full pay for right away. everyone around me is telling me it's a bad idea to pay it all right away though. is it? if so, why?

    Not necessarily a bad idea. What else would you do with this money if you took out a mortgage on the house ? The MORE you put down, the LESS you pay over time, for the purchase of the house, as you pay significantly LESS interest over the life of the loan. You should have an emergency fund of 6 months salary and you should be fully funding your 401k/IRA. A house is NOT necessarily an investment, not necessarily a good investment. You CAN lose money on a house. Putting down little of your own money and leveraging your purchase by borrowing most of the money means you pay extra costs of PMI and LOTS of interest, several times purchase price of home. Not paying cash when you could, may be a BAD idea. Offering a cash purchase MAY get you a better price, as you can close quickly, there's no problem of obtaining loan approval and lenders delays.

    Okay, so in az what percentage do we get back when filing our taxes? we moved into house oct of 2006 and we filed our taxes accordingly for 06. the year of 2007 is our first full year in the house and we found out we have paid 22k in taxes and interest combined.

    There's not a particular percentage you'll get back - it depends on your income and on your total itemized deductions. If your total itemized deductions are $28,000 for the year, including the house amounts, and you are in the 15% bracket, you'll have $17,300 in deductions over the standard deduction that you'd get anyway if you didn't itemize, and your tax benefit for itemizing (which you will do since your deductions just for the house are over the standard deduction amount) would be $2595.

    Q. Will housing benefit pay the full shared room rate if living in a 2 bed house?

    Son is aged 20 on income based jsa and is looking for a property to rent,( dont understand the rules and cant get a right answer from the helpline), there are no 1 bed shared accommodation or 1 bed flats around here, the rate is 58.50 pw hb for his age and circumstances, but will they still pay that amount if he lived in a 2 bed house? or would it be half the rent i.e his share of the rent, in this case 125.00 pcm not sharing with anyone? found a house that is only 250.00 pm, but they wont tell us how much he will get until he puts a claim in, but cant do this until he has the house, and we're not paying a reservation fee of £200 that we could lose if they dont pay the hb. does anyone know how it works? this is in the uk by the way cant reply to 'me' below but thanks for that, really helpful and thats exactly what i needed to know :)

    If your council pays £58.50pw for a shared room (all he'll be entitled to until he's 25) that's what he'll get, they would pay under if the rent was less but nothing over. It doesn't matter how many bedrooms the flat / house has he'll still get up to that amount. If he found a 13 bedroom mansion for £58.50pw he could rent it and still get that money. He could also get discretionary housing payments (DHP), this would top up his rent. It isn't guaranteed but could help. The council pay weekly not monthly so he would get £234 every 4 weeks rather than £250 every month. He'll get 13 payment in the year.

    I have a new 500 dollar voyager from verizon and i dont want to have to pay full retail for another phone. is there a gps system on it or something? i also know that no one has it . its at my house somewhere . my mom took it away as punishment and then she forgot where she put it. im going to camp next week and i need my phone. any insight on this problem would help.

    did your parents return it accidently- other wise get all the dust bunnies together to help you find it.i hear they are a big help.

    - my dad has depression and has been worse since him and my mum split up. - he lost his house because of not paying rent and got kicked out - so he wasnt homeless i got guilt tripped into renting a house in my name for the two of us - he has been on jsa ever since then and consequently paid no bills - i paid for bills/rent on myself - i'm 21 and on minimum wage. - i kicked him out in march for taking the p*ss by not getting a job etc, he was also violent towards me - he has been living with family since then but now theyre getting tired of him so he is now homeless again - i'm moving in with my boyfriend so am giving up the lease on the rented house, but have a house full of my dads furniture. - my dad cant get a council or private house etc because of bad credit/bad history with landlords and i am afraid he will end up on the street and dont want to feel like i am the one responsible! - i'm in a really stressed situation and need advice and help on what i should do? thanks x

    Try your local Housing Association. They are like a charity that provide housing for people on benefit/low income and sometimes have places suitable for single occupancy. Look in your local Yellow Pages or Google Housing Association and the name of your town. Alternatively the Citizens Advice are very good and will have contact details. Good luck - you've done all you can!

    Q. Should we pay full rent on a house we are not living in?

    Okay. i just graduated college and my husband got a better job in a different city so we decided to move. we signed a year lease 6 months before moving and the rent was $600 a month which was high especially for the location and amenities. anyways, we had to move to another city and in order to not cause a huge ruckus, we went ahead and signed another agreement saying we would pay until they find a tenant. however, they put a sign up in the yard and are honestly not looking for anyone else because they know we will pay them. my husband is the only person working and i am in training for cna so we do not have a whole lot extra money right now. if we pay both rents during the month, we only have 50$ or less for any kind of major event that may or may not ever happen. i am considering only paying half the rent for the old place just to make them try to find someone. i posted an ad on craigslist and my old college and have already received 10+ calls and they said only a couple people have called them. should we only pay 300$ now and make them squirm or would it be best to pay the full 600$? thanks... and please don't judge our situation. the job my husband had was at a retail sailing jewlry and his new job is something he really enjoys with computers and obviously makes substantially more than at a retail job. oh gosh... i meant **selling** jewelry i'm sorry, misunderstanding has probably occurred. i do not mean not ever pay them the money. i do realize that we did sign the agreement and therefore we do have to pay them. however, i am considering only paying them half right now and then half next month and continue doing that until we pay them off. i only want to do that because the house is located where very few people drive by and the only way they are advertising for it is with a sign that hardly anyone will see. there are plenty of other options for advertising that we can't do 6 hours away. btw ... as long as we are making some effort to paying (300$ a month) ... they can't take us to court.

    You will be obligated to pay the rent until they find a tenant. Signing that agreement was a big mistake which I am sure you realize already. If you stop paying they can take you to court.

    Q. Where can i find a contract for a change in mortgage payment?

    We purchased an owner financed house, so we pay our mortgage payment directly to the sellers. we have damage to the roof and they are going to deduct $200 from each payment for a year. we want something in writing so they can't ever come back and say we owe them more money or say that we didn't pay our full payment. i was trying to find a form or example contract that i could follow to write this up. thanks!!!

    If you purchased the house,then your name must be on the title deed why are the people you are paying deducting $200.00 per month for damage to the roof? This is your responsibility. If the person you are paying is deducting money from your payment, I have come to the conclusion that you must be purchasing your home on a land contract or a lease with an option to buy sometimes called a rent to own. You do not need a particular document, you simply need a piece of paper where you may write down what you want to say. After this has been written you and the owner need to sign this document. Once signed by the both of you this document becomes legal and enforceable in any court in the United States. Write on this piece of paper that says owner and buyer agree that $200.00 will be deducted from each mortgage payment for 12 months beginning on (What ever month) and continuing until (What ever month). For an legal and tax matters you should contact your attorney or tax consultant. I hope this has been of some benefit to you, good luck. "FIGHT ON"

    There was an episode where uncle jesse sold the family dog to a russian guy for a bag of gold coins so he could pay off his bookie. i can't find the episode in the episode guide. for some reason in my memory, uncle jesse looked kind of like my dad, and at the end of the episode he hit michelle (who looked like my little sister for some reason?) with a stick and said he was going out for a pack of copenhagen and never came back. which episode is that?

    I think that was actually an episode of Seventh Heaven...
