Would I get approved for porting my mortgage if I now have a lower credit rating, but never faulted on my mortgage?

I have held a mortgage with cibc since 2002 (2 different homes)...due to the economic fluctuations- my husband and I did a consumer proposal in feb 2010....our home value has increased in the last year, and our renewal for our mort. is oct 2012- however we cannot sell and re-apply for another mortgage somewhere else because of the proposal- although it never effected our payments with our mort. so in order for me to buy a deattached same or smaller sizze home- I want to port my mortgage - not increase or decrease it...would I get approved or is it a waste of my time? any help would be much appreciated and thanks!

    No credit check is not required unless you need a higher amount then your current mortgage which you like to port . There is an administration fee which the bank might charge you.

    Hello Roma, unfortunately every time an application is inputted into any lenders system for a mortgage the credit bureau must be pulled. I don`t believe any lender can proceed with any type of application without it. From the branch level to the Mortgage Broker industry the credit bureau is the first thing that must be checked. If you have any concerns about your current credit situation I would be more than happy to give you my honest opinion and some advice how to proceed if you like. There are lenders that understand credit can sometimes be a challenge and have programs in place for low credit scores. The programs usually are short term mortgages that allow you time to repair your bureau and once again be eligible for AAA bank rates. You may also be able to take some action now that will repair your bureau before the lenders get their hands on it.
